Restocking: Linen, Pillows & Bedding Systems — Par Levels, Commercial Standards & Sleep Quality

Module 5: Team, Systems & Operations

In short

Most short-term rentals need more than one spare set of linen per bed, because at any time one set is on the bed, others are away being washed, and a spare is needed for stains. Commercial-grade sheets survive constant washing better than high-thread-count retail sheets, and waterproof protectors on every mattress and pillow are cheap insurance for expensive bedding.

Questions people ask

How many sets of sheets do I need per Airbnb bed?

Enough that a bed never waits for the laundry: one on the bed, the sets that are away being washed and a spare for stains. The right number depends on how quickly your laundry is turned around.

Is a higher thread count better for Airbnb sheets?

Not necessarily. Commercial linen is designed for frequent washing and tends to outlast retail high-thread-count sheets, which can wear out quickly with constant turnovers.

Should I use fabric softener on Airbnb towels?

Softener can build up on towels and reduce absorbency over time. Many professional hosts avoid it and tumble dry towels to keep them soft.
