Lesson: Block & Protect Your Calendar Before You Ever Go Live

Listing Setup: OwnerRez - Before you go live

In short

Before publishing a listing, block every date you cannot host, including personal stays, maintenance, renovations and any tentative plans. Airbnb, Booking.com and Vrbo all penalise host cancellations because they damage guest trust, with consequences such as fees, blocked dates, lower search ranking and possible suspension. Blocking dates up front is the simplest way to avoid cancelling confirmed bookings later.

Questions people ask

What happens if I cancel an Airbnb booking as a host?

Airbnb can charge a cancellation fee, block the cancelled dates, lower your search ranking and affect Superhost status, and repeated cancellations can lead to warnings or suspension.

What dates should I block before my listing goes live?

Block personal stays, maintenance, deep cleans, renovations, contractor visits, inspections, days you can't manage turnovers and any tentative commitments.

Do Booking.com and Vrbo penalise host cancellations too?

Yes. Both treat host cancellations as reliability failures and can apply fees, relocation costs, ranking penalties or temporary listing suspension.
