Lesson: “Are We Too Expensive?” – Checking Your Price the Right Way Before You Change It

Module 15: WTP Advanced Optimisation and Revenue Management Service

In short

To know whether an Airbnb is overpriced, compare the full price guests pay for the same dates against genuinely similar homes, not nightly rates from a pricing tool. Then check value (reviews, features, photos), booking pace against last year and the market, and conversion in Airbnb Insights. A listing can be slow because of price, the listing itself, its rules or simply low demand.

Questions people ask

Why does PriceLabs say my price is above the market?

Market figures usually compare nightly rent only, leaving out cleaning and other fees and platform markups, so they can make a listing look dearer than guests actually see.

How do I compare my Airbnb price with competitors?

Search as a guest, logged out, for the same dates and group size, and compare the full totals shown for genuinely similar homes.

Should I lower my price if bookings are slow?

Not automatically. Check whether the whole market is slow, whether guests are clicking and booking, and whether rules are blocking stays before cutting price.
