Lesson: Widening the Net: Social Media, Ads, and Direct Booking Growth

Module 5: Team, Systems & Operations

In short

A direct booking site needs visibility before it gets bookings. Repeated exposure on social media builds familiarity and trust, so people remember your property when they are ready to travel. Send ads and posts to your own booking site rather than your Airbnb listing, focus on two platforms you can keep up, and judge ads on cost per booking rather than likes.

Questions people ask

Which social media platforms bring the most direct bookings for holiday rentals?

Instagram, Facebook and TikTok tend to drive actual bookings, while Pinterest, YouTube and LinkedIn build trust and reach over time. Choose two you can post on consistently.

Should I send Facebook ads to my Airbnb listing?

It is better to send paid traffic to your direct booking site. Lots of clicks that do not book may hurt your listing on Airbnb, and you still pay full commission on any booking that comes through.

Can I advertise a nightly price without fees in Australia?

Any price you advertise should be bookable and include compulsory fees. Australian Consumer Law prohibits hiding unavoidable charges from the headline price.
