Lesson: Revenue Calculators

Module 2: Evaluating Opportunities and Markets

In short

Revenue calculators estimate occupancy, nightly rate and annual revenue from scraped public listing data, so treat them as a range of ideas rather than a promise. They can mistake owner-blocked dates for bookings, miss discounts and assume an average operator. Using more than one tool, removing poor comparables and checking real Airbnb listings yourself gives a far more reliable estimate of gross revenue.

Questions people ask

Are AirDNA revenue estimates accurate?

They are useful estimates, not exact figures. Tools like AirDNA scrape public calendars and rates, so blocked dates can look like bookings and advertised prices may not reflect discounts.

What is the difference between ADR and RevPAR?

ADR (average daily rate) is the average revenue per booked night. RevPAR is revenue per available night, which combines rate and occupancy, so it is the fairer way to compare two listings.

Do Airbnb revenue estimates include expenses?

No. Revenue tools show gross revenue, before platform fees, cleaning, management, utilities, tax and other costs, so profit has to be worked out separately.
