Lesson: Property Managers, Professional Hosts, and Everyone in Between
Module 5: Team, Systems & Operations
Owners can self-host, share the work with a co-host, or hand day-to-day operations to a full-service manager or professional host. The right choice depends on distance, time and property type, but the biggest mistakes are choosing on fee alone and not checking what the commission is calculated on. Vet managers on their worst reviews, local saturation and local support, and stay the CEO after you sign.

Questions people ask
What is the difference between a property manager and a professional Airbnb host?
Traditional property managers usually work for agencies built around long-term rentals and office hours. A professional short-term rental host specialises in guest stays, with systems such as dynamic pricing, every-stay inspections and after-hours support.
Should Airbnb management fees be charged on gross or net rent?
Commission is generally fairer on net rent, after the Management Fee (cleaning fee) and platform fees come out. The same percentage charged on gross can cost an owner thousands more each year.
Should my Airbnb listing be in my account or the manager's?
Ideally your own. If the listing sits in a manager's account, you can lose its reviews and booking history when you change managers.
