Lesson: Direct Booking Sites vs OTAs

Module 5: Team, Systems & Operations

In short

OTAs such as Airbnb and Booking.com bring visibility and borrowed trust, but they charge commission on every booking and set rules weighted towards the guest. A direct booking site lets you keep more of each booking, own the guest relationship and reduce your reliance on one platform. The strongest approach is to use both: OTAs to get found, and your direct channel to get rebooked.

Questions people ask

Why do guests search for an Airbnb property on Google?

Many travellers cross-check a property they found on an OTA by searching its name, the same comparison shopping people do with hotels. If a professional direct booking site appears, some will book there instead.

Can I ask Airbnb guests to book direct next time?

No. Airbnb prohibits steering guests off the platform, and sharing your website or contact details in OTA messages can put your account at risk. Let guests find your direct site on their own through Google and your other channels.

Should a direct booking be cheaper than Airbnb?

Usually, yes. If the direct price matches the OTA, most guests choose the platform because it feels safer, so booking direct needs a clear reason, such as a lower total price.
