Lesson: Arbitrage - Insurance: The Hidden Risk Nobody on Instagram Talks About
Module 3: Airbnb Arbitrage
In Airbnb arbitrage you are running a hospitality business inside someone else's asset, so a standard tenant's cover is not enough. Platform protection like AirCover is not a complete insurance solution, and payouts can be reduced by excess and depreciation. Guest-caused damage should be handled through the operator's own layers first, with the landlord's policy as a last resort, and the operator must be able to absorb the uncovered gap.

Questions people ask
Is AirCover an insurance policy?
Airbnb's own terms say AirCover's damage protection for hosts is not an insurance policy. Its host liability cover is insurance, but it has its own limits and exclusions and only applies to Airbnb bookings.
Does landlord insurance cover Airbnb guests?
Not always. Many landlord policies exclude or limit cover for subleasing, short-term letting or malicious damage by occupants who aren't the direct tenant, so the landlord should confirm the arrangement with their insurer in writing.
Who pays for small damage in an Airbnb arbitrage property?
The operator. Minor breakages are a normal cost of hospitality and shouldn't be claimed on the landlord's building insurance, which could affect their claims history and premiums.
