Action: Connecting OwnerRez and PriceLabs

Module 8: Setting Up Dynamic Pricing (Pricelabs) and General Fee Policy

In short

Connecting PriceLabs to OwnerRez lets your dynamic nightly prices and minimum stays flow automatically to Airbnb, Booking.com and your other channels. PriceLabs builds its picture of demand from public listing data in your area and uses your own bookings only to price your listing, so it is worth checking your property details are correct before letting prices sync.

Questions people ask

Does PriceLabs work with OwnerRez?

Yes. PriceLabs integrates with OwnerRez, sending daily rates and stay restrictions to OwnerRez, which then passes them to your connected booking channels.

Where does PriceLabs get its market data?

It analyses publicly visible listings on sites such as Airbnb and Vrbo, tracking future prices and how quickly calendars fill. It does not use other customers' private booking data to price your listing.

Why do market reports show different average nightly rates?

Tools differ in whether they include cleaning fees and can mistake owner-blocked nights for bookings, so the same area can show quite different averages.
