Lesson: What Revenue Management Is – and What a Revenue Manager Actually Does Each Week

Module 15: WTP Advanced Optimisation and Revenue Management Service

In short

Revenue management is the ongoing work of selling every night on a holiday rental's calendar for the best realistic result. A revenue manager reads recent bookings, future pace, guest traffic, competitors and local events, then makes small, logged changes to prices and stay rules. Dynamic pricing software handles the daily averages, but it can't see your traffic, your property's changes or local knowledge.

Questions people ask

What is revenue management for an Airbnb?

It's the regular process of adjusting prices, minimum stays and availability rules based on demand, bookings and competition, so the calendar earns the most across the year rather than just filling up.

Is dynamic pricing the same as revenue management?

No. Dynamic pricing tools adjust nightly rates automatically from market data. Revenue management adds human judgement about traffic, events, property changes and timing on top.

Should an Airbnb aim for 100% occupancy?

Usually not. A fully booked calendar often means prices are too low. The better goal is the best total revenue per available night across the year.
