Lesson: Events and Peak Seasons – Pricing Your Highest-Demand Dates

Module 15: WTP Advanced Optimisation and Revenue Management Service

In short

Peak dates such as school holidays, Christmas, Easter, long weekends and local events can earn a large share of a holiday rental's year. Hosts do best by finding them early, setting date-specific rules as soon as dates are known, leaving enough room in their maximum price, checking full guest totals against similar homes and recording how each peak performed for next year.

Questions people ask

When should I set prices for Airbnb school holidays?

As soon as the dates are known. Peak periods often book early, and once demand is obvious, other hosts raise prices and planners have already booked.

Should I use minimum stays over Christmas?

Many hosts use longer minimum stays over peak periods to avoid gaps, then relax them closer in if short gaps remain.

Can I cancel an Airbnb booking if I priced it too low?

It's best not to. Airbnb charges hosts cancellation fees, can block the dates and may affect Superhost status.
