Lesson: Arbitrage - Damage Protection: The Three Levers That Reassure Landlords

Module 3: Airbnb Arbitrage

In short

Damage is the fear landlords rarely say out loud. Three levers move that risk off them: the operator's own public liability insurance, damage protection attached to each booking, and a security deposit used selectively rather than by default. Platform protection such as AirCover has its own terms and is not a substitute for insurance, so a professional operator never claims the platform covers everything.

Questions people ask

Does AirCover replace insurance for Airbnb hosts?

No. AirCover is platform protection with its own terms and limits, and it is not the same as holding your own insurance. Professional operators keep their own cover regardless.

What does OwnerRez Damage Protection cover?

It is optional protection added per booking that mainly covers accidental guest damage to contents and furnishings. It is not home or landlord insurance and generally doesn't cover the building structure.

Should every Airbnb guest pay a large security deposit?

Usually not. A big mandatory bond adds friction for guests, so a deposit works better as a lever for specific situations, such as when a landlord needs extra reassurance.
