Lesson: Pricing Psychology – Anchoring, Totals and the Fees Guests Hate

Module 1: Sales Funnel & Introduction into Psychology

In short

Guests judge an Airbnb price against a reference: their budget and the listings around it, not in isolation. Because Airbnb shows a total including fees, they effectively compare the total for their dates, and a short weekend stay is where fees hurt most. Separate fee lines trigger loss aversion and fairness objections, so a single clear total usually converts better than a low nightly rate with extra charges.

Questions people ask

Do Airbnb guests compare nightly rates or total prices?

Mostly totals. Airbnb shows the total price for the dates searched, including fees before taxes, so the total is what guests compare between listings.

Why do guests dislike Airbnb cleaning fees?

A separate fee feels like an extra loss on top of the price they accepted, and on short stays it can be a large share of the total. Airbnb has said cleaning fees are a top guest complaint.

Is it better to have a lower nightly rate and higher fees?

Usually not. Because search results show the total including fees, a low nightly rate doesn't make the listing look cheaper, and a breakdown full of fees can put guests off.
