Full management is $400 a month flat for the first three months. After that the fee starts at 12.5% of net booking income (after platform fees and cleaning) and drops to as low as 3% the more the property earns. All our fees include GST. Cleaning is paid directly to your local cleaner.
How much does the Airbnb buyers agent service cost?
$18,000 fixed for purchases up to $1.8M, then a sliding scale on the part above: 0.6% to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above. A retainer from $1,000 comes off the fee, payment plans are available, and Airbnb course access is included. All fees include GST.
Can you help if I already own an Airbnb?
Yes. We can take over the full management, or keep you in control and run just the revenue management and listing optimisation. Your listings, booking system and reviews stay in your name either way.
You’re not local. Can you still look after my home?
Yes. Pricing, the listing, guest messages, reviews and reporting all run online from our Sydney head office. Every home has local independent cleaners and trades, and self check-in, so nobody needs to meet guests. You see everything in your live portal.

What does an Airbnb management company do?
An Airbnb management company runs your short-term rental for you. With our full management we set the prices every day, write and update the listing, answer guests, check guest ID, book the cleaners and trades, and look after reviews. How do I choose an Airbnb management company?
Compare four things: what the percentage is charged on (total bookings, or what the home earns after platform fees and cleaning), how long you are locked in, whose name the listings and reviews are in, and how prices are set and reported to you. Is buying an Airbnb property a good investment in Australia?
It can be, when the numbers and the rules both work. A good Airbnb investment property has guests outside school holidays, council and strata rules that allow short stays, and enough income in the quiet months to cover the loan and running costs. Lenders may not count all of the short-stay income, so check your borrowing first. We model the low season as well as the peak, and if a long-term rental would do better, we tell you.

There is no single best town. The best places to buy an Airbnb have guests all year, short-stay rules that allow it, and a price the income can support. Coastal and holiday towns can earn well in peak season and go quiet in winter, while city homes are often steadier. How much does a buyers agent cost in Australia?
