How it works
Find Airbnb management near you, wherever your property is
Pick your state, then your city or region and council, or type a suburb into the search box above. Every location page shows what Wealth Through Property offers there, the short-stay rules that apply and what our full-service Airbnb management costs.
We look after pricing, guests, cleaners and the listing for owners right across Australia, from the capital cities to regional towns, holiday coasts, islands and the external territories. Your listing, your reviews and your booking system stay in your name.
Full Airbnb management is $340 a month flat for the first 3 months, then a share of what your home earns. It starts at 12.5% and falls to 3% as earnings rise, worked out after platform fees and cleaning, GST included. You also pay for pricing software (about US$20 a month) and a channel manager (about US$55 a month), both set up in your name. See every figure on our full management page or in the Airbnb management fees guide.
Local rules
Short-stay rules change from place to place
Rules are set by state and by council, so two homes a few kilometres apart can be treated very differently. Some places ask for a registration number, some limit the nights you can host and Victoria adds a short stay levy. Each location page explains the local rules, the guest market and the busy seasons.
Not sure your property is allowed to host? We check the property and the council pathway before launch, so you know where you stand before you spend money on furniture.
Islands and territories
Managing an Airbnb on an island or in a territory
Remote markets work differently. There are fewer cleaners, supplies take longer to arrive and guests book months ahead. We have local guides for the Indian Ocean Territories (Christmas Island and the Cocos (Keeling) Islands) and the Other Australian Territories (Norfolk Island and Jervis Bay Territory).

Airbnb management locations: your questions answered
How do I find Airbnb management near me?
Use the finder at the top of this page. Choose your state, city or region and council, or type your suburb. Each location page shows what we offer in that area, the local short-stay rules and the fees. If your suburb is not listed, pick the nearest area or book a free 15-minute call.
Which parts of Australia do you manage Airbnb properties in?
We manage Airbnb and short-term rental properties across Australia, including the capital cities, regional towns, holiday coasts, islands and the external territories. The finder lists every area we have a guide for. Because your listing stays in your name, you can start in one place and add homes elsewhere.
How much does Airbnb management cost in Australia?
Our full management is $340 a month flat for the first 3 months, then a share of earnings that starts at 12.5% and falls to 3% as your home earns more, after platform fees and cleaning, GST included. Most managers charge 15% to 30% plus GST. Pricing software and a channel manager are paid separately, in your name.
What does full-service Airbnb management include?
We set up and optimise your listing, price every night from live market data, answer guests, screen bookings, organise cleaners and linen, coordinate maintenance and send monthly owner reporting. Guest messaging runs 7am to 9pm. We organise the cleaner, and the cleaner sets the cost.
Do you manage homes on Norfolk Island, Christmas Island, the Cocos Islands or Jervis Bay?
We have guides for each of these places, listed under Other Australian Territories in the finder. Island homes need a plan for cleaners, supplies and local rules, so book a free 15-minute call and we will tell you what is possible for your property.
Are Airbnb rules the same in every state?
No. Rules are set by each state and council. Some areas require registration, some limit how many nights you can host and Victoria has a short stay levy. Always check your own council and strata or owners corporation rules. Each of our location pages explains the local rules for that area.
Can I use you if I live interstate or overseas?
Yes. Many of our owners live somewhere else. We set up the listing, channel manager and pricing software in your name, then handle guests, cleaners and day-to-day issues so you do not need to be local. You can see every booking and payment in your live portal.
How long does it take to get my property live?
Most homes are live in about 2 weeks after sign-up, once the property is furnished and ready for guests. If you are still renovating or waiting to leave your current manager, our Renovation plan lets you start planning while you finish.

Is there a lock-in contract?
There is no setup fee and no exit fee. The first three months ($1,020 in total, GST included) are always paid, then it runs month to month. To end the service you give one month’s written notice in your first year, and three months’ written notice after that. Your listings, reviews and booking history stay in your name, so you take everything with you if you leave.
What if my suburb is not on the list?
Search the nearest suburb, town or council area, because the services and short-stay rules are usually the same across a region. You can also book a free 15-minute call or ask for a free income estimate and we will confirm whether we can look after your property.
Choosing a manager
How to choose an Airbnb manager near you
Choose an Airbnb manager by what they do, what they charge and how easily you can leave. Ask who handles the guests, cleaners and pricing, whether the fee is worked out before or after platform fees and cleaning, and how much notice you must give to end the agreement.
Full management and co-hosting are different jobs. A co-host usually handles pricing and guest messages while you arrange the cleaners, repairs and supplies. Full management covers all of it, including cleaners, linen, maintenance and monthly reporting. We offer full management, which does everything a co-host usually does and more. See the full management page.
Compare fees on the same basis. Most managers charge 15% to 30% plus GST, usually worked out on the full booking amount. Ours starts at 12.5% and falls to 3% as earnings rise, worked out after platform fees and cleaning, GST included, with no setup fee. Read the Airbnb management fees guide or work out your own fee.
Check how you can leave. With us there is no setup fee and no exit fee, the first three months are always paid, and then it runs month to month: in your first year you give one month’s written notice (three months after that), and your listings, reviews and booking history stay in your name. Then check the area. Rules, guest demand and cleaner availability differ between a capital city, a holiday coast and an island, so look for a manager who can show you the rules for your council. If you are not sure, book a free 15-minute call.
