- Your calendar is too quiet
Bookings are harder to win this year. We price every night from live market data and sharpen the listing so it shows up and gets booked, not just in peak season.
- Your prices get set and forgotten
Ours change every day with demand, events and school holidays, and you can see every change in your live portal without asking.
- You keep chasing your manager for answers
One team with set hours, and a live portal showing every booking and every dollar, so you can see what’s happening at any time.
- You’re worried about guests
Every guest is ID-checked and screened before they arrive, house rules are clear, and every stay gets a review from us.
- You’re giving away a big cut
Most managers charge 15% to 30% plus GST, usually of the full booking. Ours is 12.5% falling to 3%, GST included, worked out after Airbnb’s fees and cleaning.
- You don’t want to be locked in
Your listing, reviews and booking system stay in your name. No setup fee, one month’s notice to leave in your first year (three months after that), and everything goes with you.
Still with another manager? Join our Renovation tier while you give notice, and we start your setup when you’re ready.

Renovation tier: our help while you get ready
Renovating, furnishing, still building, or waiting to leave your current property manager? Join now and we help you design and set it up for guests, then move you onto full management when you’re about 2 weeks from going live. Homes we help design from the start are far more likely to reach the results we expect. When owners come to us after it’s finished, we have to work with what’s there.
- We help design it with you
Layout, furniture, styling, linen and setup, all chosen for what guests book. Working with a designer? We work with them.
- Advice whenever you need it
Call or message us with questions while the work is going on.
- A check-in every 2 weeks
One email, two buttons: “Still renovating” keeps you on $200, “We’re about 2 weeks from going live” starts your setup.
- Join within 7 days and keep the 10%
Sign up within 7 days of your call and the 7-day offer ($340 a month for 3 months, then 10% for the next 9 months) is kept. It starts the day you go live, not when you join.
We don’t list the home during the Renovation tier. When you’re ready, the normal full management price (or your 7-day offer price) starts that day, charged for the rest of that month.

Requirements for Airbnb in Melbourne
The current state, council and property checks, with official sources. Tap a topic to open it.
01Owner checksOwnership, finance, insurance and authority to operate
- Confirm ownership, finance, insurance and authority to operate the property as short-term accommodation.
Houses, apartments, townhouses, villas, and secondary dwellings where lawful.
Every property needs dependable cleaning, maintenance and emergency access. We assess the local operating support with you before onboarding.
02VIC state requirementsVIC rules with official sources
- Victorian short-stay levy and property approval checks.
- State requirements apply in addition to council rules and property-specific approvals.
- Detailed registration, planning, operating-limit, longer-booking and levy requirements are set out in sections 03, 04, 06, 07 and 08 below.
Wealth Through Property can help owners understand and comply with the applicable state requirements and keep the property compliance checklist aligned when those requirements change.

Last verified: 26 July 2026
03Registration, listing number and renewalInitial registration, advertising number, fees, expiry and renewal process
- The current central VIC sources do not establish an NSW- or WA-style statewide STRA property listing-number register.
- A council licence, development approval, platform requirement or other property-specific registration can still apply.
- Victoria has no statewide listing number, so none is shown.
Wealth Through Property can help confirm whether any council, planning or property-specific registration applies and maintain the records required by that actual process. We will not imply that a statewide listing-number scheme exists where it does not.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDevelopment approval may be required
- Planning, owners-corporation, fire-safety, insurance and property-specific requirements still apply separately.
- Generate a Victorian planning property report for the exact address and check the zone, overlays, lawful use and permit history.
- The approval pathway depends on the planning scheme, building and proposed operation; a council name alone does not prove that no permit is required.
- Obtain written advice from the responsible council where the property report and planning scheme do not conclusively resolve the proposal.
Wealth Through Property can liaise with your local council and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. Your local council remains responsible for deciding whether approval is required and whether it is granted.

05Council requirementsLocal-government variation across Melbourne
- This regional page spans multiple councils. Use the linked council page for the exact address-specific planning pathway and verified local requirements.
- Melbourne spans the authority areas listed in the service-area selector.
- Select a published authority page for local planning, fees and property-specific checks.
- Where an address falls outside a council boundary or the authority is unclear, identify the responsible authority before relying on a local pathway.
Wealth Through Property can liaise with your local council on the owner’s behalf, help confirm the planning pathway for the property, coordinate the information required by council and help prepare the property for compliant operation. Where an approval is required, we can assist with council communication and the approval process. Council remains responsible for deciding whether approval is required and whether it is granted.

06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model
- Apply any stated hosted or non-hosted limit, counted-night rule or approval threshold to the correct operating model.
- Victoria has no statewide annual night cap.
- A development approval, local rule, strata rule, lease or other property-specific condition can still restrict operating nights.
Wealth Through Property can help confirm property-specific planning and approval conditions, communicate with council where required and monitor any limits imposed through an approval. We will not imply that a statewide night cap or registration period exists where it does not.

07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusions
- Apply any stated minimum-stay, maximum-stay or longer-booking exclusion to the correct property and booking.
- Victoria sets no statewide minimum stay.
- A development approval, local rule, strata rule, lease or booking agreement can still impose stay-length conditions.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

08Government short-stay tax or levySeparate state levy, rate, liable party and stay-length exclusions
- Victoria’s short-stay levy applies to eligible stays of less than 28 consecutive days, excluding the checkout day.
- The levy is 7.5% of the total booking fee for an eligible stay.
- A booking platform pays the levy for eligible platform bookings.
- An owner or tenant accepting eligible direct bookings must register, lodge and pay the levy.
- A stay in a person’s principal place of residence can be exempt where the statutory conditions are met.
- A separately occupied dwelling, including a separately occupied granny flat, can still be liable even when it is on principal-place-of-residence land.
- Returns are quarterly when total booking fees are $75,000 or more and annual (due by 30 January) when they are under $75,000. The levy is worked out on the total booking fee, including cleaning fees.
Wealth Through Property can explain the applicable state levy and help maintain the booking and reporting records required for registration, lodgement and payment.

09Property-specific approvalsStrata, tenancy, insurer and address-specific checks
- Check the title, owners-corporation, strata, community-title or unit-plan rules before launch.
- A tenant must have the required owner and lease permissions.
- Confirm lender and insurer acceptance of the intended short-stay use.
Wealth Through Property can help review strata or community-title rules, lease conditions, lender and insurer requirements, consent history and other property-specific approvals before operation.

Is Melbourne worth it? Running an Airbnb in Melbourne
Understanding the Melbourne short-stay market
Melbourne can support profitable short-stay accommodation when the right property is matched to real guest demand and operated professionally. Results vary by the exact address and offer, so we assess the property rather than relying on a suburb-wide average.
- Identify the strongest guest segments for the address, including leisure, business, relocation, family, project and event demand.
- Match the property type, bedroom and bathroom count, parking, access and outdoor features to those guests.
- Build a distinctive offer for weekends, events and peak periods, then a separate value offer for quieter dates.
- Use professional furnishing, interior design, photography, listing copy, reviews and fast guest communication to improve conversion.
- Adjust nightly rates, minimum stays and availability using forward demand, lead time and the property’s own booking data.
Demand changes around weekends, holidays, events, business periods and local travel patterns. Pricing and minimum stays should respond to forward booking pace, lead time and the property’s own conversion data.
Could an Airbnb in Melbourne make money?
Yes, many well-selected, well-presented and correctly run properties in Melbourne can perform strongly as short-term rentals. The outcome depends on the complete property and offer, not the location name alone.
- Property fit: dwelling type, bedrooms, bathrooms, layout, parking, access and usable amenities.
- Presentation: furnishing, interior design, styling, photography and whether the listing stands out from nearby competition.
- Legal guest capacity: the number of guests permitted by planning, fire safety, strata, insurer and any approval conditions.
- Guest rules: whether pets, events, visitors, parking and other high-demand features can lawfully and practically be offered.
- Seasonality: peak demand, events, weekends, corporate travel and the strength of the off-season offer.
- Revenue strategy: dynamic pricing, minimum stays, channel mix, direct bookings, reviews and conversion.
- Net return: management, channel, cleaning, linen, utilities, maintenance, insurance, finance, approval, levy and tax costs.
Use the property check above, then book a call. We can review the actual property, model a realistic operating position and show you where the strongest opportunities and constraints sit. Revenue, occupancy and profit figures are estimates, not promises.

Common questions
Airbnb management in Melbourne: questions owners ask
Can Wealth Through Property manage my Airbnb in Melbourne?
Yes. We manage Airbnbs across Greater Melbourne, from the CBD, Southbank and St Kilda to Fitzroy, Richmond, the Mornington Peninsula and the Yarra Valley. We set up and price the listing, look after every guest and run local independent cleaners and trades. We also handle the Short Stay Levy records and check your owners corporation rules.
Who looks after my Melbourne Airbnb day to day?
We run your Airbnb from our Sydney head office, with local independent cleaners and trades in Melbourne. Guests check themselves in using two lock boxes, and our team handles messages, pricing and bookings. You can reach us Monday to Friday 8am to 5:30pm and Saturday 8am to 12pm on 0434 211 016.
Will I keep ownership of my Airbnb accounts and content?
Our model is designed so owners retain control of their listings, operating accounts, property content and direct-booking assets wherever the relevant platform permits.
Can I legally Airbnb a property in Melbourne?
Yes, in most cases. Victoria has no statewide short-stay register or night cap. You need to follow the Short Stay Levy rules, any council rules (such as Mornington Peninsula registration or a Wyndham permit) and your owners corporation rules. Your lease, lender and insurer still need checking.
Is my home or granny flat exempt from the levy?
A short stay in the owner's or renter's principal place of residence is excluded from the levy. So is space that cannot be lived in separately, such as a room sharing your kitchen or bathroom. A granny flat, tiny home or studio that guests can occupy separately is still liable, even on the same block as your home.

Is there an Airbnb registration number in Melbourne?
No. Victoria has no statewide short-stay register or listing number. Mornington Peninsula requires yearly registration and Wyndham requires a short stay permit. If you take direct bookings, you register with the State Revenue Office for the Short Stay Levy, which is a tax registration, not a planning permit.
How much can an Airbnb earn in Melbourne?
Often, yes. Across 1,000 short stays within 16 km of the city, the typical nightly rate is $186 with 53% occupancy. Over the last 12 months a listing earned about $36,000 in revenue. January was the best month at $3,294 per listing and October the weakest at $2,634. By size, one-bedroom homes averaged $135 a night, two-bedroom homes $210 and three-bedroom homes $338. These are market estimates from IntelliHost Market Data, not booking records. What your home earns depends on its size, location, lawful guest capacity, presentation and pricing; a free listing check gives you a figure for your address.
What happens if short-stay guests cause problems in my building?
The owners corporation can issue breach notices for excessive noise, damage or safety hazards. VCAT can order fines up to $1,100, award neighbours up to $2,000 compensation, and stop short stays in an apartment after three breach notices for separate events within 24 months. Careful guest screening and clear house rules help prevent this.
Can you list my Melbourne property beyond Airbnb?
Yes. Depending on suitability, distribution can include Airbnb, Booking.com, Stayz, Vrbo and other appropriate channels, together with direct-booking options.
Do I have to pay Victoria's Short Stay Levy on Airbnb bookings?
Airbnb, Stayz and Booking.com collect and pay the 7.5% levy on bookings made through them, so you do not register for those. If you take direct bookings for stays under 28 days, you register, lodge and pay with the State Revenue Office. The levy is worked out on the total booking fee, including cleaning.
How much does Airbnb management cost in Melbourne?
Wealth Through Property’s full Airbnb management fee starts at 12.5% and falls as the home earns more, down to 3%. GST is included, and the fee is charged on the revenue left after the platform fees and cleaning. The property check before you start is free.
What is included in WTP’s Airbnb management in Melbourne?
Nightly pricing, the listing and photos plan, guest messages and check-in, cleaners and linen, maintenance arranged as needed, and the council and state short-stay checks for the exact address. You get a monthly owner report.
Do I need council approval to run an Airbnb in Melbourne?
Most Melbourne councils do not run a short-stay registration scheme. Wyndham requires a short stay permit and Mornington Peninsula requires annual registration. Yarra Ranges does not require registration but can fine owners after repeated neighbour complaints. Your owners corporation rules, insurance and lender still need checking, and we work through these before you list.
Is there a limit on Airbnb nights in Melbourne?
There is no state-wide night cap in Victoria, and the City of Melbourne has no cap or registration scheme. Some councils have their own rules, such as short-stay registration on the Mornington Peninsula and a permit in Wyndham, so WTP checks the council for your exact address.
What is Victoria’s Short Stay Levy?
Since 1 January 2025, stays of fewer than 28 nights in Victoria carry a 7.5% levy on the booking total. Airbnb and other platforms collect and pay it on their bookings; the owner pays it on direct bookings. Stays in a home that is someone’s main residence are exempt. WTP builds the levy into your pricing so it does not come out of your profit unnoticed.
Can my owners corporation stop me running an Airbnb in Melbourne?
Since 1 January 2025, an owners corporation can ban short stays in its building with a special resolution (75% support). The ban cannot apply to a lot that is someone’s main home. WTP checks your building’s rules and recent meeting minutes before you commit.
Which Melbourne areas work best for Airbnb?
Demand is strongest in the CBD, Southbank and Docklands, St Kilda and Port Melbourne, the inner north and east (Fitzroy, Collingwood, Richmond, South Yarra), and the holiday areas of the Mornington Peninsula and Yarra Valley. Each council page above shows its own rules and areas, and WTP gives you a free income estimate for your exact address.
Can I Airbnb my apartment in the Melbourne CBD, Southbank or Docklands?
Often yes, but your building decides first. Since 1 January 2025 an owners corporation can ban short stays with a special resolution (75% support), and the ban cannot apply to a lot that is someone’s main home. Victoria has no statewide night cap and the City of Melbourne has no registration scheme. WTP reads your building’s rules and recent meeting minutes before you commit.
Can my real estate agent or property manager run my Melbourne Airbnb?
Some can, but many are set up for 12-month leases, not nightly pricing, daily guest messages and same-day cleans. Most managers charge 15% to 30% plus GST for short stays. WTP’s management is built for short stays. Fees are $340 a month for the first three months with no setup fee, then 12.5% falling to 3%, GST included.
I live interstate or overseas. Can you manage my Melbourne Airbnb?
Yes. You do not need to live in Melbourne. We run the listing, pricing and guest messages, local independent cleaners and trades look after the home, and you get a monthly owner report. The listing stays in your name. You can reach us Monday to Friday 8am to 5:30pm and Saturday 8am to 12pm.
Do you manage holiday homes on the Mornington Peninsula, Phillip Island or the Surf Coast?
We can, where reliable local cleaners and trades are available. Rules differ by council (the Mornington Peninsula needs yearly registration) and demand swings with school holidays and weekends. We check your address and give you a free income estimate before you sign.
How do I choose an Airbnb manager in Melbourne?
Ask five things: what the fee is in dollars on your expected income, whether the listing and accounts stay in your name, who cleans and who answers guests after hours, how the Short Stay Levy and building rules are handled, and what you get reported each month. Compare the total cost, not just the percentage.
