How much could your home earn on Airbnb?

The Airbnb income estimator is a free tool that estimates what your home could earn from short-term rental bookings in Australia. Enter your address, bedrooms, bathrooms and guests, and it compares your home with similar listings nearby. It takes about a minute, and a copy is emailed to you.

Free estimate

Estimate your Airbnb income

Enter the address, bedrooms, bathrooms and guests. The estimator compares your home with similar short-term rentals nearby, then shows estimated yearly and monthly booking income and a nightly rate. It is booking income before costs, not profit, so treat it as a starting point for a full feasibility.

How much could your property earn on Airbnb?

Estimate the potential gross short-term rental revenue of a property before you buy, list, or optimise it.

Step 1

Property details

Enter the address and basic layout so the estimator can check short-term rental revenue data.

Start typing, then select the matching dropdown address. The fields below only fill after that selection.
The report defaults to the exact bedroom count. After it opens, select any highest and lowest bedroom range, such as 6 bedrooms down to 4 bedrooms.

Latitude and longitude populate with real numbers after you select a dropdown address. Use the button only if lookup fails.

Step 2

Your details

These details are used to send the lead to your system and follow up on the estimate.

These figures are booking income estimates. Operating expenses, management fees, cleaning, utilities, finance costs and net profit are not included by default.

How it works

How the estimate works

The estimate takes three steps. You type and select your address, then add bedrooms, bathrooms and guests. We find short-term rentals nearby with a similar number of bedrooms and guests. You then see estimated yearly and monthly booking income and a nightly rate on screen, and a copy is emailed to you.

  1. 1Enter the address

Type the address and pick it from the list, then add bedrooms, bathrooms and guests.

  2. 2We find homes like yours

What the estimate does and doesn’t include

The estimate is booking income, which is what similar homes nearby take in bookings before any costs. It is not profit, because Airbnb’s fees, cleaning, management, utilities, upkeep, finance costs and tax are not taken out. Treat it as a starting point, and ask for a full feasibility if you plan to buy or list.

  • It is booking incomeWhat similar homes nearby take in bookings, before any costs.
  • It is not profitAirbnb’s fees, cleaning, management, utilities, upkeep, finance costs and tax are not taken out.
  • It is a starting pointA well-run, well-priced home can beat the average. A full feasibility looks at your costs and rules too.

After your estimate

Your next step

After your estimate, you can see what we would charge to manage the home, with the normal price and the 7-day offer side by side. If you are still renovating or furnishing, our Renovation tier is $200 a month. If you are thinking of buying, our Airbnb buyers agent checks homes that earn before you buy.

Who uses it

Sound familiar?

People use the estimator at different points: thinking of buying a holiday home, facing a tenant who is moving out, or wondering why an Airbnb is under-earning. Income is only half the check, because council caps, strata by-laws and state registers decide whether a home can be let short-term.

  • You’re thinking of buying a holiday home

Check what similar homes nearby take before you make an offer, not after.

  • Your tenant is moving out

See whether short-term letting could beat the rent before you sign the next lease.

  • Your Airbnb feels like it’s under-earning

Compare your own figures with homes like yours nearby, then see what pricing and the listing could change.

  • You’re not sure the area allows it

Income is only half the check. Council caps, strata by-laws and state registers decide whether a home can be let short-term.

Questions about the estimator

These answers cover what people ask about the estimator: whether it is free, whether it shows profit, where the numbers come from, how accurate it is, what Airbnb takes from hosts, whether your area allows short stays, and what we charge to manage a home if you want our help.

Is the estimate free?

Yes. It costs nothing and there’s no obligation. A copy of your estimate is emailed to you.

Is the estimate my profit?

No. It’s an estimate of booking income (revenue) before costs. Airbnb’s fees, cleaning, management, utilities, maintenance, finance costs and tax are not taken out. Use it as the starting point for a full feasibility.

Where does the estimate come from?

Real short-term rental listings near the address you enter, grouped by bedrooms and guests, and how those homes have performed on bookings and nightly rates.

How much would I pay Wealth Through Property to manage it?

Full management is $340 a month for the first 3 months, then 12.5% of what your home earns after Airbnb’s fees and cleaning, falling to as low as 3%. Work out your fee.

We’re still renovating. Is it too early?

No. Run the estimate now to plan, and if you want our help while you get ready, our Renovation tier is $200 a month until you’re about 2 weeks from going live.

Can you check a property before I buy it?

Yes. Run the estimate on the address, then talk to our Airbnb buyers agent team about a full check: rules, strata, costs and a realistic income range.

What does the Airbnb Revenue Estimator calculate?

It estimates the gross short-term rental revenue a property could earn per year and per month. The estimate is based on the address, bedrooms, bathrooms and maximum guests, compared with the booking performance of similar short-term rentals nearby.

Why could my home earn more or less than the estimate?

The estimate is what similar homes nearby typically take. Your own result depends on your photos, price, reviews, minimum stays, the channels you list on and the season. The comparison widens automatically when there aren’t enough similar homes close by, so treat a thin area as a rougher guide.

How accurate is the estimate?

No estimate is exact. Ours is an indicative guide to what similar homes nearby take in bookings, before costs, so treat it as a starting point and not a guarantee. Your result depends on photos, price, reviews, management, local rules and the season, and a thin area makes the comparison rougher. A full feasibility checks your own numbers.

Does Airbnb earn more than a long-term rental?

It can, but not always. In our illustrative example on a $760,000 regional home, a well-run short-term rental cleared about $10,850 a year more than a long-term lease at 58% occupancy, and slightly less at 45%. Run this estimate, then compare it with the rent the home would get.

Can WTP prepare a full Airbnb feasibility?

Yes. Wealth Through Property can model the full costs and likely net return for the property, help set it up, and manage it as a short-term rental if you go ahead.

How much does Airbnb take from hosts?

Airbnb’s host service fee is a single fee, and most hosts pay 15.5% of the booking subtotal, which includes the nightly rate and fees you add such as cleaning. Some hosts pay a little more or less, so check your own Airbnb account. This estimate is before that fee.

How do I turn the estimate into profit or yield?

Start with the yearly booking income, then take off Airbnb’s fee, cleaning, linen, utilities, rates, insurance, repairs, management and any loan interest. What is left is your net income. Divide it by what the property cost to get your net yield, and compare that with the rent the home would earn on a normal lease.

Do I pay tax on Airbnb income in Australia?

Yes. Rent you earn from letting a home on Airbnb is income you declare in your tax return, and you can claim the costs of earning it. Whether GST applies depends on your situation, so check with the ATO or an accountant before your first booking.

Am I allowed to run my property as an Airbnb?

That depends on the state, the council and your building. Some states have a short-term rental register, some areas cap the nights a home can be let, and strata or owners corporation by-laws can stop short stays altogether. Check all three before you buy or list. Our Airbnb buyers agent does this check for you.

How much do Airbnb hosts make in Australia?

There is no single figure. It depends on the suburb, the number of bedrooms, how many guests the home sleeps, the season and how well it is priced and run. Averages are pulled down by homes that are only open part of the year, so run the estimate for your own address and bedroom count instead.
