Sound familiar?
- Your calendar is too quiet
Bookings are harder to win this year. We price every night from live market data and sharpen the listing so it shows up and gets booked, not just in peak season.
- Your prices get set and forgotten
Ours change every day with demand, events and school holidays, and you can see every change in your live portal without asking.
- You keep chasing your manager for answers
One team with set hours, and a live portal showing every booking and every dollar, so you can see what’s happening at any time.
- You’re worried about guests
Every guest is ID-checked and screened before they arrive, house rules are clear, and every stay gets a review from us.
- You’re giving away a big cut
Most managers charge 15% to 30% plus GST, usually of the full booking. Ours is 12.5% falling to 3%, GST included, worked out after Airbnb’s fees and cleaning.
- You don’t want to be locked in
Your listing, reviews and booking system stay in your name. No setup fee, one month’s notice to leave in your first year (three months after that), and everything goes with you.
Still with another manager? Join our Renovation tier while you give notice, and we start your setup when you’re ready.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDevelopment approval may be required
- WA planning rules distinguish hosted and unhosted STRA.
- Hosted STRA has a statewide development-approval exemption.
- Unhosted STRA outside an applicable exemption requires development approval where the use is not otherwise permitted.
- The responsible local government assesses the application under its planning scheme and any local STRA policy.
- Where development approval is required, lodge the application with the responsible local government before operating outside the applicable exemption.
- The council may require a management plan, site and floor plans, proposed guest capacity, parking, waste, noise and complaints controls, local-manager details and evidence of neighbour engagement.
- The assessment and final conditions are council- and property-specific.
Wealth Through Property can liaise with your local council and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. Your local council remains responsible for deciding whether approval is required and whether it is granted.

05Council requirementsLocal-government variation across Perth
- This regional page spans multiple councils. Use the linked council page for the exact address-specific planning pathway and verified local requirements.
- The Perth metropolitan region covers 30 local governments. Mandurah and the Peel region follow the regional rules, where each council sets its own threshold.
- Hosted STRA is exempt from development approval statewide. Unhosted Perth STRA is exempt up to 90 non-consecutive nights in a 12-month registration period; operating beyond that threshold requires local development approval.
- Council policies differ on location, guest numbers, parking, management plans, neighbour consultation, approval periods and fees. Open the relevant council page before relying on the pathway.
Wealth Through Property can liaise with your local council on the owner’s behalf, help confirm the planning pathway for the property, coordinate the information required by council and help prepare the property for compliant operation. Where an approval is required, we can assist with council communication and the approval process. Council remains responsible for deciding whether approval is required and whether it is granted.

06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model90-night approval line
- Hosted STRA is exempt from requiring development approval across Western Australia, but registration is still required.
- Within the Perth metropolitan area, unhosted STRA used for 90 non-consecutive nights or less in a 12-month registration period is exempt from development approval.
- Unhosted Perth STRA intended to operate for more than 90 nights requires development approval from the responsible local government before operating beyond the exemption.
- The 90-night figure is a development-approval threshold, not a permanent annual letting cap. With all required approvals and registration in place, the state reforms do not impose a general annual night cap.
Wealth Through Property can track counted nights, monitor the applicable registration period and optimise the permitted booking inventory without exceeding the applicable operating limit.

07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusionsNo state minimum
- No general WA minimum-night requirement is created by the state STRA reforms.
- STRA covers arrangements of less than three months; longer occupation may fall under residential-tenancy rules depending on the arrangement.
- A local planning policy, development approval, strata rules or the property management plan may impose a property-specific minimum or maximum stay.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

- Apply any stated short-stay levy to the correct liable party, booking channel, stay and reporting period.
- Western Australia has no short-stay levy.
- Income tax, GST, land tax, ordinary state charges and council rates can still apply independently.

Is Perth worth it? Running an Airbnb in Perth
Understanding the Perth short-stay market
Perth can support profitable short-stay accommodation when the right property is matched to real guest demand and operated professionally. Results vary by the exact address and offer, so we assess the property rather than relying on a suburb-wide average.
- Identify the strongest guest segments for the address, including leisure, business, relocation, family, project and event demand.
- Match the property type, bedroom and bathroom count, parking, access and outdoor features to those guests.
- Build a distinctive offer for weekends, events and peak periods, then a separate value offer for quieter dates.
- Use professional furnishing, interior design, photography, listing copy, reviews and fast guest communication to improve conversion.
- Adjust nightly rates, minimum stays and availability using forward demand, lead time and the property’s own booking data.
Demand can change around school holidays, weekends, events, business periods and local travel patterns. Pricing and minimum stays should respond to forward booking pace, lead time, remaining availability and the property’s own conversion data.
Could an Airbnb in Perth make money?
Yes, many well-selected, well-presented and correctly run properties in Perth can perform strongly as short-term rentals. The outcome depends on the complete property and offer, not the location name alone.
- Property fit: dwelling type, bedrooms, bathrooms, layout, parking, access and usable amenities.
- Presentation: furnishing, interior design, styling, photography and whether the listing stands out from nearby competition.
- Legal guest capacity: the number of guests permitted by planning, fire safety, strata, insurer and any approval conditions.
- Guest rules: whether pets, events, visitors, parking and other high-demand features can lawfully and practically be offered.
- Seasonality: peak demand, events, weekends, corporate travel and the strength of the off-season offer.
- Revenue strategy: dynamic pricing, minimum stays, channel mix, direct bookings, reviews and conversion.
- Net return: management, channel, cleaning, linen, utilities, maintenance, insurance, finance, approval, levy and tax costs.
Use the property check above, then book a call. We can review the actual property, model a realistic operating position and show you where the strongest opportunities and constraints sit. Revenue, occupancy and profit figures are estimates, not promises.

Common questions
Airbnb management in Perth: questions owners ask
Can Wealth Through Property manage my Airbnb in Perth?
Yes. We manage Airbnbs across the Perth metropolitan region, from the CBD, Northbridge and Subiaco to Fremantle, Cottesloe, Scarborough and the Swan Valley. We set up and price the listing, look after every guest and run local independent cleaners and trades. We also handle the STRA Register and track the 90-night count for unhosted homes.
Who looks after my Perth Airbnb day to day?
We run your Airbnb from our Sydney head office, with local independent cleaners and trades in Perth. Guests check themselves in using two lock boxes, and our team handles messages, pricing and bookings. You can reach us Monday to Friday 8am to 5:30pm and Saturday 8am to 12pm on 0434 211 016.
How much does Airbnb management cost in Perth?
WTP charges $340 a month for the first three months, with no setup fee. After that the fee is 12.5% of what your home earns after platform fees and cleaning, falling to 3% as it earns more. Sign up within 7 days of your call and it is $340 a month for the first three months, then 10% for the rest of your first 12 months. All fees include GST. Pricing software (about US$20) and a channel manager (about US$55) are extra each month. The first three months ($1,020 in total, GST included) are always paid, then it runs month to month with no exit fee. Ending the service needs one full month’s written notice in your first year, and three months’ written notice from month 13.
What is included in WTP’s Airbnb management in Perth?
Nightly pricing, the listing and photos plan, guest messages and check-in, cleaners and linen, maintenance arranged as needed, and the council and state short-stay checks for the exact address. You get a monthly owner report.
Will I keep ownership of my Airbnb accounts and content?
Our model is designed so owners keep control of their listings, operating accounts, property content and direct-booking assets wherever the relevant platform permits.

Can I legally Airbnb a property in Perth?
Yes, when the home is registered on the WA STRA Register and follows the right planning pathway. Hosted homes need no planning approval. Unhosted homes need council development approval once they pass 90 nights a year. Your strata by-laws, lender, insurer and any lease still need checking for the exact address.
Do hosted Airbnbs in Perth need council approval?
No. If you live in the home while guests stay, it is hosted short-term rental accommodation, and it is exempt from planning approval anywhere in WA. You still need to register it on the STRA Register and show the number on your listing. Check your strata by-laws and insurance too.
Do I need council approval to run an Airbnb in Perth?
For a hosted home, no. For an unhosted home in the Perth metropolitan region, you need development approval from your local council once it goes past 90 nights in a 12-month registration period. Councils such as Fremantle set extra conditions, like a management plan and guest limits. WTP checks the council rules for your address.
Do I need to register my Perth Airbnb?
Yes. Since 1 January 2025 every short-term rental in WA, hosted or unhosted, must be on the state STRA Register before it is advertised or takes a booking. Registration costs $250 and renews yearly for $100. Your registration number must appear on every listing, and in August 2026 a Perth host was fined $2,000 for leaving it off.
What is the 90-night rule for Airbnb in Perth?
In the Perth metropolitan region, a whole home let while you live elsewhere needs no development approval for up to 90 nights in each 12-month registration period. Past 90 nights you need approval from your local council. It is an approval trigger, not a cap, and the register counts your booked nights.
Do I have to report Airbnb bookings in WA?
Yes. The register records the check-in date, check-out date and number of guests for every stay. Bookings made through Airbnb, Stayz, Vrbo and Booking.com are sent across automatically. Direct bookings must be entered by the 5th day of the following month. WTP keeps these records up to date for the homes we manage.
How much can an Airbnb earn in Perth?
Market data from IntelliHost for 1,000 short-stay listings across Perth, computed on 13 October 2026, shows a typical nightly rate of $207, about 56% occupancy and about $42,500 in revenue per listing over 12 months. March is the strongest month. Your home may earn more or less, so we give you a free estimate for your exact address.
Which Perth areas work best for Airbnb?
Demand is strongest close to the CBD and Northbridge, along the coast from Fremantle and Cottesloe to Scarborough, near Optus Stadium and the airport, and in the Swan Valley for weekend stays. Each council page shows its own rules and areas, and WTP gives you a free income estimate for your exact address.
What property types can suit Airbnb management in Perth?
Houses, apartments, townhouses and secondary dwellings may suit, but each property must use the lawful pathway and have practical access, guest capacity, parking, cleaning, maintenance and emergency support.
Can you list my Perth property on more than Airbnb?
Yes. Depending on suitability and the service selected, distribution can include Airbnb, Booking.com, Stayz, Vrbo and other appropriate channels, together with direct-booking options.
Do you provide Airbnb cleaning in Perth?
Yes. Cleaning and linen after every stay are part of WTP’s full management. Local independent cleaners turn the home around between guests, and we check how it looks and restock it. Guests check themselves in using two lock boxes. You do not need to live nearby, and every stay appears in your monthly owner report.
How do I choose an Airbnb management company in Perth?
Compare what you would pay after the first year, not just the headline rate. Ask who owns the listing and guest data, how prices are set and who does the cleaning. Ask how they track the 90-night count and the STRA Register. Check the notice period: ours is one month in your first year and three months after that, with no setup fee.
Do you manage apartments and homes with a pool in Perth?
Yes. We manage apartments, villas, townhouses and houses, including homes with a pool. For a pool we agree a simple routine with you: who services it, how often it is checked between stays, and what the guest rules are. For an apartment we check the building by-laws first, because some strata schemes limit short stays.
Can you find cleaners south of the river as well as north?
We set up a cleaner for the suburb your home is in, whether that is north or south of the river or near the coast. Tell us the address and we confirm cleaner cover before you start, so turnovers on check-out day are not a worry.
Can you take over my existing Perth Airbnb listing?
Yes. If you already host, we take over the running of your current listing so your reviews and booking history stay in place. We first review the title, photos, pricing and house rules, then change what is holding back bookings.
What is the difference between an Airbnb manager and a property manager?
A traditional property manager looks after a long-term tenant on a lease. An Airbnb manager runs a short-stay business: pricing every night, guest messages, check-ins, cleaning between stays, reviews and the rules for short-term rentals. Many long-term property managers do not offer this, so it pays to ask who handles each task.
What do Perth Airbnb managers charge?
Fees vary, and many managers charge a percentage of bookings with extras on top. Ours is full management at 340 dollars a month for the first 3 months with no setup fee, then a percentage of revenue that starts at 12.5 percent and falls to 3 percent as your income grows. The first three months ($1,020 in total, GST included) are always paid, then it runs month to month with no exit fee. The notice period is one full month in your first year and three months from month 13.
Can you manage my Perth property if I live interstate or overseas?
Yes. Many of our Perth owners live in another state or overseas. We handle guests, cleaning and pricing for you, and your owner portal shows bookings and earnings. We also guide you through the Western Australia short-term rental register, which has a 250 dollar first fee and 100 dollars a year after that, and the 90-night limit that applies to homes that are not hosted.
