NSW registration, listing, fire-safety and conduct requirements
These are New South Wales requirements. They are not rules created by the local council.
- A residential STRA property must be registered on the NSW STRA Register before it is advertised or offered, unless an official exclusion applies.
- The issued STRA Property ID must appear on each relevant online property listing.
- The property registration must be renewed annually to remain active.
- The dwelling must comply with the NSW STRA fire-safety requirements.
- Hosts, guests, letting agents and booking platforms must comply with the mandatory NSW STRA Code of Conduct.
Exceptions and qualifications
- Approved tourist and visitor accommodation such as serviced apartments, hotels, motels, camping grounds and caravan parks is outside the residential STRA registration pathway.
- Existing development-consent conditions, strata by-laws, leases and other property-specific controls can impose additional restrictions.
What this means for your property
Confirm that the dwelling can lawfully use the residential STRA pathway, complete the fire-safety checks, register the property, renew it on time and place the Property ID on every applicable listing before accepting bookings.
What happens if you do not comply
An unregistered or non-compliant operation can be prevented from taking platform bookings and may be investigated or subject to compliance, penalty or exclusion action under the applicable planning, fire-safety and conduct rules.
