Buying an Airbnb in Brisbane City
Quick answer
What does it cost to buy in Brisbane City?
Can you buy an Airbnb in Brisbane City? It depends on the property. Brisbane has no short-stay permit or register, but planning rules under City Plan 2014 can apply, a home let for short stays for more than 60 days a year moves to the higher Transitory Accommodation rates category, and body corporate by-laws can limit units. Over the last 12 months the median 1-bedroom unit in Brisbane City sold for $600,000 (211 sales), a 2-bedroom unit in Fortitude Valley for $815,000 (183 sales) and a 3-bedroom house in Coorparoo for $1,340,000 (60 sales).

Four checks we make on every Brisbane City property
- Transitory accommodation ratesA dwelling offered for short stays for more than 60 days a year is rated as Transitory Accommodation (category 23 or 24). We add that to the running costs before you buy.
- City Plan 2014 zoneShort-term accommodation is impact assessable in the Low density residential zone. We check the zone, existing approvals and how the home will be let.
- Body corporate by-lawsInner-city stock is mostly units. We read the scheme's registered by-laws and records for rules on short-stay guests, parking, pools and noise.
- Licensed managementAnyone managing a short stay for an owner in Queensland must be licensed. We confirm who will manage the property and that they hold the right licence.

Long-term rent is your fallback
A 3-bedroom house in Brisbane City rents for $32,760 to $78,000 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

Councils can distinguish between home-hosted and whole-property short-stay uses through their planning schemes, local laws and approval conditions. The council-level section therefore controls the local answer.
Any council-specific approval or operating requirement belongs under the council-level section.

BRISBANE CITY COUNCIL LEVEL

No published Brisbane City Council rule has been identified that imposes a universal Airbnb-specific minimum stay or annual booking-night cap on ordinary private residential properties. Property-specific approvals can still impose conditions.
Any minimum rental periods applying to council-owned accommodation, staff housing, campsites or other authority-provided accommodation are service conditions. They are not private Airbnb restrictions.

Official sources: Development application fees | Brisbane City Council
08Do I need a Brisbane City registration or permit number?NO
Brisbane City Council does not have a published Airbnb-specific registration or permit-number scheme separate from any state or territory requirement and from a property-specific development approval.

The price
Airbnb buyers agent fees, worked out for your purchase
Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.
Included
- Your own buyers agent · One person who knows your brief from start to finish.
- Strategy session and 20-year plan · Where this property fits in your bigger plan.
- Airbnb data software · Real occupancy and nightly-rate data for every area we test.
- Unlimited reviews and negotiations · As many properties as it takes to get the right one.

Good to know
- The retainer comes off your fee, never on top of it.
- Pay the balance at settlement, or spread it with a monthly payment plan.
- Airbnb course access is included with every purchase.
- All fees include GST.
The fee scale and retainer
Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.
Download the brochure (PDF). After you buy, full management is optional: $340 a month for the first 3 months, then a share of what the home earns. How do buyers agent fees compare? See buyers agent fees in Australia.
Pay monthly: see how the payment plans work3 to 36 months
Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions
Buying an Airbnb in Brisbane City: questions buyers ask
Can I Airbnb a property in Brisbane?
Yes, in many cases. Brisbane City Council is not proceeding with its proposed short-stay local law, so there is no permit or register, but planning approval can be needed depending on the zone and use, and Transitory Accommodation rates apply once a dwelling is offered for short stays for more than 60 days a year. We check all of this for the address before you buy.
What are the best Brisbane suburbs for an Airbnb?
It depends on budget and guest type. Brisbane City, South Brisbane and Fortitude Valley have the busiest unit markets: 211 one-bedroom sales in Brisbane City at a $600,000 median, 179 two-bedroom sales in South Brisbane at $980,000 and 183 in Fortitude Valley at $815,000. Coorparoo, Carina and Camp Hill have deep 3-bedroom house markets, with medians of $1,340,000, $1,230,000 and $1,500,000. We match the suburb to the guests you want.
What does an Airbnb earn in Brisbane?
It varies by property, location and season, so we don’t quote a figure here. Before you buy, we estimate the specific property’s earnings from current comparable listings.
Does a buyer’s agent need a licence in Queensland?
Yes. In Queensland a buyer’s agent must hold a real estate licence. In NSW, offers and contracts go through a locally licensed agent, or you sign them in your own name, and we do the searching, the income modelling and the inspection arrangements for you.
How much does an Airbnb buyer’s agent cost in Brisbane City?
Our Airbnb buyer’s agent fee is a fixed $18,000 (GST included) for purchases up to $1.8M. Above that it is 0.6% on the part to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The fee is confirmed in writing before you sign. See our Airbnb buyer’s agent page.
What if I rent it long term instead?
Long-term rent is a solid fallback. Median asking rents in the last 12 months were $680 a week for a 1-bedroom unit in Brisbane City, $760 for a 2-bedroom unit in Fortitude Valley and $800 for a 3-bedroom house in Coorparoo. Rental vacancy was 1.6% for Fortitude Valley units and 0.7% for Coorparoo houses.
Can I pay the buyer’s agent fee in instalments?
Yes. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The rest of the fee can be paid monthly instead of all at once, and the plan is confirmed in writing before you sign.
I live outside Brisbane City. Can you still buy an Airbnb in Brisbane City for me?
Yes. Every property is inspected before an offer, and you get the numbers, photos and checks by email or video call. You do not need to travel to Brisbane City to buy.
Show 3 more questionsShow fewer questions
Can WTP manage the Airbnb after I buy?
Yes. Our management is $340 a month for the first 3 months, then 12.5% of revenue falling to 3%, GST included. Our Airbnb course is free with a purchase.
Is an Airbnb buyer’s agent worth it in Brisbane City?
The market is deep and varied. A 1-bedroom unit in Brisbane City has a $600,000 median across 211 sales, asking rent is $680 a week, and Fortitude Valley unit vacancy is 1.6%. An Airbnb buyer’s agent checks earnings, short-stay rules and the long-term rent fallback before you offer, so you are not guessing.
Which suburbs in Brisbane City do you search?
Brisbane City, South Brisbane, Fortitude Valley, Bulimba, Ascot, Coorparoo, Camp Hill, Carina, Chermside and Carindale, plus other suburbs in the Brisbane City council area. We match the suburb to your budget and the guests you want.
