Buy an Airbnb (Investment Property) in Brisbane
We find, check and secure Brisbane homes that can earn as short stays, then set them up for their first guest. Every property is checked against the local short-stay approval rules and real booking demand before you sign. Prefer a long-term rental? We buy those too, and test every Airbnb against its long-term rent so you always know your fallback.
**Can I buy an Airbnb in Brisbane?** Yes, in most cases. Queensland has no statewide Airbnb register and Brisbane City Council is not going ahead with its proposed short-stay local law, but a whole home used for short stays more than 60 days a year can move to a higher council rates category, and body corporate by-laws can add limits. Over the last 12 months the median 1-bedroom unit sold for $600,000 in Brisbane City and a 2-bedroom unit for $980,000 in South Brisbane, while a 3-bedroom house in Redcliffe sold for $960,000.

- Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
- A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in Brisbane rents for $28,600 to $78,000 a year long term, depending on the suburb. A short stay only makes sense if it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Brisbane short-stay rules for buyers
Taken from the same verified council audit as our Brisbane management page. Open a question for the detail and the official source.
NOIs there a Queensland Airbnb register?
No. In answer to a parliamentary question in October 2025, the Queensland Government said its focus is on supporting local decision-making rather than a statewide short-term rental registration scheme, so the rules that matter are your council's and your body corporate's. WTP checks the council's planning scheme and rates rules for the exact address before you buy.
YESWill Brisbane City Council charge higher rates on an Airbnb?
Yes, inside the Brisbane City Council area. Council asks owners to tell it when a residential property is used for transitory accommodation for more than 60 days a year, with each stay less than 42 consecutive nights, and this can move the property into a higher rating category. Ipswich, Logan, Moreton Bay and Redlands Coast set their own rates. WTP checks the rating category and the cost of the higher rates for the exact address before you buy.

NOIs there a Brisbane short-stay local law?
No. Brisbane City Council consulted on a Short Stay Accommodation Local Law but says it is not proceeding with it at this time. It will keep working with booking platforms on hosts whose guests repeatedly cause problems and will enforce its existing local laws. WTP rechecks council's position at the date you sign.

CHECKCan a Queensland body corporate restrict Airbnb?
Check before you buy. Each body corporate makes its own by-laws to regulate the use of lots and common property and how owners and occupiers behave, and these are usually registered with Titles Queensland. WTP reads the registered by-laws, the body corporate minutes and any letting arrangements in the scheme before you make an offer on a unit or townhouse.

Buying an Airbnb or investment property in Brisbane FAQs
Can I run an Airbnb in Brisbane?
Yes, in most cases. Queensland has no statewide short-term rental register, and Brisbane City Council says it is not proceeding with its proposed Short Stay Accommodation Local Law. Inside the Brisbane City Council area, a whole home offered for short stays more than 60 days a year (each stay under 42 nights) must be reported and can be rated higher. Body corporate by-laws can also limit short stays, so we check them for each address.
Which Brisbane suburbs suit an Airbnb investor?
It depends on your budget, the guests you want and whether you want a house or a unit. Of the suburbs on this page with at least 20 sales, 1-bedroom units in Brisbane City ($600,000 median, 5.9% gross yield), South Brisbane ($710,000) and Fortitude Valley ($635,000) had the highest long-term rental yields. For houses, Caboolture, North Lakes and Springfield Lakes had the most sales. We test short-stay demand street by street.
What does an Airbnb earn in Brisbane?
It depends on the exact home, its size, its location and how it is run. Use the earnings estimate on this page for a property you are looking at, and we will check it against comparable short-stay homes nearby before you offer.
Does a buyer's agent need a licence in Queensland?
Yes. A buyer's agent must be licensed in the state where they act. Wealth Through Property is licensed for buyer's agent work in NSW and Queensland, so we act for you directly here. In other states we work through licensed local partners.
What does WTP charge as a buyer's agent?
Our buyer's agent fees are set out on our buyer's agent page and confirmed in writing before you sign anything. Start a buying brief and we will send the fee and the scope for your purchase.
What if the Airbnb plan does not work out?
You can lease it long-term. Median rents on homes leased over the last 12 months were $900 a week for a 2-bedroom unit in Brisbane City and $740 for a 4-bedroom house in North Lakes (house vacancy 1.1%). We show you this fallback for every property before you buy.
