Buying an Airbnb in Ipswich
Quick answer
What does it cost to buy in Ipswich?
Can you buy an Airbnb in Ipswich? It depends on the property. Ipswich City Council publishes no Airbnb-specific rule, so it comes down to the zone under Ipswich City Plan 2025, and body corporate by-laws for units. Ipswich’s 2026-27 rates have no separate short-stay category. Over the last 12 months the median 3-bedroom house in Redbank Plains sold for $780,000 (177 sales), a 4-bedroom house in Springfield Lakes for $1,014,000 (190 sales) and a 4-bedroom house in Ripley for $930,000 (147 sales).

Four checks we make on every Ipswich property
- Ipswich City Plan 2025 zoneThe new planning scheme took effect on 1 July 2025. We check the property's zone and level of assessment for short-term use, and any existing approvals.
- Rating categoryIpswich has no short-stay rates category in 2026-27, but an investment home is rated as not owner occupied. We confirm the category and budget for it.
- Estate covenants and body corporateMuch of Ipswich's growth is in new estates and townhouse schemes. We read the registered by-laws and any estate rules for limits on short stays.
- Guest demandIpswich is mainly a long-term rental market. We test short-stay demand around the property before relying on Airbnb income.

Long-term rent is your fallback
A 3-bedroom house in Ipswich rents for $26,520 to $37,960 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

Councils can distinguish between home-hosted and whole-property short-stay uses through their planning schemes, local laws and approval conditions. The council-level section therefore controls the local answer.
Any council-specific approval or operating requirement belongs under the council-level section.

Council planning schemes, local laws and property-specific approvals can impose local conditions.
IPSWICH CITY COUNCIL LEVEL
NO
No published Ipswich City Council rule has been identified that imposes a universal Airbnb-specific minimum stay or annual booking-night cap on ordinary private residential properties. Property-specific approvals can still impose conditions.
Any minimum rental periods applying to council-owned accommodation, staff housing, campsites or other authority-provided accommodation are service conditions. They are not private Airbnb restrictions.

- No — Guest limit: No Queensland-wide STRA guest cap identified.

- No — Waste plan: No statewide STRA waste plan.
- Check — Fire or evacuation requirements: Building classification, smoke alarms, pool safety and fire/egress requirements apply by property; council approval can require certification.

Ipswich City Council does not have a published Airbnb-specific registration or permit-number scheme separate from any state or territory requirement and from a property-specific development approval.

Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.

- Airbnb course access is included with every purchase.

Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.

Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions
Buying an Airbnb in Ipswich: questions buyers ask
Can I Airbnb a property in Ipswich?
Often, but check first. Ipswich City Council publishes no Airbnb-specific rule, so whether a home can be let short term depends on its zone under Ipswich City Plan 2025 and, for units and townhouses, the body corporate by-laws. We check both for the address before you buy.
What are the best Ipswich suburbs for an Airbnb?
It depends on budget and guest type. Redbank Plains, Springfield Lakes and Ripley have the most sales, with 3-bedroom house medians of $780,000, $878,500 and $785,000. Brookwater sits at the top end, with a 4-bedroom median of $1,523,500. We match the suburb to the guests you want.
What does an Airbnb earn in Ipswich?
It varies by property, location and season, so we don’t quote a figure here. Before you buy, we estimate the specific property’s earnings from current comparable listings.
Does a buyer’s agent need a licence in Queensland?
Yes. In Queensland a buyer’s agent must hold a real estate licence. In NSW, offers and contracts go through a locally licensed agent, or you sign them in your own name, and we do the searching, the income modelling and the inspection arrangements for you.
How much does an Airbnb buyer’s agent cost in Ipswich?
Our Airbnb buyer’s agent fee is a fixed $18,000 (GST included) for purchases up to $1.8M. Above that it is 0.6% on the part to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The fee is confirmed in writing before you sign. See our Airbnb buyer’s agent page.
What if I rent it long term instead?
Long-term rent is the main market here. Median asking rents in the last 12 months were $560 a week for a 3-bedroom house in Redbank Plains, $700 for a 4-bedroom house in Springfield Lakes and $650 for a 4-bedroom house in Ripley. House rental vacancy was 1.3% in Redbank Plains, 1.5% in Springfield Lakes and 1.4% in Ripley.
Can I pay the buyer’s agent fee in instalments?
Yes. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The rest of the fee can be paid monthly instead of all at once, and the plan is confirmed in writing before you sign.
I live outside Ipswich. Can you still buy an Airbnb in Ipswich for me?
Yes. Every property is inspected before an offer, and you get the numbers, photos and checks by email or video call. You do not need to travel to Ipswich to buy.
Show 3 more questionsShow fewer questions
Can WTP manage the Airbnb after I buy?
Yes. Our management is $340 a month for the first 3 months, then 12.5% of revenue falling to 3%, GST included. Our Airbnb course is free with a purchase.
Is an Airbnb buyer’s agent worth it in Ipswich?
Long-term rent is the main market here, so the checks matter. A 3-bedroom house in Redbank Plains has a $780,000 median, asking rent is $560 a week and house vacancy is 1.3%.
