Buying in Redlands Coast

Buying an Airbnb in Redlands Coast

Quick answer

What does it cost to buy in Redlands Coast?

Can I buy a home on the Redlands Coast and run it as an Airbnb? It depends on the property. Redland City Council treats a whole house or unit rented for less than three months as short-term accommodation, which needs a development application whose type depends on the zoning. Over the last 12 months, 3-bedroom houses sold for a median $1,000,505 in Cleveland (100 sales) and $990,000 in Capalaba (117 sales), while on Russell Island the 3-bedroom house median was $525,000 (105 sales). Check the zoning before you buy.

Four checks we make on every Redlands Coast property

  • Zoning and approvalWe check the zoning on Council's property map and any existing approvals, and tell you whether a whole-home Airbnb would need a code or impact assessable application.
  • Island accessFor the Southern Moreton Bay Islands and North Stradbroke Island, we look at how guests reach the home and what that means for turnovers and cleaning.
  • Body corporate by-lawsFor units and townhouses we read the by-laws and recent minutes, so you know how guests must behave and what the building allows.
  • Smoke alarms and ratesWe confirm interconnected photoelectric smoke alarms ahead of the 1 January 2027 deadline and include the non-owner-occupied rates category in your holding costs.

Reading it as a short-stay buyer
  • Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback

A 3-bedroom house in Redlands Coast rents for $24,960 to $57,200 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

Rules that change what you should buy

Redlands Coast short-stay rules for buyers

Taken from the same verified rules as our Redlands Coast management page, checked against official sources on 25 October 2026. We build the approval strategy into the purchase.

The current state, council and property checks, with official sources. Tap a topic to open it.

01Owner checksOwnership, finance, insurance and authority to operate
  • Confirm ownership, finance, insurance and authority to operate the property as short-term accommodation.
02Do I need a Queensland Airbnb registration or listing number?NO

Queensland does not have a statewide Airbnb property register or listing-number scheme.

Council planning approvals, local-law approvals and licences are separate and must be checked under the responsible council.

Official sources: Official government source

03Is there a Queensland short-stay levy or tax?NO

No dedicated statewide Queensland short-stay levy has been identified.

Official sources: Official government source

04Are there different rules for hosted and unhosted Airbnbs?NO

NO — NOT THROUGH ONE STATEWIDE OPERATING SCHEDULE

Queensland does not impose one statewide hosted/unhosted Airbnb operating-condition schedule or annual night cap.

Councils can distinguish between home-hosted and whole-property short-stay uses through their planning schemes, local laws and approval conditions. The council-level section therefore controls the local answer.

Any council-specific approval or operating requirement belongs under the council-level section.

Official sources: Official government source

05Is there a minimum stay or annual night cap?NO

QUEENSLAND LEVEL

NO

Queensland has no universal statewide Airbnb minimum stay, 90-day limit, 180-day limit or annual booking-night cap.

Council planning schemes, local laws and property-specific approvals can impose local conditions.

REDLAND CITY COUNCIL LEVEL

NO

No published Redland City Council rule has been identified that imposes a universal Airbnb-specific minimum stay or annual booking-night cap on ordinary private residential properties. Property-specific approvals can still impose conditions.

Any minimum rental periods applying to council-owned accommodation, staff housing, campsites or other authority-provided accommodation are service conditions. They are not private Airbnb restrictions.

Official sources: Official government source

06Do I need Redland City Council approval or a DA?NO

CONDITIONAL — Queensland has no single statewide yes/no DA rule for STRA. The relevant council planning scheme, zone, overlays, use and existing approval control. Obtain the council fee calculation and checklist before lodging; payment does not guarantee approval.

Redland City Council checks:

  • No — Hosted or unhosted treatment: No single Queensland-wide hosted/unhosted operating-condition schedule.
  • No — Guest limit: No Queensland-wide STRA guest cap identified.
  • No — Parking plan or condition: No statewide STRA parking number.
  • Check — Noise management: Queensland environmental noise and nuisance laws apply; council local laws/DA conditions can require stronger controls.
  • Check — Property or management plan: Not statewide for every STRA.
  • No — Neighbour notification or contact: No statewide ongoing neighbour-contact rule.
  • No — Waste plan: No statewide STRA waste plan.
  • Check — Fire or evacuation requirements: Building classification, smoke alarms, pool safety and fire/egress requirements apply by property; council approval can require certification.

General noise, nuisance, parking, building, fire, strata, title, lease and insurance requirements still apply even when there is no blanket authority approval.

Official sources: Short-term accommodation and Airbnb

07Is there a Redlands Coast Airbnb development-application fee?NO

There is no standard Redlands Coast Airbnb development-application fee applying to every owner.

VARIABLE BY COUNCIL — council fee schedule/quote controls. Code vs impact assessment, use, zone and development scale can materially change the fee.

If an individual property requires a development application, solely the fee applying to that specific application should be shown.

Official sources: Official government source

08Do I need a Redlands Coast registration or permit number?NO

Redland City Council does not have a published Airbnb-specific registration or permit-number scheme separate from any state or territory requirement and from a property-specific development approval.

Official sources: Short-term accommodation and Airbnb

09Does Redlands Coast charge an Airbnb registration or renewal fee?NO

No published Redlands Coast Airbnb-specific registration, listing, annual renewal, inspection or operating-permit fee has been identified. General authority fees unrelated to Airbnb must not be displayed as short-stay fees.

Official sources: Official government source

10Is there a Redlands Coast short-stay levy or tax?NO

No Redland City Council tax or levy specifically charged on Airbnb or short-stay bookings has been identified.

This is separate from the state or territory levy answer under number 03.

Payment plans

Pay your Airbnb buyers agent fee monthly, not all at once

A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.

  • Pay at settlement

Nothing more until you buy. The balance is paid at settlement, with nothing added.

  • 3 months, interest-free

Split the balance into three monthly payments, with no interest at any point.

  • 12, 24 or 36 months

Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.

  • Pay it off early, any time

Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.

  • Worked out on the price you pay

Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.

  • More cash to set the home up

Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.

Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions

Buying an Airbnb in Redlands Coast: questions buyers ask

Can I run an Airbnb on the Redlands Coast?

Yes, with the right approval. Redland City Council treats a whole house or unit rented for less than three months as short-term accommodation, which needs a development application for a material change of use. A traditional B&B where the owner lives on site may not need planning approval if it meets the home-based business code.

Which Redlands Coast suburbs are best for an Airbnb?

It depends on your budget and the guests you want. The mainland bayside suburbs have the deepest markets: Cleveland had 338 house and unit sales in the last 12 months, Redland Bay 287 and Thornlands 281. Point Lookout is the premium coastal option, with a 3-bedroom house median of $2,137,500 from 12 sales. Russell Island and Macleay Island are the lower-cost entry points, with 3-bedroom house medians of $525,000 and $614,000.

What could an Airbnb earn on the Redlands Coast?

Earnings depend on the exact home, its location, approvals and how it is run, so we don’t quote a general figure. Use the earnings tool on this page for an estimate on a specific property, and we will prepare a full revenue assessment before you make an offer.

Does a buyer’s agent need a licence in Queensland?

Yes. Buyer’s agents must hold a licence under Queensland law. In NSW, offers and contracts go through a locally licensed agent, or you sign them in your own name, and we do the searching, the income modelling and the inspection arrangements for you.

How much does an Airbnb buyer’s agent cost on the Redlands Coast?

Our Airbnb buyer’s agent fee is a fixed $18,000 (GST included) for purchases up to $1.8M. Above that it is 0.6% on the part to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The fee is confirmed in writing before you sign. See our Airbnb buyer’s agent page.

What if I can’t get approval for short-term letting?

Long-term renting is the fallback. In the last 12 months the median rent for a 3-bedroom house was $700 a week in Cleveland and $695 in Victoria Point, with house vacancy at 0.8% in both. On Russell Island the 3-bedroom median was $480 a week with 1.9% vacancy.

Can I pay the buyer’s agent fee in instalments?

Yes. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The rest of the fee can be paid monthly instead of all at once, and the plan is confirmed in writing before you sign.

I live outside the Redlands Coast. Can you still buy an Airbnb there for me?

Yes. Every property is inspected before an offer, and you get the numbers, photos and checks by email or video call. You do not need to travel to the Redlands Coast to buy.

Show 3 more questionsShow fewer questions
Can WTP manage the Airbnb after I buy?

Yes. Our management is $340 a month for the first 3 months, then 12.5% of revenue falling to 3%, GST included. Our Airbnb course is free with a purchase.

Is an Airbnb buyer’s agent worth it on the Redlands Coast?

Cleveland had 338 house and unit sales in the last 12 months, asking rent for a 3-bedroom house is $700 a week and house vacancy is 0.8%. An Airbnb buyer’s agent checks earnings, short-stay approval and the long-term rent fallback before you offer, so you are not guessing.

Which suburbs on the Redlands Coast do you search?

Cleveland, Victoria Point, Wellington Point, Capalaba, Birkdale, Thornlands, Redland Bay, Point Lookout, Russell Island and Macleay Island, plus other suburbs and islands across the Redlands Coast. We match the suburb to your budget and the guests you want.
