How we set your Airbnb prices

Airbnb pricing, explained

How we set your Airbnb prices

Good Airbnb pricing isn’t one number. It’s a price for every night, set by how many guests want that date, plus the rules around it. This is the Airbnb pricing strategy we run for every revenue management client, in PriceLabs, in your name.

  1. 1Start from what guests really pay

We compare your home with similar homes nearby on the full guest total for a real 2-night stay, cleaning included, not just the nightly rate. That sets your base price and the minimum price your nights won’t drop below.

  2. 2Price every night by demand

Weekends, school holidays, public holidays and local events go up; quiet mid-week nights are priced to fill. Prices move every day as dates get closer and bookings come in. That’s dynamic pricing.

  3. 3Set stay rules that match how guests book

Most guests book Friday to Sunday, so minimum stays, gap-night and last-minute rules are set to fill the calendar without leaving single nights nobody can book.

  4. 4Check, explain, adjust

The same prices go to Airbnb, Booking.com and Vrbo through your channel manager. We compare the results with homes nearby, change what isn’t working and explain every change in your live revenue portal.

Airbnb Smart Pricing or PriceLabs on its own will move your prices, but how well it works depends on its settings. A revenue manager decides those settings and checks them against the market. Want the detail? Read how to set your Airbnb base rate, setting a minimum price by market percentile and how Airbnb decides which listings show first, or estimate what your home could earn.

Who we help: sound familiar?

Who we help

Sound familiar?

  • Your calendar has gaps between the busy weekends

We tune mid-week prices, minimum stays and gap-night rules so the quiet nights fill too, not just peak season.

  • Your peak nights sell out months ahead

That usually means they’re too cheap. We lift prices where demand is strong and let them settle as the date gets closer.

  • Your prices haven’t changed since you set them

Ours change every day from live market data, local events and school holidays, and every change comes with the reason.

  • You’re relying on Airbnb’s Smart Pricing

We run PriceLabs in your name with your own minimum price, seasons and events, and send the same prices to Booking.com and Vrbo.

  • Your listing is buried in search

Title, photo order, description and amenities are rewritten from your listing’s own search, click and booking data, then checked again.

  • You don’t have time to watch the market

We do it every day. You keep running the home your way, and see every booking and price in your live revenue portal.

04Are there different rules for hosted and unhosted Airbnbs?YES

HOSTED AIRBNB

A hosted Airbnb means the host lives in the dwelling while guests are staying.

The Northern Territory home-based-business pathway can apply when:

  • The host resides in the dwelling.
  • There are no more than six guests.
  • There are no more than twelve residents and guests combined.
  • The guest accommodation is provided within the dwelling.
  • The property is not a dwelling-group or dwelling-multiple development.
  • The lot is at least 600 square metres.
  • One additional parking space is provided for each guest bedroom.
  • The applicable Class 1b building requirements are met.

UNHOSTED AIRBNB

An unhosted Airbnb means the host does not live in the dwelling while guests are staying.

An unhosted property does not qualify for the hosted home-based-business pathway because that pathway requires the operator to reside in the dwelling.

The hosted guest, parking, lot-size and building requirements must not be presented as though they automatically apply to, or approve, an unhosted Airbnb.

Any development-approval question for an unhosted property belongs under the City of Darwin-level section.

05Is there a minimum stay or annual night cap?NO

NORTHERN TERRITORY LEVEL

NO

There is no Northern Territory-wide Airbnb:

  • Minimum stay
  • 90-day limit
  • 180-day limit
  • Annual booking-night cap

identified.

CITY OF DARWIN LEVEL

NO

No published City of Darwin rule has been identified that imposes an Airbnb-specific:

  • Minimum stay
  • 90-day limit
  • 180-day limit
  • Annual booking-night cap

This applies to private residential properties used for Airbnb or short-stay accommodation.

Any minimum rental periods applying to council-owned accommodation, staff housing, campsites or other council-provided accommodation are service conditions. They are not private Airbnb restrictions.

Official sources: City of Darwin official website

06Do I need City of Darwin approval or a DA?NO

No blanket City of Darwin Airbnb approval or development-application requirement has been identified.

Darwin has:

  • No council-imposed guest limit
  • No Airbnb parking-plan requirement
  • No noise-management-plan requirement
  • No property-management-plan requirement
  • No neighbour-notification requirement
  • No neighbour complaints or local-contact plan
  • No waste-management-plan requirement
  • No Airbnb-specific council inspection
  • No council operating-permit requirement
  • No council minimum stay or annual night cap

General noise, nuisance and parking laws still apply. However, Darwin does not publish an Airbnb-specific requirement to submit these plans as part of a separate council approval process.

A hosted Airbnb that satisfies the NT home-based-business pathway does not require a development permit.

An unhosted property does not qualify for that hosted pathway. Its use may still need to be classified using the property’s zone and overlays, but this is not a blanket Darwin Airbnb approval requirement.

07Is there a Darwin Airbnb development-application fee?NO

There is no standard Darwin Airbnb development-application fee because no blanket Darwin Airbnb DA requirement has been identified.

The previously displayed $290 application fee and $149 exhibition fee are general Northern Territory planning charges. They must not be presented as:

  • Standard Airbnb fees
  • City of Darwin fees
  • Fees every Darwin Airbnb owner must pay

If an individual property is determined to require a development application, solely the fee applying to that specific application should be shown.

Official sources: City of Darwin official website

08Do I need a Darwin registration or permit number?NO

City of Darwin does not have a published Airbnb-specific registration or permit-number scheme.

There is no Darwin number that must be:

  • Added to an Airbnb listing
  • Displayed in advertising
  • Provided to guests
  • Submitted to Airbnb or another booking platform
  • Renewed annually

Official sources: City of Darwin official website

09Does Darwin charge an Airbnb registration or renewal fee?NO

No published Darwin Airbnb-specific:

  • Registration fee
  • Listing fee
  • Application fee
  • Annual renewal fee
  • Inspection fee
  • Operating-permit fee

Official sources: City of Darwin official website

10Is there a Darwin short-stay levy or tax?NO
