Northern TerritoryMore bookings at better rates in Darwin.
Darwin is a strongly seasonal dry-season market: nightly rates roughly double from the wet-season months to a June to August peak, when guests also book furthest ahead. WTP prices every night by demand, while the owner keeps running the property and their own accounts.

How we set your Airbnb prices
Airbnb pricing, explained
How we set your Airbnb prices
Good Airbnb pricing isn’t one number. It’s a price for every night, set by how many guests want that date, plus the rules around it. This is the Airbnb pricing strategy we run for every revenue management client, in PriceLabs, in your name.
- 1Start from what guests really pay
We compare your home with similar homes nearby on the full guest total for a real 2-night stay, cleaning included, not just the nightly rate. That sets your base price and the minimum price your nights won’t drop below.
- 2Price every night by demand
Weekends, school holidays, public holidays and local events go up; quiet mid-week nights are priced to fill. Prices move every day as dates get closer and bookings come in. That’s dynamic pricing.
- 3Set stay rules that match how guests book
Most guests book Friday to Sunday, so minimum stays, gap-night and last-minute rules are set to fill the calendar without leaving single nights nobody can book.
- 4Check, explain, adjust
The same prices go to Airbnb, Booking.com and Vrbo through your channel manager. We compare the results with homes nearby, change what isn’t working and explain every change in your live revenue portal.
Airbnb Smart Pricing or PriceLabs on its own will move your prices, but how well it works depends on its settings. A revenue manager decides those settings and checks them against the market. Want the detail? Read how to set your Airbnb base rate, setting a minimum price by market percentile and how Airbnb decides which listings show first, or estimate what your home could earn.
Who we help: sound familiar?
Who we help
Sound familiar?
- Your calendar has gaps between the busy weekends
We tune mid-week prices, minimum stays and gap-night rules so the quiet nights fill too, not just peak season.
- Your peak nights sell out months ahead
That usually means they’re too cheap. We lift prices where demand is strong and let them settle as the date gets closer.
- Your prices haven’t changed since you set them
Ours change every day from live market data, local events and school holidays, and every change comes with the reason.
- You’re relying on Airbnb’s Smart Pricing
We run PriceLabs in your name with your own minimum price, seasons and events, and send the same prices to Booking.com and Vrbo.
- Your listing is buried in search
Title, photo order, description and amenities are rewritten from your listing’s own search, click and booking data, then checked again.
- You don’t have time to watch the market
We do it every day. You keep running the home your way, and see every booking and price in your live revenue portal.

Pricing in Darwin
How we price a Darwin Airbnb
Darwin earns about $234 a night at 59% occupancy, but the year is split in two. August earns $6,876 per listing at a $326 rate, while November earns $2,336 at $155. That is why each night is priced on its own.
- Lift the dry season early. Rates climb from April and peak in July and August. Guests book a median of 46 days ahead, so we raise prices for the Darwin Festival, the Darwin Cup carnival, the Beer Can Regatta, Territory Day and Mindil Beach Sunset Market weeks before guests start searching, and keep your minimum price in place.
- Keep the wet season working. From November to March the average rate falls to about $155 to $177 a night, and occupancy sits near 50% to 59%. We use midweek pricing, weekly and monthly discounts, gap-night rules and last-minute pricing to fill the calendar without selling your home too cheaply.
- Do not rely on the weekend. Forward asking rates are about $200 on Fridays and Saturdays and about $194 on other nights, so the season matters far more than the day of the week. Minimum stays and gap rules are set around how guests actually book.
- Price by size. Studios earn about $21,100 a year at $104 a night, two-bedroom homes about $51,100 at $239 and four-bedroom homes about $85,300 at $456. Bigger homes fill less often (52% occupancy at four bedrooms), so they need sharper pricing for the quiet weeks.

Common questions
Airbnb revenue management in Darwin: questions owners ask
What is Airbnb revenue management?
Setting the right price for every night, and the right minimum stay, so the home earns the most over the year rather than just filling dates. It also covers the listing content and channels that decide how many guests see the price.
How does WTP price an Airbnb in Darwin?
Every month, and every night within it, is priced on its own demand: school holidays, events, weekends and the quiet weeks in between, never a few flat seasons. Prices are reviewed every day against what similar homes nearby are booking for.
Do I keep control of my Airbnb account?
Yes. Your listings and accounts stay in your name, and you approve the minimum and maximum prices we work within.
Can Wealth Through Property fully manage my home in Darwin?
Yes. If you would rather hand everything over, our full Airbnb management service covers Darwin.
What does revenue management cost?
Your first listing is $150 a month for the first 3 months, then $250 a month. Listings 2 to 10 are $200 each a month, 11 to 20 are $100 each, 21 to 50 are $75 each and 51 or more are $40 each. All prices include GST.
How much does Airbnb revenue management cost in Darwin?

All prices include GST. Pricing software (about US$20 a month) and a channel manager (about US$55 a month, if you don’t have one) are paid separately, in your name.
Is Airbnb revenue management worth it in Darwin?
Darwin is one of the most seasonal markets in the country, so a flat rate costs money. Across 1,292 short stays within 13 km of the city the typical rate is $234 a night at 59% occupancy, but August earns $6,876 per listing and November $2,336, and the average rate runs from about $155 in February to $342 in July. Revenue management sets a price for every night from live market data instead of a few flat seasons. You keep running the home and your accounts stay in your name.
What are the best months for an Airbnb in Darwin?
August is the best month at $6,876 per listing, with a $326 rate and 68% occupancy. July is close at $6,792 and a $342 rate, and September matches August on occupancy at 68% and earns $5,511. November is the weakest month at $2,336, with a $155 rate and 50% occupancy. Source: IntelliHost Market Data, 1,292 listings within 13 km of Darwin, computed 13 October 2026. How do you price an Airbnb in Darwin for the dry season and big events?
We price by demand, not flat seasons. The dry season from about May to September is when rates and booking lead times climb, and events such as the Darwin Festival, the Darwin Cup carnival, the Beer Can Regatta, Territory Day and the Mindil Beach Sunset Market lift particular dates. We raise rates early for those dates and keep your minimum price in place. Guests book a median of 46 days ahead, so prices are reviewed every day as dates get closer.
How do you keep a Darwin Airbnb earning in the wet season?
The wet season is where flat pricing hurts most: November earns $2,336 per listing at a $155 rate and 50% occupancy, against $6,876 in August. We use sharper midweek prices, weekly and monthly discounts, gap-night rules and last-minute pricing to keep the calendar working, and we never drop below the minimum price you approve. February and March still reach 59% occupancy, so the quiet months are worth filling rather than leaving empty.
Do I need approval or registration to run an Airbnb in Darwin?
It depends on the property. The Northern Territory requires commercial visitor accommodation for 7 or more visitors to be registered and renewed every 5 years, but the sources we checked do not show a statewide listing-number scheme for ordinary homes. Development approval may still be needed depending on the zone and lawful use, and some Greater Darwin land sits outside a municipal council, so confirm your exact address with NT Government and your body corporate or insurer before you list. You keep any registration and approval in your name, and we price within the nights your home is allowed to take.
What does an Airbnb revenue manager do in Darwin?
A revenue manager looks after pricing and the listing remotely. We update nightly rates for season, events, lead time and gaps, compare your rates with similar Darwin homes, improve the title, photo order and description, tune discounts and stay rules, and send a monthly report on what changed and what it did to your bookings. We do not handle guests on arrival, cleaning or maintenance.
What is the difference between revenue management and full management in Darwin?
Revenue management covers pricing, the listing and reporting. Full management also covers guests, cleaning, laundry and maintenance. If you already have cleaners and are happy to hand over keys and check-ins, revenue management is the lighter option at $150 a month for the first 3 months, then $250. If you want everything done for you, see our Darwin full management page: $340 a month for the first 3 months, then 12.5% falling to 3%, which compares with the 15% to 30% plus GST most managers charge.
Does it work outside the city centre, and what about Palmerston and the rural area?
Yes. Pricing is done online for homes across Greater Darwin, including Nightcliff, Fannie Bay, Parap, Stuart Park, Casuarina, Palmerston, Howard Springs and Humpty Doo. The market figures on this page cover 1,292 listings within 13 km of the city, so Palmerston and rural homes are priced with the same method but compared with the closest similar listings. Our Airbnb rules by state guide explains how requirements differ across the country, and the free earnings estimate works for any address.
Can interstate owners use Darwin revenue management?
Yes. Owners in Sydney, Melbourne, Brisbane, Perth and overseas use us because the work is done remotely. You keep your Airbnb, Booking.com and bank accounts in your name, and your own cleaners and tradespeople work from the shared booking calendar. Anything that needs someone on the ground, such as keys and guest arrival, stays with you or your local team.
Is PriceLabs better than Airbnb Smart Pricing in Darwin?
Smart Pricing follows Airbnb demand signals and cannot see your goals or your local events. We run PriceLabs in your name with your own minimum price, seasons and events, then check the prices against similar Darwin homes. Pricing software costs about US$20 a month and a channel manager about US$55 a month if you do not have one, both paid separately.
How much does a Darwin Airbnb earn by bedroom count?
Over 12 months a studio earned about $21,083 a year at $104 a night, a one-bedroom $32,922 at $153, a two-bedroom $51,147 at $239, a three-bedroom $69,385 at $332 and a four-bedroom $85,328 at $456. Five-bedroom homes earned $122,709 at $604 a night, from only 20 listings. Occupancy ran from 52% for four bedrooms to 60% for one and two bedrooms. These are IntelliHost Market Data estimates, not booking records.
Does the day of the week matter for Darwin Airbnb prices?
Much less than the season. Forward asking rates across Darwin are about $200 on Fridays and Saturdays and about $194 on other nights, so the gap is small. The difference between a July night at about $342 and a February night at about $155 is far bigger, which is why we price each month and each night on its own demand rather than relying on a weekend premium.
How do I choose an Airbnb revenue manager in Darwin?
Ask what they do each day, who owns the accounts, what the fee covers and how results are reported. Our fee is $150 a month for the first 3 months and then $250, all including GST, with your pricing software and channel manager paid separately in your name. You approve your minimum and maximum prices, and you can see results in a monthly report.
