- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in Perth rents for $29,900 to $65,000 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

Rules that change what you should buy
Perth short-stay rules for buyers
Every short-term rental in WA must be on the state STRA Register. In Perth metro, an unhosted short stay let for 90 nights or less a year needs no development approval. Taken from the same verified rules as our Perth management page, checked against official sources on 29 September 2026. We build the approval strategy into the purchase.
- Register first$250 to register on the WA STRA Register, then $100 a year. The number goes on every listing.
- Hosted homesExempt from planning approval anywhere in WA. Registration still applies.
- Unhosted homesDevelopment approval from your council once the home passes 90 nights in a 12-month registration period.
- No short-stay levyWestern Australia has no short-stay levy. Income tax, GST, land tax and rates can still apply.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDevelopment approval may be required
- WA planning rules distinguish hosted and unhosted STRA.
- Hosted STRA has a statewide development-approval exemption.
- Unhosted STRA outside an applicable exemption requires development approval where the use is not otherwise permitted.
- The responsible local government assesses the application under its planning scheme and any local STRA policy.
- Where development approval is required, lodge the application with the responsible local government before operating outside the applicable exemption.
- The council may require a management plan, site and floor plans, proposed guest capacity, parking, waste, noise and complaints controls, local-manager details and evidence of neighbour engagement.
- The assessment and final conditions are council- and property-specific.
Wealth Through Property can liaise with Perth metropolitan area and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. Perth metropolitan area remains responsible for deciding whether approval is required and whether it is granted.

05Council requirementsLocal-government variation across Perth
- This regional page spans multiple councils. Use the linked council page for the exact address-specific planning pathway and verified local requirements.
- Perth metropolitan STRA spans 30 local governments in this rollout.
- Hosted STRA is exempt from development approval statewide. Unhosted Perth STRA is exempt up to 90 non-consecutive nights in a 12-month registration period; operating beyond that threshold requires local development approval.
- Council policies differ on location, guest numbers, parking, management plans, neighbour consultation, approval periods and fees. Open the relevant council page before relying on the pathway.
Wealth Through Property can liaise with Perth metropolitan area on the owner’s behalf, help confirm the planning pathway for the property, coordinate the information required by council and help prepare the property for compliant operation. Where an approval is required, we can assist with council communication and the approval process. Council remains responsible for deciding whether approval is required and whether it is granted.

06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model90-night approval line
- Hosted STRA is exempt from requiring development approval across Western Australia, but registration is still required.
- Within the Perth metropolitan area, unhosted STRA used for 90 non-consecutive nights or less in a 12-month registration period is exempt from development approval.
- Unhosted Perth STRA intended to operate for more than 90 nights requires development approval from the responsible local government before operating beyond the exemption.
- The 90-night figure is a development-approval threshold, not a permanent annual letting cap. With all required approvals and registration in place, the state reforms do not impose a general annual night cap.
Wealth Through Property can track counted nights, monitor the applicable registration period and optimise the permitted booking inventory without exceeding the applicable operating limit.

Last verified: 27 July 2026
07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusionsNo state minimum
- No general WA minimum-night requirement is created by the state STRA reforms.
- STRA covers arrangements of up to three months; longer occupation may fall under residential-tenancy rules depending on the arrangement.
- A local planning policy, development approval, strata rules or the property management plan may impose a property-specific minimum or maximum stay.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

08Government short-stay tax or levySeparate state levy, rate, liable party and stay-length exclusions
- Apply any stated short-stay levy to the correct liable party, booking channel, stay and reporting period.
- Where the central rule record does not state a separate dedicated state short-stay levy, do not transfer a levy from another jurisdiction.
- Income tax, GST, land tax, ordinary state charges and council rates can still apply independently.
No dedicated state short-stay levy has been identified for Western Australia. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

The price
Airbnb buyers agent fees, worked out for your purchase
Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.
Included
- Your own buyers agent · One person who knows your brief from start to finish.
- Strategy session and 20-year plan · Where this property fits in your bigger plan.
- Airbnb data software · Real occupancy and nightly-rate data for every area we test.
- Unlimited reviews and negotiations · As many properties as it takes to get the right one.
- Off-market and pre-market access · Where available.
- Airbnb course access · Learn how the business works, free.
Good to know
- The retainer comes off your fee, never on top of it.
- Pay the balance at settlement, or spread it with a monthly payment plan.
- Airbnb course access is included with every purchase.
- All fees include GST.
The fee scale and retainer
Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.
Download the brochure (PDF). After you buy, full management is optional: $340 a month for the first 3 months, then a share of what the home earns. How do buyers agent fees compare? See buyers agent fees in Australia.
Pay monthly: see how the payment plans work3 to 36 months
Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

4.9 from 40 reviews★★★★★
I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Scott has been awesome throughout my journey. We bought our first investment property with Scott’s help and professional guidance. Would recommend him to any new buyers looking to kick start their investment portfolio.

Thanks for helping me Scott. You made buying in another state easy and I wouldn’t had the time to do it myself

Common questions
Buying an Airbnb in Perth: questions buyers ask
What are the Airbnb rules in Perth?
Every short-term rental in WA must be on the state STRA Register ($250 to register, $100 a year). In Perth metro, an unhosted short stay needs no development approval if it is let for 90 nights or less in 12 months; to let more than that, get development approval from the start. We build the approval strategy into the purchase.
How much does an Airbnb cost to buy in Perth?
In the last 12 months, 2-bed units sold for a median $717,000 in Perth; 3-bed houses $1,300,000 in Scarborough. Each suburb above shows medians by bedroom count, rents and gross yields so you can compare before you shortlist.
What does an Airbnb buyers agent do in Perth?
We search for and assess Perth homes for short-stay income and long-term value, check the rules for the exact address and building, model the income, negotiate the purchase and set the home up to take bookings.
How much does the Airbnb buyers agent service cost?
$18,000 fixed for purchases up to $1.8M, then a sliding scale: 0.6% on the part from $1.8M to $2M, 0.57% on the part from $2M to $5M, 0.525% on the part from $5M to $10M and 0.375% on the part over $10M. A retainer from $1,000 starts the search and comes off your fee. Pay at settlement, or monthly over 3 months interest-free, or over 12, 24 or 36 months. Airbnb course access is included. All amounts include GST.
Can Wealth Through Property manage the property after I buy?
Yes. Full management is optional: $340 a month for the first 3 months, then 12.5% down to 3% of what the home earns after platform fees and cleaning, GST included. Or we can run pricing and listings while you manage the property yourself.
What could a Perth Airbnb earn?
Across 1,000 Perth short stays the typical nightly rate is $207 with 56% occupancy, about $42,500 per listing over 12 months. Three-bedroom homes averaged $300 a night and $57,417 a year. These are IntelliHost market estimates; we model the exact property before you offer.
Can I buy an Airbnb in Perth if I live in Sydney, Melbourne, Brisbane or overseas?
Yes. Buyers who live interstate or overseas can use us. We search, check the rules for the exact address and building, model the income and negotiate for you, so you do not need to be in Perth to buy well. Talk to us about your budget and the Perth suburbs you are open to.
Which Perth suburbs are best for an Airbnb?
It depends on the street, the building and the rules, not just the suburb name. Fremantle, Scarborough, Cottesloe, Perth city and the Rockingham and Mandurah coast are among the places guests search for, so we start there and check each home on its own numbers: the nightly rate, the nights it can book and the council and strata rules.

Is a buyers agent worth it for an Airbnb in Perth?
For a short-stay home the biggest costs are buying a place that cannot legally run as an Airbnb or that earns less than the numbers promised. We check the council, strata and state register rules and model the income before you offer. The fee is fixed at $18,000 up to $1.8M, GST included, so you know the cost before you start.
Do I need approval before I run an Airbnb in a Perth strata building?
It can matter a lot. The strata by-laws can limit short stays, and council rules apply as well as the state register. We read the by-laws and check the council position for the exact address before you offer, because the rules for one building can differ from the one next door. Confirm the final position with the council and the strata company.
Can you help me buy a holiday home in Western Australia that I use and rent out?
Yes. We act as a holiday home buyers agent for homes you use yourself for part of the year and rent out the rest. We check the rules and model the rental income for the exact property so you can see what it can earn when you are not there.
Do you also act as a buyers agent in Perth for a normal investment property or a home to live in?
Yes. For a standard long-term rental investment see our investment property buyers agent page, and for a home to live in see our home buyers agent page. This page is for buyers who want a short-stay or Airbnb home.
