- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in New England North West rents for $18,200 to $33,800 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDepends on the property and model
- The exempt-development pathway applies to lawfully constructed dwellings permitted for residential accommodation when every relevant standard is met.
- Existing development-consent conditions and strata by-laws can restrict STRA.
- Boarding houses, seniors housing, group homes, hostels, co-living housing and other listed excluded dwelling types cannot use the residential STRA pathway.
- A development application is required solely when the proposed use cannot use the applicable exempt or permitted pathway.
- The council may require plans, proposed guest numbers, parking, waste and noise controls, fire-safety information, complaint contacts and an operational management plan.
- Approval is property-specific and cannot be assured.
Wealth Through Property can liaise with New England North West Council and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. New England North West Council remains responsible for deciding whether approval is required and whether it is granted.

06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model
- The NSW non-hosted day limit (180 days a year) applies solely in Greater Sydney (not including the Central Coast), the Ballina area and certain land in the Clarence Valley and Muswellbrook areas, and Byron Shire has its own 60-day limit.
- Everywhere else in NSW the state sets no annual night cap; use the council page for the exact area.
- A development consent, strata by-law, lease or council planning policy can still limit the nights at a particular property.
Wealth Through Property can help confirm property-specific planning and approval conditions, communicate with council where required and monitor any limits imposed through an approval. We will not imply that a statewide night cap or registration period exists where it does not.

Last verified: 27 July 2026
07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusions
- A booking of 21 or more consecutive days does not count towards a NSW non-hosted day limit where one applies.
- A NSW STRA booking cannot continue for more than three months under the residential-tenancy distinction described in the current state guidance.
- Development consent, strata or community by-laws, leases and platform settings may still impose property-specific stay conditions.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

- Tax treatment depends on the ownership structure, property use and individual circumstances.
- Obtain property-specific advice from a qualified tax adviser before relying on a tax position.
No dedicated state short-stay levy has been identified for New South Wales. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

The price
Airbnb buyers agent fees, worked out for your purchase
Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.
Included
- Your own buyers agent · One person who knows your brief from start to finish.
- Strategy session and 20-year plan · Where this property fits in your bigger plan.
- Airbnb data software · Real occupancy and nightly-rate data for every area we test.
- Unlimited reviews and negotiations · As many properties as it takes to get the right one.
- Off-market and pre-market access · Where available.
- Airbnb course access · Learn how the business works, free.
Good to know
- The retainer comes off your fee, never on top of it.
- Pay the balance at settlement, or spread it with a monthly payment plan.
- Airbnb course access is included with every purchase.
- All fees include GST.
The fee scale and retainer
Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.
Download the brochure (PDF). After you buy, full management is optional: $340 a month for the first 3 months, then a share of what the home earns. How do buyers agent fees compare? See buyers agent fees in Australia.
Pay monthly: see how the payment plans work3 to 36 months
Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Scott has been awesome throughout my journey. We bought our first investment property with Scott’s help and professional guidance. Would recommend him to any new buyers looking to kick start their investment portfolio.

Thanks for helping me Scott. You made buying in another state easy and I wouldn’t had the time to do it myself

Common questions
Buying an Airbnb in New England North West: questions buyers ask
Can I run an Airbnb in New England North West?
Yes, in most cases. Short-term rental is exempt development in most NSW dwellings if the home is registered on the STRA Register, meets the fire-safety standard and follows the Code of Conduct. No council in the region is in a capped area, so non-hosted stays can run up to 365 days a year.
Which towns in New England North West are best for an Airbnb?
It depends on your budget and guests. Armidale had the most sales in the last 12 months (580), with a 3-bedroom house median of $600,000. Tamworth’s suburbs are the next-largest market: South Tamworth’s 3-bedroom median was $560,000 and North Tamworth’s $680,000. Inverell ($449,500), Glen Innes ($440,000) and Moree ($305,000) are lower-cost 3-bedroom options.
What could an Airbnb earn in New England North West?
Earnings depend on the exact home, its location and how it is run, so we don’t quote a general figure. Use the earnings tool on this page for an estimate on a specific property, and we will prepare a full revenue assessment before you make an offer.
Does a buyer’s agent need a licence in NSW?
Yes. Buyer’s agents must be licensed under NSW law. In NSW, offers and contracts go through a locally licensed agent, or you sign them in your own name, and we do the searching, the income modelling and the inspection arrangements for you.
What does Wealth Through Property charge?
$18,000 fixed for purchases up to $1.8M, then 0.6% on the part from $1.8M to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above that. A retainer from $1,000 starts the search and comes off your fee. Pay at settlement, or monthly over 3 months interest-free, or over 12, 24 or 36 months. All amounts include GST. See the short-term rental buyer’s agent agreement page.
What if short-term rental doesn’t work out?
Long-term renting is the fallback. In the last 12 months the median rent for a 3-bedroom house was $500 a week in Armidale with 1.7% house vacancy, $520 in Gunnedah with 1.8% vacancy and $455 in Inverell with 0.3% vacancy.
Should I buy in Armidale or Tamworth for an Airbnb?
Armidale had the most sales in the last 12 months (580), with a 3-bedroom house median of $600,000. In Tamworth, the 3-bedroom median was $560,000 in South Tamworth and $680,000 in North Tamworth. Inverell ($449,500), Glen Innes ($440,000) and Moree ($305,000) are lower-cost options. We model nightly rates and occupancy for the specific address before you offer.
Is there a night limit for an Airbnb in New England North West?
No. None of the region’s councils is in a NSW 180-day cap area, so an eligible non-hosted home can be let for up to 365 days once it is registered on the NSW short-term rental register and meets the fire-safety standard. We check the council and the address before you make an offer.
