- Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
- A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in Armidale rents for $18,200 to $29,380 a year long term, depending on the suburb. A short stay only makes sense if it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Armidale short-stay rules for buyers
Taken from the same verified council audit as our Armidale management page. Open a question for the detail and the official source.
YESDo I need to register an Airbnb in Armidale?
Yes. Every short-term rental in NSW, hosted or not, must be registered on the NSW Planning Portal's STRA Register before it is advertised. The property gets a PID-STRA number that must be shown on every online listing. A new registration costs $65 and the yearly renewal costs $25.
When we buy for you in Armidale, we check the home can meet the registration conditions before you commit, so it can be listed from settlement.
NOIs there a 180-day cap on non-hosted Airbnb in Armidale?
No. The 180-day yearly limit on non-hosted stays applies only in Greater Sydney, the Ballina area and certain land in the Clarence Valley and Muswellbrook areas, and most of Byron Shire has a 60-day limit. Armidale is not on that list, so an eligible non-hosted home can be let for up to 365 days a year. Bookings of 21 or more consecutive days do not count towards any limit.
We re-check the day limits for the exact address before you buy, as the NSW Government is reviewing the framework.
YESCan I run it without a development application?
Usually, yes. Short-term rental can be carried out in most dwellings as exempt development, so no formal approval is needed provided the home meets the rules: registration, the fire-safety standard, the mandatory Code of Conduct and any day limit. A home that falls outside those rules needs development consent.
We confirm the dwelling is lawful and approved, and that it fits the exempt pathway, before you exchange.

YESAre there fire-safety rules for an Airbnb?
Yes. The NSW STRA Fire Safety Standard requires smoke alarms (interconnected where there is more than one), an evacuation diagram at the entry door and in each bedroom, and, in apartments, a fire extinguisher and fire blanket in the kitchen. Houses with an attached garage also need a heat alarm. Councils monitor compliance.
We price any fire-safety upgrades into our assessment of each home before you make an offer.

CHECKCan a strata building ban Airbnb?
Yes, in some cases. An owners corporation can pass a by-law that prohibits short-term rental in its strata scheme, but only for lots that are not the host's principal place of residence. Hosts must also follow the mandatory Code of Conduct, which includes holding liability insurance.
For any unit or townhouse, we read the registered by-laws and recent strata minutes before you buy.
