Optimising a listing by completely understanding where in the booking funnel you’re losing potential guests. What changes actively affect your bookings in a positive/negative way for you to understand what is or isn’t working? Without collectively understanding how a change affects your listing you are gambling on the fact that it could or couldn’t perform.

1) Data Tracking software implementation – No platform data analytics can be used to actively be able to track the performance of any listing due to the way the platforms collect the data and display it. We add to your Airbnb listing data tracking software to accurately track daily performance and changes.

2) What platforms are best for the area – this includes but is not limited to Google Vocations, Trip Advisor, Booking.com, Expedia, VRBO, Stayz, Airbnb, and website (direct bookings). How to set up platforms to all work together and maximise overall ROI.

3) The occupancy rate vs. pricing – What is the balance between your pricing vs. occupancy, 90-100% could mean you’re too cheap, while 50% or less occupancy doesn’t necessarily mean you’re too expensive. Over occupancy leads to more wear and tear as well as damage on a property which does not mean more ROI.  

4) The pricing structure – Setting up dynamic pricing the right way takes time, continuous tracking and monitoring. If you not using dynamic pricing and the same set pricing or going with your gut you’re losing ROI. What scarcity factors, amenities or wow factors does your place offer compared to your competition? 5) Booking structure – The wrong booking structure could be the difference between a higher occupancy or not. What type of property does the average person book vs. how long do they book vs how far out do they book in advance vs. the average size of the group? Can your on-the-ground team or cleaning crew adjust to suit your booking structure?

1) Listing Description – Is your listing description deterring people from booking? Is it written in a way where people can see your direct features and at the same time understand what they are booking? Is your platform description completely optimised and all fields are filled in? Does your description have strong negative words deterring people from making that next step? These changes are tracked through the data software collection.

2) Photo and Photo Order – Is your main photo stopping people from viewing your holiday rental? Are your photos in the wrong order and deterring people from booking your property once viewing your listing? Do you have enough photos or are your photos adequate and do you need to get better photos? These changes are tracked through the data software collection and not by gut feelings.

3) Channel manager – Holiday rentals can become mostly automated reducing the amount of time and interaction you personally need to have with a guest unless in the case of an emergency. When using multiple platforms not only can you bring them all to 1 platform for management but increase your ROI. Integrations from all platforms, dynamic pricing software and the list continues. The 1st month requires 2 weeks of data collection followed by large changes to all your listings. The following months will require smaller changes done at 2 weekly intervals to effectively way up the data response to the changes.

Subscription included in the package – required to be added to your Airbnb listing or listings. Other platforms have too limited data to be accurately taken. As further data becomes more available the data will be collected from other platforms.

Subscription needed – optional but recommended – there will need to be done extensive research into the suburb/region followed by immediate action. The pricing structure needs to be changed as the listing becomes more optimised. Different areas may require different structures. Pricelabs is our prefered partner and you can be added to our subscription if you opt in for long term management.

We guide you in helping you in choosing the right software that matches your setup and help with the integration between software’s. You are welcome to be integrated in our software if you opt on for long term management.

We help and guide you in setting up across all the platforms and integrating the calendars into your channel manager or across Icals settings. Different platforms also mean a difference audience your pitching to.

After 2 weeks of data compiling we take major action across your listing. These changes will need to approved by you before taken action.

Every month minor changes will need to be carried out through your listing or pricing software to continue to optimise your listing. We can do this direct for you or guide you into what changes need to be done.
