How we set your Airbnb prices
Airbnb pricing, explained
How we set your Airbnb prices
Good Airbnb pricing isn’t one number. It’s a price for every night, set by how many guests want that date, plus the rules around it. This is the Airbnb pricing strategy we run for every revenue management client, in PriceLabs, in your name.
- 1Start from what guests really pay
We compare your home with similar homes nearby on the full guest total for a real 2-night stay, cleaning included, not just the nightly rate. That sets your base price and the minimum price your nights won’t drop below.
- 2Price every night by demand
Weekends, school holidays, public holidays and local events go up; quiet mid-week nights are priced to fill. Prices move every day as dates get closer and bookings come in. That’s dynamic pricing.
- 3Set stay rules that match how guests book
Most guests book Friday to Sunday, so minimum stays, gap-night and last-minute rules are set to fill the calendar without leaving single nights nobody can book.
- 4Check, explain, adjust
The same prices go to Airbnb, Booking.com and Vrbo through your channel manager. We compare the results with homes nearby, change what isn’t working and explain every change in your live revenue portal.
Airbnb Smart Pricing or PriceLabs on its own will move your prices, but how well it works depends on its settings. A revenue manager decides those settings and checks them against the market. Want the detail? Read how to set your Airbnb base rate, setting a minimum price by market percentile and how Airbnb decides which listings show first, or estimate what your home could earn.
Who we help: sound familiar?
Who we help
Sound familiar?
- Your calendar has gaps between the busy weekends
We tune mid-week prices, minimum stays and gap-night rules so the quiet nights fill too, not just peak season.
- Your peak nights sell out months ahead
That usually means they’re too cheap. We lift prices where demand is strong and let them settle as the date gets closer.
- Your prices haven’t changed since you set them
Ours change every day from live market data, local events and school holidays, and every change comes with the reason.
- You’re relying on Airbnb’s Smart Pricing
We run PriceLabs in your name with your own minimum price, seasons and events, and send the same prices to Booking.com and Vrbo.
- Your listing is buried in search
Title, photo order, description and amenities are rewritten from your listing’s own search, click and booking data, then checked again.
- You don’t have time to watch the market
We do it every day. You keep running the home your way, and see every booking and price in your live revenue portal.

Pricing in Greater Geelong
How we price a Greater Geelong Airbnb
Geelong has a clear summer peak: January earned $3,059 per listing and October $1,956, across 976 homes within 13 km. Here is how that shapes the price.
- Price each bedroom size on its own ladder. One-bedroom homes average $118 a night, two-bedroom homes $196 and three-bedroom homes $234, so one price for all sizes leaves money behind.
- Load summer early, fill the quiet months. January had the top nightly rate ($220) at 45% occupancy, while October was the quietest month. We hold peak prices and loosen minimum stays and last-minute rules when demand drops.
- Compare guest totals, levy included. The 7.5% Victorian short stay levy is part of what guests pay on eligible stays under 28 nights, so we compare real 2-night totals with similar Geelong homes.
- Review every day. Prices are checked daily against what similar homes nearby are booking for, and you approve the minimum and maximum we work within.

Who books Airbnbs in Geelong?

How does WTP price an Airbnb in Geelong?
WTP prices every night by demand rather than setting flat seasons, so busy nights and quiet nights are priced differently. You keep running the property; WTP handles the pricing, the listing and the reporting.
How much does Airbnb revenue management cost in Greater Geelong City?
Your first listing is $150 a month for the first 3 months, then $250 a month. Listings 2 to 10 are $200 each a month, 11 to 20 are $100 each, 21 to 50 are $75 each and 51 or more are $40 each. All prices include GST. Pricing software (about US$20 a month) and a channel manager (about US$55 a month, if you don’t have one) are paid separately, in your name.
How much does an Airbnb make in Greater Geelong?
A typical Greater Geelong short stay earned about $28,600 in revenue over the last 12 months, at $184 a night and 43% occupancy, across 976 listings within 13 km of the city (IntelliHost Market Data). Show 6 more questionsShow fewer questions
What is the Victorian short stay levy?
Victoria's short stay levy is 7.5% of the total booking fee on eligible stays of less than 28 consecutive days. When the stay is booked through a platform such as Airbnb, the platform pays it. If you take eligible direct bookings, you register, lodge and pay it yourself with the State Revenue Office. Returns are annual when total booking fees are $75,000 or less and quarterly above that. Confirm your own position with the State Revenue Office or your accountant.
Does the short stay levy change how I should price my Geelong Airbnb?
Yes. Guests compare the total price, and the levy is part of it on eligible stays under 28 nights. We compare your total for a real 2-night stay, cleaning included, with similar Geelong homes, not the nightly rate alone, and we look at month-long stays for quiet weeks because stays of 28 nights or more are not short stays under the levy rules.
Do I need a state registration number to list an Airbnb in Geelong?
At our last check (31 July 2026) the central Victorian sources did not set up a statewide listing-number register like the ones in NSW and WA, and Victoria has no statewide minimum stay or annual night cap. A council licence, planning approval, owners corporation rule or platform requirement can still apply to your property, so confirm the exact address and use with the City of Greater Geelong before you list. You keep the registration and any approval in your own name.
Is PriceLabs better than Airbnb Smart Pricing for a Geelong listing?
Smart Pricing prices your Airbnb listing alone. PriceLabs lets you set a minimum price, weekend and weeknight rates, events, minimum stays and gap-night rules, and sends the same prices to other channels through your channel manager. We set it up in your own account and check the results against similar Geelong homes, so the pricing stays yours if you ever leave.
Do I need to live in Geelong to use Airbnb revenue management?
No. Pricing, listing changes and reporting are all done online, so we can look after a Geelong home from anywhere. Your Airbnb and channel accounts stay in your name, and your own cleaners and local helpers look after check-in and the property. Rather hand over everything? See our full Airbnb management in Geelong.
Should I use revenue management or full management for my Geelong Airbnb?
Revenue management suits owners who already have cleaners and handle guests themselves and want better prices and a better listing, at $150 a month for one listing for the first 3 months, then $250 a month. Full management suits owners who want everything done, at $340 a month for the first 3 months, then 12.5% falling to 3% of net booking income. Compare both on our full management page.
