How we set your Airbnb prices

Airbnb pricing, explained

How we set your Airbnb prices

Good Airbnb pricing isn’t one number. It’s a price for every night, set by how many guests want that date, plus the rules around it. This is the Airbnb pricing strategy we run for every revenue management client, in PriceLabs, in your name.

  1. 1Start from what guests really pay

We compare your home with similar homes nearby on the full guest total for a real 2-night stay, cleaning included, not just the nightly rate. That sets your base price and the minimum price your nights won’t drop below.

  2. 2Price every night by demand

Weekends, school holidays, public holidays and local events go up; quiet mid-week nights are priced to fill. Prices move every day as dates get closer and bookings come in. That’s dynamic pricing.

  3. 3Set stay rules that match how guests book

Most guests book Friday to Sunday, so minimum stays, gap-night and last-minute rules are set to fill the calendar without leaving single nights nobody can book.

  4. 4Check, explain, adjust

The same prices go to Airbnb, Booking.com and Vrbo through your channel manager. We compare the results with homes nearby, change what isn’t working and explain every change in your live revenue portal.

Airbnb Smart Pricing or PriceLabs on its own will move your prices, but how well it works depends on its settings. A revenue manager decides those settings and checks them against the market. Want the detail? Read how to set your Airbnb base rate, setting a minimum price by market percentile and how Airbnb decides which listings show first, or estimate what your home could earn.

Who we help: sound familiar?

Who we help

Sound familiar?

  • Your calendar has gaps between the busy weekends

We tune mid-week prices, minimum stays and gap-night rules so the quiet nights fill too, not just peak season.

  • Your peak nights sell out months ahead

That usually means they’re too cheap. We lift prices where demand is strong and let them settle as the date gets closer.

  • Your prices haven’t changed since you set them

Ours change every day from live market data, local events and school holidays, and every change comes with the reason.

  • You’re relying on Airbnb’s Smart Pricing

We run PriceLabs in your name with your own minimum price, seasons and events, and send the same prices to Booking.com and Vrbo.

  • Your listing is buried in search

Title, photo order, description and amenities are rewritten from your listing’s own search, click and booking data, then checked again.

  • You don’t have time to watch the market

We do it every day. You keep running the home your way, and see every booking and price in your live revenue portal.

Scott is invaluable and quite unique in the short stay space. His expertise in marketing, pricing, revenue management and people holds him in good stead, and he works to maximise his clients' revenue while minimising their stress.

I enjoy working with him and learn more every day. Because of Scott, I would consider leasing additional short stay properties for revenue. I’m definitely keen to work together over the long term, and refer my property people to Scott and team, given the care I have received 😊

Scott and the team have helped massively with my Airbnb. Scott gave me a lot of constructive feedback about my apartments, layout, making it feel more gender neutral and things to add. He has also worked on optimising the listing and pricing and I’ve seen significant growth in occupancy and nightly revenue. I’m based in New Zealand but Scott’s optimisation works regardless of country. Some months we have 100% occupancy due to his efforts!

Turning our granny flat into a short-term rental felt overwhelming at first, but Scott and the team at Wealth Through Property made the entire process seamless. Edi and Azzahra were relentlessly focused on getting us set up and open for guests. Now, Matilda’s Urban Escape is fully managed and listed across all main channels without us having to lift a finger. Thank you, Scott and team, for your dedication and support!

Scott’s initial input on leveraging our investment property for short term rental was instrumental in its ongoing success. We utilise the monthly coaching and VA support to continuously fine tune our listings and leverage presence across all booking platforms. It’s in these details we really make the extra $$ - we simply wouldn’t know about these things otherwise - nor the value that add to the revenue each year.
    Thanks again Scott

Scott has been an absolute game changer for my short-term rental business The Darling | Private Oasis Sydney. His depth of knowledge across channel management, pricing optimisation, and the Airbnb industry as a whole is next level.

What sets Scott apart is not just what he knows, but how he applies it. He doesn’t give generic advice — everything is strategic, tailored, and immediately actionable. From setting up seamless channel management systems to refining pricing strategies that actually increase occupancy *and* revenue, the results speak for themselves.

I’ve saved countless hours (and avoided expensive mistakes) thanks to his guidance, and I now feel so much more confident navigating the backend of my business. His insights into the industry are invaluable — he knows what’s working *right now*, not outdated tactics.

If you’re serious about running a high-performing Airbnb or scaling your short-term rental portfolio, Scott is the person you want in your corner. Highly recommend.

Scott from WTP has been great to work with, fast-paced, knowledgeable, and always on the ball. Before I moved to him, I was barely getting any bookings with my previous property manager. As soon as my listing went live, the bookings rolled in. If you’re after a more hands-on, supportive approach to managing your short-term rental while maximising your earnings, WTP is definitely the team to go with.

Scott has been very helpful in setting up and optimising my short-term rental across multiple platforms. Coming from previously managing primarily through Airbnb, he guided me through expanding onto additional channels, which has been a valuable step in growing the business.

His approach is very hands-on and informative, with strong one-on-one support throughout the process. He has a no-nonsense style, taking the time to explain not just what to do, but why, and both he and his team are very responsive and clear in their communication. I do feel that through his course and guidance, over time I’ll build enough understanding and confidence to eventually manage things more independently.

It’s still early days in terms of performance, as we’ve only recently gone live across the new platforms and are currently testing pricing strategies to build momentum. We have seen bookings come through, which I believe is largely driven by the current lower pricing to attract initial guests. I’m hopeful that with the systems in place and his ongoing recommendations, the property’s performance will continue to improve over time.

One thing to keep in mind is that the setup process is a bit more involved than expected from the owner’s side. As Scott operates as a virtual co-host, it’s a different approach compared to having someone local on the ground. I found I needed to be fairly hands-on, though he provides clear, step-by-step guidance throughout.

Overall, Scott is knowledgeable, direct, and very engaged in what he does. He provides guidance not only on managing and optimising your listing but also on strategies to maximise your revenue earnings. If you’re looking to better understand the short-term rental space, improve your listing, and build systems that allow you to eventually manage things more independently, his service offers a solid foundation.

Common questions

Airbnb revenue management in Riverina Murray: questions owners ask

What is Airbnb revenue management?

Setting the right price for every night, and the right minimum stay, so the home earns the most over the year rather than just filling dates. It also covers the listing content and channels that decide how many guests see the price.

How does WTP price an Airbnb in Riverina Murray?

Every month, and every night within it, is priced on its own demand: school holidays, events, weekends and the quiet weeks in between, never a few flat seasons. Prices are reviewed every day against what similar homes nearby are booking for.

Do I keep control of my Airbnb account?

Yes. Your listings and accounts stay in your name, and you approve the minimum and maximum prices we work within.

Can Wealth Through Property fully manage my home in Riverina Murray?

Yes. If you would rather hand everything over, our full Airbnb management service covers Riverina Murray.

What does revenue management cost?
