Buying an Airbnb in Noosa Shire
Quick answer
What does it cost to buy in Noosa Shire?
Can you buy a house in Noosa Shire and run it as an Airbnb? Yes, if you get council approval first. Noosa Shire requires a separate local-law approval for short-stay letting once the use is lawful under the planning scheme, and some properties also need a DA. A house application costs $1,748 in 2026/27, with an annual renewal. Check the approval pathway before you exchange contracts, because it decides whether the property can earn as a short stay at all.

Long-term rent is your fallback
A 3-bedroom house in Noosa Shire rents for $33,800 to $62,400 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

Taken from the same verified rules as our Noosa Shire management page, checked against official sources on 31 July 2026. We build the approval strategy into the purchase.

01Owner checksOwnership, finance, insurance and authority to operate
- Confirm ownership, finance, insurance and authority to operate the property as short-term accommodation.
02Do I need a Queensland Airbnb registration or listing number?NO
Queensland does not have a statewide Airbnb property register or listing-number scheme.
Council planning approvals, local-law approvals and licences are separate and must be checked under the responsible council.
Official sources: Official government source
03Is there a Queensland short-stay levy or tax?NO
No dedicated statewide Queensland short-stay levy has been identified.
Official sources: Official government source
04Are there different rules for hosted and unhosted Airbnbs?NO
NO — NOT THROUGH ONE STATEWIDE OPERATING SCHEDULE
Queensland does not impose one statewide hosted/unhosted Airbnb operating-condition schedule or annual night cap.
Councils can distinguish between home-hosted and whole-property short-stay uses through their planning schemes, local laws and approval conditions. The council-level section therefore controls the local answer.
Any council-specific approval or operating requirement belongs under the council-level section.
Official sources: Official government source
05Is there a minimum stay or annual night cap?NO
QUEENSLAND LEVEL
NO
Queensland has no universal statewide Airbnb minimum stay, 90-day limit, 180-day limit or annual booking-night cap.
Council planning schemes, local laws and property-specific approvals can impose local conditions.
NOOSA SHIRE COUNCIL LEVEL
YES
CURRENT 2025 PLANNING RULES — qualified pathway threshold, not a simple universal cap.
- Hosted annual limit — HOME-HOSTED ACCOMMODATION is a separate home-based-business/local-law pathway; no blanket hosted 60-night cap is stated in the short-term accommodation guide.
- Council annual night cap — 60 NIGHTS + 4 OCCASIONS/YEAR is an accepted-development ceiling for occasional entire-principal-residence use, not a universal operating prohibition.
- Permit context — Local-law approval is generally required in addition to planning approval.
Check the exact address and every existing approval or endorsed management plan before setting stay rules.
Official sources: Official government source
06Do I need Noosa Shire Council approval or a DA?YES
CONDITIONAL DA + usually separate local-law approval. Establish planning lawfulness first; the 2026/27 local-law fee is $329–$1,748 by property/category and is not the DA fee. Neither payment guarantees approval.
Noosa Shire Council checks:
- Check — Hosted or unhosted treatment: Short-stay and home-hosted uses have separate approval categories.
- No — Guest limit: No single council-wide guest number on the local-law page.
- Check — Parking plan or condition: Occupant vehicles, boats, trailers and similar must be accommodated without nuisance; onsite parking must be used where provided.
- Check — Noise management: Use must not harm residential amenity or cause nuisance.
- Check — Property or management plan: Approval conditions and guest Code of Conduct apply.
- Check — Neighbour notification or contact: Contact person available 24/7, based within 20 km and responding within 30 minutes.
- Check — Waste plan: Bins must be hygienic; kerbside containers no more than 24 hours before/after collection; non-kerbside waste must go to an approved facility.
- Check — Fire or evacuation requirements: Application requires correct building-class evidence, current smoke-alarm electrical certification and pool-safety certification where relevant.
General noise, nuisance, parking, building, fire, strata, title, lease and insurance requirements still apply even when there is no blanket authority approval.
Official sources: Official government source
07Is there a Noosa Shire Airbnb development-application fee?YES
A development-application fee applies when the property requires a DA, but it is not a universal fee charged to every Airbnb owner.
DA fee is proposal-specific. Separate 2026/27 local-law application fees include: house $1,748; principal-residence house limited to 4 occasions/60 days $329; unit $455; limited unit $329; home-hosted $329; managed complex $450; limited managed complex $329. These are not DA fees.

08Do I need a Noosa Shire registration or permit number?YES
Noosa generally requires a separate local-law approval after planning lawfulness is established. The approval category differs for short-stay, limited principal-residence use, units, home-hosted accommodation and managed complexes.
Official sources: Noosa Shire Council short-stay accommodation requirements
09Does Noosa Shire charge an Airbnb registration or renewal fee?YES
The verified 2026/27 local-law application fees range from $329 to $1,748, and annual renewal fees range from $50 to $800, depending on the property and approval category. These are local-law approval fees, not DA fees.
Official sources: Noosa Shire Council short-stay accommodation requirements
10Is there a Noosa Shire short-stay levy or tax?NO
No Noosa Shire Council tax or levy specifically charged on Airbnb or short-stay bookings has been identified.
This is separate from the state or territory levy answer under number 03.

What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.

Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions
Buying an Airbnb in Noosa Shire: questions buyers ask
What does an Airbnb buyer’s agent do in Noosa?
We search for and assess homes for short-stay income as well as long-term value, check the Noosa approval pathway for each address, negotiate the purchase and set the home up to take bookings.
Can you help me buy a long-term investment property instead?
Yes. We buy long-term rentals in Noosa Shire too. For every property we show both the long-term rent and the short-stay estimate, so you can choose the strategy with the numbers in front of you.
Which Noosa suburbs suit an Airbnb best?
It depends on your budget and the guests you want. Sunshine Beach is the dearest to buy, with a 3-bedroom house median of $2.43m. Tewantin is about half that at $1.24m. Before recommending a suburb, we compare what similar homes there actually book for.
Can I use the holiday home myself?
Yes, but personal use reduces income and the approval category matters. A principal-residence approval limits letting to 4 occasions and 60 days a year.
Can WTP manage the property after I buy?
Yes. WTP manages short-stay homes in Noosa Shire, including the 24/7 local contact Noosa requires.
Does a buyer’s agent need a licence in Queensland?
Yes. A buyer’s agent in Queensland needs a real estate licence. Our company is licensed in Queensland, so we act for you directly on a Noosa purchase. Every property is inspected before an offer, and we do the research, shortlisting and checks around that.
How much does an Airbnb buyer’s agent cost in Noosa?
Our Airbnb buyer’s agent fee is a fixed $18,000 (GST included) for purchases up to $1.8M. Above that it is 0.6% on the part to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The fee is confirmed in writing before you sign. See our Airbnb buyer’s agent page.
Can I pay the buyer’s agent fee in instalments?
Yes. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The rest of the fee can be paid monthly instead of all at once, and the plan is confirmed in writing before you sign.
Show 3 more questionsShow fewer questions
I live outside Noosa. Can you still buy an Airbnb in Noosa for me?
Yes. Every property is inspected before an offer, and you get the numbers, photos and checks by email or video call. You do not need to travel to Noosa to buy.
Is an Airbnb buyer’s agent worth it in Noosa?
A 3-bedroom house has a $2.43m median in Sunshine Beach and $1.24m in Tewantin, so a wrong purchase is expensive. An Airbnb buyer’s agent checks earnings, the approval pathway and the long-term rent fallback before you offer, so you are not guessing.
Which suburbs in Noosa do you search?
Noosa Heads, Noosaville, Sunshine Beach, Tewantin, Sunrise Beach, Castaways Beach, Marcus Beach, Peregian Beach, Cooroy and Pomona, plus other suburbs across Noosa Shire. We match the suburb to your budget and the guests you want.
