Buying an Airbnb in Gold Coast
Quick answer
What does it cost to buy in Gold Coast?
Can I buy an Airbnb on the Gold Coast? Yes, in most cases, but it depends on the property. Queensland has no statewide Airbnb register, so the rules that matter are City of Gold Coast’s planning rules for the address and, for units, the body corporate by-laws. Over the last 12 months the median 2-bedroom unit sold for $900,000 in Surfers Paradise, $1,220,000 in Burleigh Heads and $1,280,000 in Coolangatta, while a 3-bedroom house in Robina sold for $1,160,000.

Four checks we make on every Gold Coast property
- Body corporate by-lawsSurfers Paradise, Southport and Broadbeach had the most unit sales. We read each building's registered by-laws, minutes and any letting arrangements before you offer.
- Planning for the addressCity of Gold Coast treats short-term accommodation differently from a bed and breakfast or a party house. We check the zoning and City Plan rules for the exact address.
- Party-house riskLarge houses in quiet streets can draw complaints. We look at the street, the neighbours and the guest mix the home suits before you buy.
- Long-term rent fallbackWe compare every purchase with what it would lease for, using real rents such as $850 a week for a 2-bedroom unit in Surfers Paradise.

- Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
- A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in Gold Coast rents for $35,360 to $75,400 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

01Owner checksOwnership, finance, insurance and authority to operate
- Confirm ownership, finance, insurance and authority to operate the property as short-term accommodation.
02QLD state requirementsQLD rules with official sources
- Queensland local planning pathway and state smoke-alarm duties.
- State requirements apply in addition to council rules and property-specific approvals.
- Detailed registration, planning, operating-limit, longer-booking and levy requirements are set out in sections 03, 04, 06, 07 and 08 below.
Wealth Through Property can help owners understand and comply with the applicable state requirements and keep the property compliance checklist aligned when those requirements change.

03Registration, listing number and renewalInitial registration, advertising number, fees, expiry and renewal process
- The current central QLD sources do not establish an NSW- or WA-style statewide STRA property listing-number register.
- A council licence, development approval, platform requirement or other property-specific registration can still apply.
- Do not display an invented state Property ID or listing number.
Wealth Through Property can help confirm whether any council, planning or property-specific registration applies and maintain the records required by that actual process. We will not imply that a statewide listing-number scheme exists where it does not.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDevelopment approval may be required
- Confirm the land-use definition, zone and approval pathway with the responsible local government before operating.
- A local planning scheme or local law may require development approval, registration, a licence or operating conditions.
- Short-term accommodation is a defined planning use in Queensland.
- Whether a Gold Coast dwelling needs a material-change-of-use approval depends on the exact property, existing lawful use, zone, overlays and proposal.
- Obtain written City advice before treating ordinary residential approval as approval for commercial short-term accommodation.
Wealth Through Property can liaise with City of Gold Coast and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. City of Gold Coast remains responsible for deciding whether approval is required and whether it is granted.

05Council requirementsLocal-government variation across Gold Coast
- City of Gold Coast is the responsible local authority for this service-area page. The council-specific points below apply in addition to state and property requirements.
- The City licenses and can inspect permanent and tourist rental accommodation for public-health and safety compliance.
- The City investigates sanitation, maintenance, drinking-water and evacuation-plan issues and directs smoke-alarm, pool and party-house matters to the relevant pathway.
- Confirm whether the proposed use needs a material-change-of-use development approval under the City Plan.
- Check zoning, overlays, existing approvals and any party-house controls.
- Maintain public-health and safety standards, including sanitation, maintenance and any required evacuation information.
- Confirm the correct rating category and rental-accommodation licensing treatment before operation.
Wealth Through Property can liaise with City of Gold Coast on the owner’s behalf, help confirm the planning pathway for the property, coordinate the information required by council and help prepare the property for compliant operation. Where an approval is required, we can assist with council communication and the approval process. Council remains responsible for deciding whether approval is required and whether it is granted.

06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model
- Apply any stated hosted or non-hosted limit, counted-night rule or approval threshold to the correct operating model.
- Where the central rule record does not state a separate general statewide annual cap, do not transfer a limit from another jurisdiction.
- A development approval, local rule, strata rule, lease or other property-specific condition can still restrict operating nights.
Wealth Through Property can help confirm property-specific planning and approval conditions, communicate with council where required and monitor any limits imposed through an approval. We will not imply that a statewide night cap or registration period exists where it does not.
Official sources: Queensland Planning — Short-term rental accommodation review
Last verified: 26 July 2026
07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusions
- Apply any stated minimum-stay, maximum-stay or longer-booking exclusion to the correct property and booking.
- Where the central rule record does not state a separate general minimum-stay or longer-booking rule, do not transfer one from another jurisdiction.
- A development approval, local rule, strata rule, lease or booking agreement can still impose stay-length conditions.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.
Official sources: Queensland Planning — Short-term rental accommodation review
Last verified: 26 July 2026
08Government short-stay tax or levySeparate state levy, rate, liable party and stay-length exclusions
- Apply any stated short-stay levy to the correct liable party, booking channel, stay and reporting period.
- Where the central rule record does not state a separate dedicated state short-stay levy, do not transfer a levy from another jurisdiction.
- Income tax, GST, land tax, ordinary state charges and council rates can still apply independently.
No dedicated state short-stay levy has been identified for Queensland. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

09Property-specific approvalsStrata, tenancy, insurer and address-specific checks
- Check strata, community-title or owners-corporation rules and every applicable by-law.
- Check the lease, lender, insurer, consent history, building classification and any property-specific approval.
- Resolve every required consent or approval before advertising or accepting bookings.
Wealth Through Property can help review strata or community-title rules, lease conditions, lender and insurer requirements, consent history and other property-specific approvals before operation.

10Council fees, charges and rating impactsApplication, licence, inspection, rates and infrastructure charges
- Council regulates and may inspect permanent and tourist rental accommodation under its local-law framework.
- For most permanent or tourist rental accommodation, the City states that payment of rates is treated as licence renewal when the correct rating category applies.
- The amount is property- and rating-category-specific; it is not accurately described as a universal flat $10,000 fee. Confirm the current category and annual charge for the exact property.
Wealth Through Property can identify applicable council application, licence, inspection, rates or infrastructure charges and help the owner understand when each amount is payable.

The price
Airbnb buyers agent fees, worked out for your purchase
Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.
Included
- Your own buyers agent · One person who knows your brief from start to finish.
- Strategy session and 20-year plan · Where this property fits in your bigger plan.
- Airbnb data software · Real occupancy and nightly-rate data for every area we test.
- Unlimited reviews and negotiations · As many properties as it takes to get the right one.

Good to know
- The retainer comes off your fee, never on top of it.
- Pay the balance at settlement, or spread it with a monthly payment plan.
- Airbnb course access is included with every purchase.
- All fees include GST.
The fee scale and retainer
Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.
Download the brochure (PDF). After you buy, full management is optional: $340 a month for the first 3 months, then a share of what the home earns. How do buyers agent fees compare? See buyers agent fees in Australia.

Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions
Buying an Airbnb in Gold Coast: questions buyers ask
Can I run an Airbnb on the Gold Coast?
Yes, in most cases. Queensland does not have a statewide short-term rental register; the government has said it prefers local decision-making. What applies is City of Gold Coast’s planning scheme for the address (short-term accommodation is treated differently from a B&B or a party house) and, for a unit or townhouse, the body corporate by-laws. We check both before you buy.
Which Gold Coast suburbs suit an Airbnb investor?
It depends on your budget, the guests you want and whether you want a house or a unit. Of the 30 suburbs with the most sales, 1-bedroom units in Biggera Waters ($580,000 median, 5.6% gross yield), Broadbeach ($708,000) and Surfers Paradise ($617,750) had the highest long-term rental yields with at least 20 sales. For houses, Pimpama, Coomera, Robina and Hope Island had the most sales. We test short-stay demand street by street.
What does an Airbnb earn on the Gold Coast?
It depends on the exact home, its size, how close it is to the beach and how it is run. Use the earnings estimate on this page for a property you are looking at, and we will check it against comparable short-stay homes nearby before you offer.

Yes. A buyer’s agent in Queensland needs a real estate licence. Our company is licensed in Queensland, so we act for you directly on a Gold Coast purchase. Every property is inspected before an offer, and we do the research, shortlisting and checks around that.
