What we do

What our Airbnb buyers agent checks before you offer

We buy with Airbnb data, not gut feel, and we check the rules before you fall in love with a house.

  • Areas where guests want to stay

Occupancy, nightly rates, seasons and demand checked with Airbnb data before we look at a single house.

  • Rules checked first

Council short-term rental rules and strata by-laws checked so you never buy a home you can’t let.

  • Income modelled

Expected bookings, rates and costs worked out for each property before you offer.

  • A long-term rental fallback

We check normal rent and vacancy too, so the property still works if plans change.

  • Search, inspect, negotiate

On-market and off-market properties, unlimited reviews and negotiation on your behalf.

  • Set up after settlement

Course access is included, and we can set up and manage the home for you.

Payment plans

Pay your Airbnb buyers agent fee monthly, not all at once

A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.

  • Pay at settlement

Nothing more until you buy. The balance is paid at settlement, with nothing added.

  • 3 months, interest-free

Split the balance into three monthly payments, with no interest at any point.

  • 12, 24 or 36 months

Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.

  • Pay it off early, any time

Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.

  • Worked out on the price you pay

Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.

  • More cash to set the home up

Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.

Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

What do you expect to pay for the property?

Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.

What Airbnb buyers worry about

Common problems when you buy an Airbnb property, and how we handle them

These are the worries we hear most on first calls with people buying an Airbnb investment property or holiday home, and what we do about each one.

  • Council and strata bans

Some councils cap the nights a whole home can be let, some states run registers or levies, and many strata schemes limit short stays in their by-laws. We check all three before you offer, so you don’t buy a home you can’t let. Our guides to Airbnb rules by state and strata rules for apartment buyers explain more.

  • Paying a holiday premium

Holiday towns sell on feeling, often to buyers who are on holiday. We value each home from recent comparable sales, not the asking price or the view, and walk away when the income can’t support the price.

  • Income claims that don’t add up

A selling agent may quote peak-season rates or another owner’s best year. We rebuild the income from real booking data for similar homes nearby, across all 12 months, then take off cleaning, platform fees and running costs. For a first look, try our free Airbnb income estimator.

  • Getting the loan to work

Lenders treat short-stay income differently, and some don’t count it at all. We check each home also works as a normal long-term rental, so your borrowing doesn’t rest on bookings. Read our guide to short-term rental loans.

  • Growth or income?

Coastal and regional holiday towns can earn well but grow unevenly. City homes near transport and events can grow steadily and still earn from short stays. We show the expected income, holding costs and growth evidence side by side, so you choose with your plan in mind.

  • Buying interstate or sight unseen

The best short-stay numbers are often far from home. Every property is inspected before you offer, by our team or a trusted local agent and building inspector, with photos, video and reports sent to you.

  • Missing a costly detail

Pool fencing, fire safety, parking, noise rules and insurance can all affect a short-stay home. We work through the same due diligence on every property; our guide to buying a profitable Airbnb sets it out.

  • Setting it up after you buy

Furniture, photos, the listing, pricing, cleaners and guest messages all need doing before the first booking. Our Airbnb course is included, and full Airbnb management is optional, from $400 a month for the first 3 months.

Who we help

Who we help buy an Airbnb or holiday home

  • You want it to actually earn

Not just in summer. We model the quiet months too, from real Airbnb data, before you make an offer.

  • You’re worried about council and strata rules

We check short-stay caps, permits and strata by-laws first, so you never buy a home you can’t let.

  • You don’t know which area works

We compare towns on guest demand, nightly rates and seasons, then search where the numbers stack up.

  • You need someone to run it

Our own team can set it up and manage it, with clear monthly reports. Management is optional, and if a long-term rental suits the home better, we’ll tell you.

  • You need the loan to work

Banks often count part of Airbnb income, not all of it, so we also check the home works as a normal rental before you buy.

  • You can’t stretch past your deposit

Spread our fee over 3, 12, 24 or 36 months instead of finding it all at once, with no interest while we search.

We work for you, never the seller. No kickbacks from developers or selling agents, and a small retainer instead of a big upfront fee.

Why we buy with data

Built by an investor who learned what makes an Airbnb earn

Our founder built 10 investment properties in 3 years. Property 10 was his first Airbnb. It went to a property manager, and in its first year it went backwards.

Looking closer, he found most Airbnb managers run homes by feel, not data. So he built his own data system. The result: 4x the revenue, and one of the best-performing holiday homes in its area.

That same data now chooses the areas and homes we buy for you, and runs them after settlement if you want us to.

Holiday homes

A holiday home buyers agent for a home you use and rent out

Buying a holiday home? Many buyers want one they can enjoy themselves that also pays its way when they are not there. As your holiday home buyers agent (some people say buyers advocate), we buy with both in mind.

  • Your weeks, planned in

Tell us which weeks you want for yourself. We model the income with those weeks blocked out, including any you want in the busy season.

  • Right for guests and for you

Bedrooms, bathrooms, parking, outdoor space and a lockable owner’s cupboard all matter. We look for homes that suit your family and the guests who pay for it.

  • Holding costs counted

Rates, insurance, cleaning, linen, maintenance, any short-stay levy and management go into the numbers, so you see what the home costs to hold each year.

  • Choosing the town

Byron Bay, Noosa, the Gold Coast, the Mornington Peninsula, the NSW South Coast or Margaret River: we compare towns on guest demand, rules and price, then search where the numbers work. See how we pick the best locations for an Airbnb investment.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Scott has been awesome throughout my journey. We bought our first investment property with Scott’s help and professional guidance. Would recommend him to any new buyers looking to kick start their investment portfolio.

Thanks for helping me Scott. You made buying in another state easy and I wouldn’t had the time to do it myself

Questions about buying an Airbnb property

What will the property earn as an Airbnb?

Before you offer, we model expected bookings, nightly rates, seasons and costs for that exact property, plus a long-term rental fallback. Book a free strategy call and we’ll walk you through the numbers for the homes you’re looking at.

What are your buyers agent fees?

$18,000 fixed for purchases up to $1.8M, Australia-wide, then a sliding scale on the part above: 0.6% to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above. That is $19,200 at $2M, $24,900 at $3M and $36,300 at $5M, GST included. A retainer from $1,000, set by the price, comes off your fee. Pay the rest at settlement or monthly over 3, 12, 24 or 36 months, with no interest while we search and the first 3 months interest-free. Airbnb course access is included.

Will council or strata allow short stays?

We check council short-term rental rules and strata by-laws before you make an offer, so you never buy a home you can’t let.

Can I lease a property and Airbnb it (arbitrage)?

It can work if you have the landlord’s written consent, the right lease terms, insurance and numbers that survive quiet months. Our Airbnb course has a full 13-lesson arbitrage module, from landlord proposals to lease terms.

Do you buy in regional areas or interstate? Who inspects?

Yes. We search Australia-wide, including regional and coastal towns, wherever guest demand and the numbers work. We have a network of agents and inspectors around Australia who inspect for us, so you never buy blind.

Will you help design and furnish the property?

Yes, on our Renovation tier ($200 a month): we help you design it for guests, from layout and furniture to styling, linen and setup, until it is ready to go live. Working with an interior designer? We work with them too.

What does an Airbnb buyers agent do?

An Airbnb buyers agent finds and buys a property that suits short stays, working for you and not the seller. We pick areas with guest demand across the year, check council and strata rules, model the income for each home from real Airbnb data, inspect, negotiate the price and guide you to settlement. A holiday home buyers agent does the same job when you also want to use the home yourself.

How is buying an Airbnb property different from buying a normal investment property?

A normal investment property is judged on long-term rent, vacancy and capital growth. An Airbnb also has to win guests every week, so we check guest demand in every season, nightly rates, how the home will photograph and compete, council and strata rules, cleaning and running costs, and whether it still works as a long-term rental if plans change.

How do I know if a property is suitable for Airbnb?

Look for steady guest demand outside school holidays, rules that allow short stays, a layout guests want (enough bedrooms, bathrooms, parking and outdoor space), something that stands out from nearby listings, and a price the income can carry. Our free Airbnb income estimator gives a first look, then we test the numbers properly before you offer.

Is an Airbnb buyers agent worth the fee?

It is when the agent knows short stays. One missed strata by-law, a council cap on nights or paying a holiday premium can cost far more than the fee. Our fee is $18,000 fixed up to $1.8M, GST included, with a retainer from $1,000 that comes off the fee, and you can pay the balance at settlement or monthly.

Do you set up and manage the Airbnb after I buy?

If you want us to. Every purchase includes our Airbnb course. Full management is optional: $400 a month for the first 3 months, then a share of what the home earns after platform fees and cleaning, GST included. If the home suits a long-term rental better, we will tell you.

Do you check Airbnb rules and regulations?

Yes, before you offer. We check the state rules (registers, levies and any caps on the nights a whole home can be let), the council’s planning rules and, for apartments and townhouses, the strata or owners corporation by-laws. Rules change, so your conveyancer or solicitor should also confirm them before the contract is unconditional. This is not legal advice.

Can you promise what the Airbnb will earn?

No. Nobody can promise Airbnb income, bookings or occupancy. Results depend on the area, the season, competition, pricing, the guest experience, the rules and running costs. What we can do is model the low season as well as the peak, compare it with a long-term rent, and show you the numbers before you offer.

Is Airbnb still profitable in Australia?

It can be, in the right place at the right price. The homes that do well have guests all year, not just in summer, rules that allow short stays, and a purchase price the income can support. Owners lose money by paying too much or guessing the income. We model the quiet months and costs first, and tell you if a long-term rental would do better.

Can I pay your buyers agent fee monthly?

Yes. After a retainer from $1,000, which comes off the fee, you can pay the balance at settlement, over 3 months interest-free, or over 12, 24 or 36 months. There is no interest while we search and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing, and you can pay it off at any time.

Can I trust the Airbnb income the selling agent quotes?

Treat it as a sales figure. Quoted income often uses peak-season rates, leaves out cleaning, platform fees and management, or comes from a better-run listing. We rebuild the numbers from real booking data for similar homes nearby, across the whole year, before you offer.

How do I avoid paying a holiday premium?

Buy on comparable sales, not holiday feelings. Prices in holiday towns can run ahead of what the income supports, and many buyers decide while they are on holiday. We value each home on recent sales, check how long similar homes took to sell, and walk away when the price and the income don’t match.

Will the bank count Airbnb income for my loan?

Some lenders count part of it, some count none, and their rules change. Plan your borrowing on the normal long-term rent and treat Airbnb income as a bonus. Talk to a broker who knows short-stay lending before you sign, and we check every home also works as a long-term rental. Our short-term rental loan guide explains the options.

Should I buy for capital growth or Airbnb income?

You may not have to choose. Coastal and regional holiday towns can earn well but grow unevenly, while city homes near transport and events can grow steadily and still earn from short stays. We show you the expected income, holding costs and growth evidence side by side, so the choice fits your plan.

Can I use my holiday home and still rent it on Airbnb?

Yes. Many owners block out their own weeks and rent the rest. Every week you keep is a week of income you give up, often in the busiest season, and your accountant will apportion deductions for the time the home is genuinely available to rent. We model the income with your own weeks taken out.

Which areas do you buy Airbnb properties in?

Australia-wide, wherever the numbers work: capital cities, coastal towns, regional and alpine areas. We compare towns on guest demand, nightly rates, seasons and the rules, then search where a home can earn all year. Our guide to the best locations for an Airbnb investment explains how we pick them.

What is the difference between an Airbnb buyers agent and a normal buyers agent?

Both find, check and negotiate for you. An Airbnb buyers agent also judges a home as a short-stay business: guest demand by season, nightly rates, council and strata rules, setup costs and what it will earn, plus a long-term rental fallback. We offer both, as an Airbnb buyers agent and an investment property buyers agent.
