➖ Beach House Layout: As a beach house, the main entrance of the property is accessible via a flight of outdoor stairs.
➖ Lakeside Location: Guests are responsible for supervising children around nearby lakes, beaches, outdoor areas, stairs, decks and balconies at all times.
➖ Identification Verification: The booker must complete ID verification if requested and required to provide a photo of their ID and a selfie after booking.
➖ Booking Contact: The person making the booking must remain contactable before and during the stay.

To maintain a welcoming and safe environment, please follow these guidelines:
Booking Details:
➖ The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
➖ All guests (including children and infants) must be included in the booking. No unregistered guests are allowed.
➖ Please provide ID verification, a profile photo, and a short description of your stay when booking.
➖ No parties, schoolies, large gatherings or events are permitted.
Check-In and Check-Out Procedure:
➖ Conduct a walkthrough upon arrival and report any damage, cleaning concerns or maintenance issues immediately. Unreported damage will be deemed the guest’s responsibility at the end of the stay.
➖ Check-in time is 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
➖ Check-out time is 10:00 AM unless otherwise agreed in writing. Late check-outs must be arranged 72 hours in advance to avoid additional charges and are not guaranteed.
➖ Lost Items: If you leave items behind, we can mail them back where practical, with postage costs payable by the guest.
Cancellations & Insurance:
➖ Please review the cancellation policy attached to your booking as the cancellation Policy is strict.
➖ We recommend securing travel insurance to protect yourself in the event of cancellation.

➖ Quiet hours are from 10:00 PM to 8:00 AM. Avoid excessive noise and disturbances to neighbours.
➖ Please keep noise to a respectful level when using the deck, balcony, outdoor areas and games hub.
➖ Loch Sport is a peaceful residential and holiday area, so respectful behavior is required at all times.
🌊 Cleanliness & Damage 🌊
➖ Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
➖ Guests are responsible for damages caused during their stay.
➖ The guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports. Please provide photos for our reference, or will be dismissed.
➖ Please provide photos of any issue where possible for our reference.
➖ Accidental damage must be reported immediately. We understand accidents happen, and when damage is reported promptly, we’ll assess it fairly.
➖ Unreported damage discovered after checkout may result in a claim for repair, replacement or additional cleaning costs.
🌊 Hair Bleach, Fake Tans, and Product Use 🌊
➖ Product Restrictions: The use of hair bleach, fake tans, dyes, body oils or similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
➖ Damage Responsibility: If these products are used on the property and result in damage to towels, bedding, furniture or other fabrics, the guest will be held responsible for the cost of repair, cleaning or replacement. Please bring your own dark towels if using any personal products that may mark or stain fabric.
➖ Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.
🌊 Smoking & Vaping 🌊
➖ Smoking and vaping are prohibited inside, on the balcony, or near the property. Any violation will result in cleaning and deodorization charges.
🌊 Pets 🌊
➖ Pets are allowed only where they are included in the booking and approved before arrival. Please confirm the number and type of pets before your stay.
➖ Pets must be supervised and kept under control at all times.
➖ Pet hair and feces must be cleaned up before departure.
🌊 Prohibited Activities 🌊
➖ No parties, schoolies, large gatherings or events are permitted. Violations may result in eviction with a $1,000 fine and forfeiture of your damage deposit.
➖ Illegal substances and open flames are strictly prohibited.
➖ Do not move large furniture, games tables or outdoor equipment without approval.
🌊 Utilities 🌊
➖ Be respectful of power and water use. Turn off lights, air-conditioning, fans, heaters and appliances when leaving the property.
➖ Regional Wi-Fi is provided but may be unstable during peak holiday periods, poor weather or network congestion.
➖ Please report any power, water, Wi-Fi or utility issue as soon as possible.
🌊 Wood Heater, Heating & Cooling 🌊
➖ Please use the wood heater safely and responsibly. Do not leave the wood heater unattended while in active use.
➖ Do not place clothing, towels, furniture or flammable items near heaters.
➖ Children must be supervised around the wood heater and all heating appliances.
➖ Please turn off heating, cooling, fans and appliances when not required.
➖ Only use approved firewood or heating materials where supplied or approved.
🌊 Cooking Restrictions 🌊
➖ Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $200 cleaning fee applies for odour removal.
➖ Fish, strong spices, smoke-heavy cooking and heavily aromatic foods may require additional cleaning or odour treatment if smells remain after checkout.
➖ Food must not be left in the fridge, freezer, pantry, oven, microwave or BBQ after checkout.
🌊 Coffee Machine Use 🌊
➖ Please do not put instant coffee in the coffee machine. The coffee machine only takes Expressi capsules.
➖ Do not disassemble the coffee machine under any circumstances.
➖ Please use the coffee machine only as intended.
➖ Please report any issue with the coffee machine rather than attempting repairs.
🌊 Keys & Lockbox 🌊
➖ The property uses self check-in via the lockbox. Lost or damaged keys are the guest’s responsibility. Guests are responsible for labor and parts costs if a locksmith is required to replace lost or damaged keys.
➖ All keys must be returned to their original location before check-out to avoid additional charges.
➖ Do not share lockbox codes with anyone outside the approved booking group. Please ensure the lockbox is closed securely after use.

Guests must leave the house in a reasonably clean condition:
➖ Ensure all kids’ games, board games, toys and puzzles are packed up and put away neatly.
➖ Return any decor, furniture and outdoor items to their original place.
➖ Any unplugged electrical items, such as TVs, lamps, appliances or entertainment equipment, must be plugged back in before departure.
➖ Ensure all cookware, cutlery, glasses and plates are washed, dried and put away.
➖ The games area is packed away with everything in its appropriate location.
➖ Dispose of excessive rubbish appropriately in the correct bins. Please take excess rubbish with you if it does not fit in the provided bins.
Please note: Failure to leave the house in a reasonable and respectful condition may forfeit your damage deposit.
🌊 Outdoor Features 🌊
1. BBQ & Outdoor Areas
➖ Please clean the BBQ and turn off gas bottles or BBQ controls after use. A $250 fee applies for uncleaned equipment.
➖ Outdoor furniture must be returned to its original position before checkout. Please do not leave rubbish, food scraps or pet waste in outdoor areas.
➖ Children must be supervised on the deck, balcony, stairs, terrace and outdoor areas at all times.
2. Games Hub
➖ Adult supervision is required when children are using the games hub. Please make sure children handle games carefully and properly. Games tables and equipment must not be climbed on, stood on or moved.
➖ Food and drinks should be kept away from games tables and electronic equipment where possible.
➖ All games, toys, puzzles and accessories must be packed away neatly after use.
➖ Any Damage in this room, and guest will be held completely liable for repairs or replacement.
➖ Children under 12 must be supervised at all times in the games area.
3. Lake, Beach & Local Area
➖ Guests are responsible for their own safety when visiting Lake Victoria, Lake Reeve, Ninety Mile Beach, local parks and surrounding areas.

➖ Please follow all local signage, rules and restrictions at beaches, lakes, parks, boat ramps and reserves.
➖ Please respect the local environment and take rubbish with you when leaving beaches, parks and lake areas.
4. Parking, Boats & Trailers
➖ Please park only in the approved parking areas.
➖ The property has parking suitable for cars, vans, boats and trailers.
➖ Do not park on neighboring land or block neighboring driveways.
➖ Boats, trailers and larger vehicles must be parked safely without obstructing access. Guests are responsible for their own vehicles, boats, trailers and belongings left at the property.
➖ Please take care when reversing or manouevring larger vehicles.
🌊 Safety & Security 🌊
➖ CCTV: External cameras is installed for security on the property and guest safety.
➖ Cameras are not installed inside private living areas, bedrooms or bathrooms.
➖ Tampering with CCTV, lockboxes, smoke alarms, safety equipment or monitoring devices will result in a $200 fee, plus technician costs.
➖ Please lock all doors and windows when leaving the property.
➖ Please report any safety issue immediately.
❌ Odour remediation may be required, including ozone treatment and additional remediation time. This includes:
➖ Fish smells
➖ Unreasonable smells left in fridges or freezers
➖ Strong spice or aromatic cooking smells
➖ Smoke, vapour, pet or bodily odours that linger after checkout
➖ For full forfeiture events, this is a pre-agreed fixed charge, and invoices will not be provided.
Please note: Smells cannot be photographed, and we cannot provide photos for odour-related deductions..

Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.

Cancellation Policy
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
