Run the numbers before you decide.

Property investment calculators for Australia: mortgage and offset, rental yield, Airbnb income, cash flow and whole property portfolios, with plain-English guides on buying, investing and short-term rental. All of the calculators are free to use, and each one works from the numbers you enter.

In short

Which property calculator do I need? To compare properties, use the rental yield calculator. To see whether a property pays for itself, use the cash flow calculator or the mortgage and offset calculator. To plan several properties at once, use a portfolio analyser. For an Airbnb or holiday rental, start with the short-term rental yield calculator.

Calculators give estimates from the numbers you enter. They are general information, not financial, tax or legal advice.

Before you start

How to get a useful answer from a calculator

A calculator is only as good as its inputs. Start with one property, use the price, rent and costs you have actually been quoted, add the loan, then stress-test the result with lower rent or occupancy and a higher interest rate to see whether the numbers still work.

  1. 1Start with one property

Run a single property through the yield or cash flow calculator first.

  2. 2Use real numbers

Use the price, rent and costs you have actually been quoted, not best-case guesses.

  3. 3Add the loan

Then model the mortgage and offset to see what the loan really costs over time.

  4. 4Stress-test it

Try lower rent or occupancy and a higher rate to see whether the numbers still work.

Property calculators: common questions

Common questions about our property calculators: whether they are free, how accurate the results are, which calculator to start with, how to work out rental yield, and whether you can model more than one property. The calculators are general information, not financial, tax or legal advice.

Are the calculators free to use?

Yes. The calculators and the Airbnb income estimate on this page are free to use. The Airbnb estimate emails you a copy.

How accurate are the results?

They are estimates based on the numbers you enter, so they are only as good as those numbers. Use real quotes for price, rent, rates and costs, and test a lower and a higher case.

Is this financial advice?

No. The calculators are general information tools. For advice on your own situation, speak with a licensed financial adviser, accountant or mortgage broker.

Which calculator should I start with?

If you are comparing properties, start with a yield calculator. If you are working out whether a property pays for itself, use the cash flow calculator or the mortgage calculator. If you own several properties, use a portfolio analyser.

Where does the Airbnb income estimate come from?

It comes from real Airbnb listings near your address, matched on bedrooms and guests. It takes about a minute.

Can I model more than one property?

Yes. The portfolio analysers let you model up to 20 properties, as investment properties, short-term rentals, or a mix with one owner-occupied home.

How do I calculate rental yield?

Gross rental yield is the yearly rent divided by the purchase price, times 100. Net rental yield takes the yearly running costs off the rent first. Our investment property yield calculator does both from the price, weekly rent and costs you enter.

What is the difference between gross and net rental yield?

Gross yield uses the rent only. Net yield also subtracts costs such as rates, insurance, management and maintenance, so it is the fairer way to compare two properties.

Is there an Airbnb calculator for Australian properties?

Yes. The Airbnb revenue estimator gives a free income estimate from real listings near your address, and the short-term rental yield and cash flow calculators work out what an Airbnb or holiday rental could return after the loan and running costs.

What does a mortgage offset calculator show?

It shows how money held in an offset account reduces the interest charged on your loan, and how much interest and time that could save. Our mortgage and offset calculator lets you test repayments, interest-only periods, extra repayments and staged saving plans.
