Reading it as a property investor
  • Rental vacancy under 1% means a strong long-term rental market, so a vacant week is less likely.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

03Registration, listing number and renewalInitial registration, advertising number, fees, expiry and renewal process
  • The current central SA sources do not establish an NSW- or WA-style statewide STRA property listing-number register.
  • A council licence, development approval, platform requirement or other property-specific registration can still apply.
  • Do not display an invented state Property ID or listing number.
How Wealth Through Property can help

Wealth Through Property can help confirm whether any council, planning or property-specific registration applies and maintain the records required by that actual process. We will not imply that a statewide listing-number scheme exists where it does not.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDevelopment approval may be required
  • Use the PlanSA property tools to identify the zone, overlays, applicable policies and assessment pathway for the exact address.
  • Obtain development approval before commencing where the applicable pathway requires it.
  • Check building classification, occupancy, smoke alarms, pool or spa safety and any certificate or approval condition that applies.
  • South Australia does not impose a general statewide annual STRA night cap or a statewide PID-STRA scheme in the official sources reviewed.
  • Use PlanSA to identify the zone, overlays, existing approvals and whether the proposed accommodation use needs development approval.
  • A change from residential use to tourist accommodation can require approval depending on the Planning and Design Code and exact proposal.

  • South Australia does not impose a general statewide annual night cap for short-term rental accommodation.
  • A local development approval, building approval, strata or community-corporation rule, lease or other property-specific condition can still restrict the operation.
  • Check the responsible council and the exact property rather than transferring a cap from another state.
How Wealth Through Property can help

07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusionsNo state minimum
  • South Australia does not impose a general statewide minimum-night requirement for short-term rental accommodation.
  • A development approval, building approval, strata or community-corporation rule, lease or platform setting can impose a property-specific minimum or maximum stay.
  • Longer occupation can change the legal and tax character of an arrangement, so the booking model must be checked on its own facts.
How Wealth Through Property can help

Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

  • This does not remove federal income tax and CGT, potential GST, South Australian land tax and Emergency Services Levy, or council rates.
  • Tax and rating treatment depends on ownership, use, valuation and the property’s circumstances.
How Wealth Through Property can help

No dedicated state short-stay levy has been identified for South Australia. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

Payment plans

Pay your buyers agent fee monthly, not all at once

A buyers agent fee usually falls due at settlement, right when your deposit, stamp duty and loan costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.

  • Pay at settlement

Nothing more until you buy. The balance is paid at settlement, with nothing added.

  • 3 months, interest-free

Split the balance into three monthly payments, with no interest at any point.

  • 12, 24 or 36 months

Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.

  • Pay it off early, any time

Clear the balance whenever you like and the interest stops. You pay what is left of the fee.

  • Worked out on the price you pay

Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.

  • More of your savings for the deposit

Spreading the fee keeps more of your cash for the deposit and buying costs, which is where it counts.

Illustrative example: on a $750,000 purchase our fee is $12,000, GST included. After a $1,000 retainer you could pay the $11,000 balance at settlement, as $3,666.67 a month for 3 months with no interest, or from $458.33 a month on the 24-month plan. Use the buyers agent fee calculator to see every option for your price.

What does an investment property buyers agent do in Adelaide?

We research Adelaide suburbs for growth, rent and vacancy, shortlist on-market and off-market properties, check the title, strata and building for the exact address, negotiate the price and guide you through to settlement.

How much does the investment property buyers agent service cost?

$12,000 fixed for purchases up to $1M, then a sliding scale: 0.4% on the part from $1M to $2M, 0.38% on the part from $2M to $5M, 0.35% on the part from $5M to $10M and 0.25% on the part over $10M. A retainer from $1,000 starts the search and comes off your fee. Pay at settlement, or monthly over 3 months interest-free, or over 12, 24 or 36 months. All amounts include GST.

Can Wealth Through Property manage the property after I buy?

If you decide to let it as a short stay, yes. Full management is $400 a month for the first 3 months, then 12.5% down to 3% of what the home earns after platform fees and cleaning, GST included. Or we can run the pricing and listings while you manage it yourself.
