“The 8 of us had a great experience staying at Sarah’s house. Located just out of the hustle and bustle of Queenstown, however it was only a 15 walk or 3 minute drive to the centre of the city. All amenities were as listed making our stay comfortable and we were able to cook meals etc at the house. A few shops below the house were handy when needing something quick. An excellent place for a large family or group.”
“The apartment is very comfortable and well appointed with nice extra touches. A few nits to be aware of: 1) You can unload your car in a little driveway, but you will have to find street parking. Easy to do, but an extra step. 2) The downstairs bathroom and shower room sinks are extremely narrow, so you've gotta be really deliberate about brushing your teeth there.”

“This was definitely one of the best Airbnb experiences I have had, if not the best. The home was comfortable, clean, and had plenty of space for the 5 of us. The views from the balcony are fantastic, the bus stop to get into town is just a short walk away, and the restaurants just downstairs were great! On top of that, we got to meet the local legend, Frank the cat, who likes to hang out right around that building. Overall, I would absolutely love to stay here again sometime!”

➖ Rental Agreement: By attending the property, you agree to the terms outlined in the short-term rental agreement, which will be sent for Signing.
➖ Location Note: This property is located above a restaurant. Restaurant might have event that might be loud until 9:30 PM.
➖ Identification Verification: Booker must complete ID verification, and provide a photo of their ID and a selfie on onbooking.
⛰️ Booking Rules ⛰️
To maintain a welcoming and safe environment, please follow these guidelines:
Booking Details:
➖ The person booking must be part of the travelling party. Where a business books on behalf of their workers, we request that the worker in charge be added to the booking.
➖ All guests (including children and infants) must be included in the booking. No unregistered guests are allowed.
➖ Provide ID verification, a profile photo, and a short description of your stay when booking.

➖ If you would like to add extra guests before your stay, this must be arranged through the platform you booked with or directly with us before arrival.
Check-In and Check-Out Procedure:
➖ Conduct a walkthrough upon arrival and report any damage or issues immediately. Unreported damages will be deemed the guest's responsibility at the end of the stay.
➖ Check-in time is 3:00 PM. During peak season, cleaning may run over time, but cleanliness and safety remain our top priorities.
➖ Check-Out Time: 10:00 AM. Late check-outs must be arranged 72 hours in advance to avoid additional charges.
➖ Lost Items: If you leave items behind, we can mail them back for a small fee.
Cancellations & Insurance:
➖ The cancellation policy is strict. We recommend securing travel insurance to protect yourself in the event of a cancellation.

To ensure an enjoyable experience for everyone, please adhere to the following:
⛰️ Noise & Respect for Neighbors ⛰️
➖ Quiet hours are from 10:00 PM to 8:00 AM. Avoid excessive noise and disturbances to neighbours.
⛰️ Cleanliness & Damage ⛰️
➖ Report any unsatisfactory cleaning or issues on arrival so we can address them promptly.
➖ Guests are responsible for damages caused during their stay.
➖ The Guest must give us 24 hours, as well as reasonable access to the property, to fix any damage or attend to uncleaned reports. Please provide photos for our reference, or will be dismissed.
⛰️ Hair Bleach, Fake Tans, and Product Use ⛰️
➖ Product Restrictions: The use of hair bleach, fake tans, or any similar products that may stain or damage property is strictly prohibited on the premises. These products can permanently damage bedding, towels, and other fabrics.
➖ Damage Responsibility: If hair bleach, fake tan, or any such products are used on the property and result in damage to towels, bedding, or other fabrics, the guest will be held responsible for the cost of repair or replacement.
➖ Reimbursement for Damages: In the event of damage, you will be asked to reimburse the cost of any items that need to be replaced or cleaned due to these products.
⛰️ Smoking ⛰️
➖ Smoking is prohibited inside, on the balcony, or near the property. Any violation will result in cleaning and deodorisation charges.
⛰️ Pets ⛰️
➖ Pets are allowed for full-house bookings. Refer to the pet-specific rules in the house manual
➖ Pet faeces must be cleaned up after your stay.
⛰️ Prohibited Activities ⛰️
➖ No parties, schoolies, or large events are permitted. Violations may result in eviction with a $1,000 fine and forfeiture of your damage deposit.
➖ Illegal substances and open flames are strictly prohibited.
⛰️ Utilities ⛰️
➖ Be respectful of Power, turn off lights, AC, and appliances when leaving the property.
➖ Fast WiFi is provided but may be unstable.
⛰️ Cooking Restrictions ⛰️
➖ Avoid cooking with strong aromatic or spiced ingredients that may leave lingering odours. A $200 cleaning fee applies for odour removal.
⛰️ Coffee Machine Use ⛰️
➖ Please do not put instant coffee in the coffee machines.
➖ Do not disassemble the coffee machines under any circumstances.
➖ In the event the main coffee machine is out of use due to guest damage, a spare pod machine will be installed in its place.
⛰️ Keys and Alarm Remotes ⛰️
➖ Lost keys or damaged: Guests are responsible for the labour and parts costs incurred if a locksmith is required to replace lost/Damaged keys or alarm remotes.
➖ All keys and alarm remotes must be returned to their original spots before check-out to avoid additional charges.
⛰️ Checkout Guidelines ⛰️
Guests must leave the house in a reasonably clean condition:
➖ Ensure all kids' games are packed up and put away neatly.
➖ Return any decor or furniture to its original place.
➖ Any unplugged electrical items, such as the TV, soundbar, or bedside lamps, must be plugged back in before departure.
➖ Ensure all cookware, cutlery, glasses, and plates are appropriately returned to the cupboard.
➖ Dispose of excessive rubbish appropriately. Please take the excessive rubbish with you.
Please note: Failure to leave the house in a reasonable and respectful way may forfeit your damage deposit.
⛰️ Outdoor Features ⛰️
1. BBQ
➖ Clean after use. A $250 fee applies for uncleaned equipment.
➖ Gas bottles: We supply gas bottles. In the event you find a gas bottle empty, the nearest refill is in Caltex in town to refill, send the receipt, and we will refund you. Otherwise, contact us and we will supply you.
⛰️ Safety & Security ⛰️
➖ Children: Upstairs balcony railings are low and easily climbable. Parents must supervise toddlers and young children.
❌ Odour remediation is required, including ozone treatment and additional remediation time. This includes:
➖ Fish smells
➖ Unreasonable smells left in fridges/freezers
➖ Strong spice or aromatic cooking smells
➖ Smoke, vapour, pet, or bodily odours that linger after checkout
➖ Please note: Smells cannot be photographed, and we cannot provide photos for odour-related deductions.
➖ For full forfeiture events, this is a pre-agreed fixed charge, and invoices will not be provided.

2. Accommodation Options
➖Full Apartment – Both upstairs and downstairs included. Sleeps up to 8 guests.
➖Full Apartment (Downstairs Accommodation Only) – Full property and outdoor areas, sleeping quarters downstairs only. Sleeps up to 4 guests.
3. Upgrade Rules

➖ Before your stay only - You may switch to Full Apartment (pay the difference in cleaning fee).
➖ During your stay - Add Upstairs anytime during your stay (have both levels, pay the cleaning fee for upstairs).
⛰️ Ongoing Improvements ⛰️
Our property is always being updated and improved, with new additions regularly introduced to enhance your stay. However, when guests do not respect the property or cause damage to amenities, furniture, or other features, it slows down our ability to make these improvements.

Cancellation Policy
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
