Thank you for choosing our home. These house rules keep the home, our neighbours and the bush around us safe. They form part of your rental agreement and apply to everyone in your group, so please read them before you book and share them with your group.

🏞️Check-in & Check-out

➖ Check-in is from 3:00 PM. Check-out is by 10:00 AM.
➖ Self check-in with a lockbox. Your lockbox code and the full address are sent 24 hours before arrival, once your ID check and rental agreement are complete.
➖ Early check-in and late check-out may be possible on request, subject to availability. Late check-out must be approved by us in writing. Without approval, $200 is charged for the first hour (or part of it), and staying more than an hour past check-out is charged as an extra night.
➖ On arrival, please walk through the home and take photos or a short video. Tell us straight away about any damage, cleaning or maintenance issue. Anything not reported on arrival may be treated as having happened during your stay.
➖ The guest who books must be 18 or over and must stay at the property for the booking.
➖ Stays are limited to 3 months, in line with the Shire of Waroona's holiday home rules.

🏞️Guests & Visitors

➖ Maximum 5 guests. The number of people at the property must match your booking at all times, including children and infants.
➖ All guests must be registered on the booking. Visitors who aren't on the booking can't come to the property, even for a short visit.
➖ To add a guest, update your booking or message us before they arrive.
➖ Unregistered people will be asked to leave. A $200 charge applies per unapproved guest, and the stay may be ended without a refund.
➖ Please only use the beds, linen and towels for the number of guests booked.

🏞️Quiet Hours & Neighbours

➖ Quiet hours are 10:00 PM to 8:00 AM. Please keep voices, music and outdoor noise low, including on the balcony, deck and gazebo, and when arriving or leaving.
➖ The BBQ, outdoor kitchen and outdoor areas aren't to be used after midnight.
➖ Preston Beach is a small, quiet residential community and sound carries across the lake and bush at night.
➖ If we, a neighbour or an authority ask you to reduce noise, please do so straight away.
➖ Please stay within the property boundaries. Don't use neighbouring lawns, gardens, driveways or verges.

🏞️No Parties or Events
~~~~~~~~~~~~~~~~~~~~
➖ No parties, events, gatherings, functions, hens or bucks nights, or commercial filming.
➖ A party or event is a serious breach. The stay may be ended straight away without a refund, and the costs it causes are charged to the guest.
➖ If police, the Shire or security attend because of noise or a gathering, the stay ends immediately without a refund.

🏞️Smoking

➖ No smoking or vaping anywhere on the property: inside, on the balcony, decks and gazebo, in the yard, garden, carport or driveway.
➖ This includes cigarettes, e-cigarettes, cannabis, shisha and incense. Candles aren't permitted either.
➖ Smoke smell, ash or butts left at the property are charged as extra cleaning, plus the $200 odour removal fee.

🏞️Pets

➖ One dog is welcome on any booking, by approval. See the pet rules in the house manual.
➖ Dogs only, sorry, no cats or other pets. Please tell us your dog's breed, size and age before arrival.
➖ Your dog is welcome inside and outside, but never on beds, sofas, chairs, cushions, rugs, linen or towels.
➖ Please don't leave your dog alone at the property.
➖ The yard is fully fenced. Please keep all gates closed.
➖ Pick up after your dog straight away, bag it and put it in the green council bin in the carport.
➖ Please keep your dog from chasing kangaroos, rabbits and birds, and from barking that disturbs the neighbours. Dogs aren't allowed in Yalgorup National Park.
➖ Tell us straight away about any accident, stain or damage. Extra cleaning, hair removal, odour treatment or repairs caused by your dog are charged to the guest.
➖ Pets that arrive without approval can't stay, and the booking may be ended without a refund.

🏞️Kitchen & Odour

➖ Cooking fish or seafood, or strongly spiced or aromatic food, isn't permitted inside. Please use the outdoor BBQ instead.
➖ Please clean fish away from the house, and keep bait out of the home's fridge, freezer, sinks and bins. Keep seafood sealed and never leave fish juices in the fridge, bins or drains.
➖ Open the kitchen's bifold window or a door when cooking.
➖ If smells remain after check-out that need extra cleaning, deodorising or ozone treatment, a $200 odour removal fee is charged, plus any loss if the next booking is delayed (rental agreement section 11).
➖ Kitchenware stays at the property. Please tell us about any breakage.
➖ The gas cooktop, oven and BBQ share the same gas bottles. Turn every burner off after use, and tell us straight away if you smell gas or the gas runs low.

🌿Fireplace & Fire Safety (WA fire bans)
~~~~~~~~~~~~~~~~~~~~
➖ The living room has a wood fireplace. A starter supply of firewood is left for your first fire. After that, please bring your own dry, untreated firewood: firewood isn't supplied beyond the starter.
➖ Only burn dry, untreated firewood. Never burn rubbish, plastic, painted or treated timber, and never use accelerants.
➖ Never leave the fire unattended. Make sure it's completely out before you go to bed, go out or check out. Keep children and your dog away from it.
➖ Total fire ban days: no wood fires (including the indoor fireplace), no charcoal or wood-fired BBQs and no open flames outdoors. Check the Emergency WA app or emergency.wa.gov.au each day in the warmer months. A fire lit on a total fire ban day may end your stay without a refund, and fines can apply.
➖ Bushfire awareness: Preston Beach sits within the bush of Yalgorup National Park and is bushfire-prone, especially in the warmer months. Check Emergency WA for warnings and follow the advice of emergency services. The evacuation plan is under the first aid box in the ensuite toilet.
➖ Keep the driveway, gates and firebreaks clear so fire trucks can get through.
➖ Please don't cover, disconnect or remove the smoke alarms.

🏞️BBQ & Outdoor Areas
~~~~~~~~~~~~~~~~~~~~
➖ The gas BBQ is in the covered alfresco area. Never leave cooking unattended, and don't move the BBQ or gas bottles.
➖ Please scrape and wipe the BBQ after use. BBQ cleaner and utensils are supplied. A BBQ left dirty is charged as extra cleaning.
➖ Please supervise children on the balcony and decks at all times, and never climb, sit on or lean over the railings.
➖ Please don't hang towels or wet swimmers on the railings. Use the clothes drying rack.
➖ Bring the outdoor cushions inside overnight, in bad weather and at check-out.
➖ Use the outdoor shower to rinse off sand and salt before coming inside, and turn the tap off fully.
➖ Wildlife: kangaroos, rabbits and birds visit the garden and the bush around the home. Please don't feed them. Snakes are active in the bush in the warmer months, so wear shoes outside and leave any snake alone. Insects can be active near the lakes; insect spray is supplied.
➖ Kangaroos are often on the roads at dawn and dusk. Please drive carefully.

🏞️Play Equipment & Children

➖ The yard has a play area with play equipment. Children must be actively supervised by an adult at all times, on the play equipment and near the BBQ, fireplace, balcony, decks and water.
➖ Check the equipment before use and stop using it if anything is loose or broken, then tell us. Don't use it when wet.
➖ Please don't move, alter or climb on the frame of the play equipment.
➖ Please supervise children closely at the beach and near the lakes. There's no lifeguard at the property.

🏞️Bins
~~~~~~~~~~~~~~~~~~~~
➖ Inside bins are under the kitchen island bench. The outside bins are kept in the carport.
➖ Bin night is Tuesday and collection is Wednesday. General rubbish is collected weekly and recycling fortnightly. If you're staying on a Tuesday night, please wheel both bins to the kerb next to the driveway, and bring them back to the carport after collection.
➖ At check-out, empty the kitchen and bathroom bins into the green council bin in the carport. If it's full, please take extra rubbish with you.
➖ Keep bin lids closed so animals can't get in. Excess rubbish or rubbish in the wrong bin is charged as extra cleaning.

🏞️Parking & Gates

➖ Free parking on site for up to 5 cars: 2 in the carport and 3 in the driveway, behind the electric gate. The garage can also be used for parking.
➖ Gate remote: button A opens the driveway gate and button B opens the garage door. Please keep the gates closed at all times.
➖ There's room behind the electric gate for a boat, trailer or caravan. Vehicles, boats and belongings are left at your own risk.
➖ Free street parking is also available. Never park on neighbours' lawns, verges or driveways.
➖ Lost keys or remotes are charged at replacement cost, plus any locksmith or call-out costs.

🏞️Security Cameras & Alarm

➖ For your security, there are 2 outdoor security cameras: one at the front door and one at the back door. They cover outdoor areas only. There are no cameras inside the home.
➖ The home has an alarm system that is monitored and managed remotely by the owner. Alarm sensors are in the 2 bedrooms, the living room and the under-house store room. They are alarm sensors, not cameras.
➖ Please don't cover, move, unplug or tamper with any camera, alarm sensor, the alarm or the modem. Tampering is a serious breach and may end your stay without a refund.
➖ If the alarm sounds, call us straight away on 0466 333 833.

🏞️Damage & Cleaning

➖ No security deposit is taken. You're still responsible for damage, extra cleaning, missing items and odour treatment caused during your stay (rental agreement sections 11 and 14).
➖ Accidents happen. Tell us straight away, with photos, so we can fix it for the next guests. Early, honest reporting keeps costs down.
➖ Bathroom towels aren't for the beach, so please bring your own beach towels. Don't use linen or towels for make-up, fake tan, hair dye or cleaning.
➖ Starter supplies are for reasonable use during your stay. Please don't take them home.
➖ Please don't rearrange furniture. Anything moved goes back where you found it before check-out.
➖ A mid-stay clean can be arranged on request, paid by the guest to our cleaners.
➖ Items left behind can be posted back at the guest's cost.

🏞️Cancellations

➖ Cancellations follow the cancellation policy shown when you booked, and it applies strictly.
➖ A $100 processing fee applies to every cancellation we refund.
➖ If cancelled nights are rebooked by another guest, we may refund those nights at our discretion, less fees.
➖ No refund is due for weather, fire restrictions, beach closures, or power or internet outages outside our control.
➖ Travel insurance is strongly recommended.

🏞️Check-out

➖ Check-out is by 10:00 AM. Before you go, please:
➖ Load the dishwasher and start it.
➖ Empty the kitchen and bathroom bins into the green council bin in the carport.
➖ Remove leftover food and drinks from the fridge, freezer and pantry.
➖ Leave all used towels in the washing basket on the washing machine. There's no need to strip the beds.
➖ Bring the outdoor cushions inside, and pick up any dog waste from the yard.
➖ Turn off all air conditioners, lights and appliances, and make sure the fire is completely out.
➖ Close the windows, lock the doors and close the gates.
➖ Return the keys and remotes to the lockbox and lock it.
➖ Check every room for your belongings.
