Wealth Through Property
Welcome to Wealth Through Property
Short-term rental services built to improve performance
Our 3 Airbnb services
Full property management
We manage the full operation for you from end to end.
Co-host support
We work behind the scenes to directly support hosts who want expert help without handing over everything.
Revenue management
A service focused purely on pricing and optimisation to improve how your property performs. Revenue management is included in both our full management and co-host services.
We do not just manage properties
We help grow your short-term rental business
Higher revenue.
Better reviews.
Stronger long-term growth.
Our results speak for themselves
How we operate
We are not a set-and-forget management business.
We operate with a performance mindset, which means we are constantly looking at what is working, what is not working, and where your property can improve.
That includes how your property is presented, how your listing is converting, how guests are responding, how your reviews are tracking, and where your revenue opportunities are.
This is the lens we bring into everything that follows.
Why we are different
Most property managers focus on growing their business.
We focus on growing yours.
We align our goals to your goals by improving how your property performs.
That means helping your property increase revenue, protect reviews, improve guest experience, and build stronger long-term growth.
We focus on improving your property to reach its maximum potential
Our aim is not just scalability.
Our aim is to help your property perform at the highest level it can, because we want the highest-performing properties in Australia.
That means we are not just looking at whether bookings are coming in.
We are looking at whether your property is performing as well as it should be.
The property itself, the listing itself, the reviews, the guest experience, and the revenue strategy all matter.
Our approach is not guesswork
We do not optimise properties based on opinion alone.
We use third-party data tools that track real performance, and we monitor that data weekly.
That allows us to see where the weakness is, where the opportunity is, and what needs to change in order to improve the result for your property.
We also optimise properties around the world, including New Zealand and America.
We start with the property, then the listing, then revenue management
Because if the actual product is weak, even strong copy and strong pricing can only do so much.
We have become experts in guest psychology. In fact, we have written lessons on it in our course.
That matters because your property has to feel worth choosing before the listing and pricing can perform at their best.
We start with the property itself
That includes identifying ways to improve:
Because stronger performance starts with having a property people actually want to choose.
Then we optimise the listing
We refine the way your property is positioned through:
The goal is to improve how guests respond to the listing and how well it converts.
Revenue management goes far beyond PriceLabs
Most people think revenue management is just dynamic pricing.
It is not.
PriceLabs is only one tool.
Real revenue management goes deeper into understanding guest behaviour, monitoring performance patterns, and tracking how people move through your listing before they ever book.
That is where better decisions come from.
We monitor your sales funnel weekly
By understanding where the weakest point is, we can work on the part of the funnel that is holding your property back.
That is how performance improves more strategically.
Better conversion creates better income
The higher the conversion rate, the more income your property can generate from the traffic it already gets.
That is why pricing is not just about the nightly rate.
It is about understanding guest behaviour, how your listing compares against competitors, how potential guests respond to your property, and what changes help turn more views into more bookings.
Higher traffic days usually mean more income.
Lower traffic means less.
But traffic alone is not enough.
It is what the property does with that traffic that matters.
What drives long-term performance
And where the client plays a critical role
Pricing matters.
Listing matters.
But lasting growth also depends on the guest experience, the property itself, and how quickly important improvements are made.
The biggest mistake owners make after handing over their Airbnb
One of the biggest mistakes people make when handing their Airbnb over to a professional is going quiet with it.
They stop engaging with the property because they assume the manager will tell them everything they need to know.
But most owners only end up seeing money coming in or out.
They do not hear enough about what guests are enjoying, what they are not enjoying, and what is quietly affecting performance.
That is where good properties can start losing momentum without the owner realising it.
This is not long-term rental
A short-term rental is different.
This is hospitality.
Beds alone do not make money.
We focus on experiences, not just accommodation
That is where better reviews and stronger pricing power often begin.
Reviews are the most important part of your business model
Reviews shape trust, conversion, pricing power, and long-term revenue.
In short-term rental, you ideally want 5-star reviews every single time.
Every drop matters.
From 5.0 to 4.9, from 4.9 to 4.8, from 4.8 to 4.7 — every 0.1 lost can cost thousands of dollars a year.
Because guests trust the property less, see the issues more clearly in the review history, and the platform algorithm begins pushing the property back.
Lower reviews do not just hurt trust
They hurt visibility
When your rating drops, guests become less confident in booking.
At the same time, the algorithm can push your property further back in the search results.
That matters because around 90% of people book from the first page.
If your property is not showing strongly there, you lose that immediate attention, and once that attention is gone, so is a big part of your opportunity to convert.
We want your property to be the one guests keep thinking about while they compare everything else.
Why many managed properties lose bookings over time
A lot of managers slowly lose focus on the individual property.
It is not that reviews “soften.”
It is that properties start getting lower reviews, trust drops, and bookings fall with it.
The guest experience becomes less intentional.
The listing loses sharpness.
The details start slipping.
And performance drops because the trust that drives bookings is no longer as strong.
We are built to prevent that, not react to it later.
Why owners need to be part of the process
Both affect guest experience, reviews, and long-term performance.
Owner involvement in the setup
Nobody knows the property like you do.
You know the details, the strengths, the story, and how the property actually works.
That is why your involvement in the setup matters.
It helps us understand the property properly and position it more effectively from the beginning.
When setup is stronger, everything that follows has a better chance of performing well.
Owner involvement in the operations
As the property runs, guest feedback tells us where the next improvements need to happen.
That may mean immediate attention to an issue.
It may mean an upgrade, an update, or adding something to the property that guests keep asking for.
If that feedback is acted on quickly, the property keeps improving.
If it is ignored or delayed, the same issues continue showing up in the guest experience and eventually in the reviews.
What we need from you
To get the best result, we need owners who are proactive, willing to improve early, and ready to treat the property like a business rather than a static asset.
That does not mean every change has to happen immediately.
It means the property needs the right mindset behind it if it is going to grow properly.
The more your property gives us to work with, the more we can do
We can always improve a listing.
But listing optimisation takes time, and stronger properties give us more ways to make that listing perform.
The more you have to offer — better design, better amenities, better photos, better features, better guest appeal — the more options we have to position the property in ways that attract guests and increase revenue.
When the product is stronger, the listing has more power.
Anything under 5-star reviews seriously hurts your Airbnb
We can optimise a listing without every update being made straight away, but only to a point.
If guest satisfaction drops and reviews start falling below 5 stars, it seriously hurts your Airbnb and your income.
Lower reviews reduce trust.
Lower trust hurts conversion.
Lower conversion limits pricing power.
And once that starts happening, it becomes much harder to recover momentum.
Waiting too long to improve the property can cost you more
If the mindset is, “We will do it later once the property makes more money,” the damage may already be done by then.
A weaker guest experience leads to lower reviews.
Lower reviews lead to weaker performance.
And weaker performance gives us less capacity to optimise the listing and push revenue higher.
The best results usually come when important improvements are made early, not after the property has already started slipping.
How we support you and your guests
We operate with active hours between 9am and 5pm, Monday to Saturday.
Outside those hours, we are still available on a reactive, when-needed basis at any time to help ensure you have peace of mind around your guests and your property.
That means you get structured day-to-day support, with the reassurance that urgent matters can still be handled when needed.
All clients get access to our course
Every client gets access to our course, valued at $10,000.
It contains 250+ lessons covering everything from how we operate, why we do things certain ways, how guest psychology affects bookings, how to improve guest experience, and how to make more money from your property.
It is there to help you understand the thinking behind our strategy and how stronger-performing properties are built over time.
Your systems stay in your name
Clients will need to sign up to PriceLabs and OwnerRez themselves.
We do this intentionally so everything stays in your name, giving you ultimate control and avoiding the feeling that you are locked in with us.
Recommended add-on: Accelerate
We highly recommend Accelerate.
Accelerate is an extra software added to your account for only $20 per month.
While PriceLabs focuses on neighbourhood data and pricing, Accelerate measures traffic data and pricing across your account, giving deeper insight into performance and helping increase revenue.
If you sign up to Accelerate, it requires 3 months’ notice when leaving.
Our fees
Co-hosting starts as low as $350 per month and goes up to $800 per month.
Revenue management starts at $300 per month.
Full service starts at $400 per month and can go up to a $1,000 minimum per month, before moving into a sliding scale.
Our fee structure is designed to sit under 15%, and can go as low as 5% depending on the tier you are placed in.
Our aim is simple:
the more money you make, the lower the percentage we charge.
Initial setup fee
There is also a one-off initial setup fee at sign-up, usually around $600 to $900.
That fee reflects the fact that we are not setting the property up in our system.
We are setting everything up in your name, in your systems, on your platforms, using your email address, and doing that work on your behalf from the beginning.
That means when the setup is complete, the structure belongs to you, not us.
What clients say
“Booking after booking — and gradually our pricing reached a level we never anticipated.”
What started as something I was unsure about turned into a property producing far more revenue than expected. Once the setup was done, the results spoke for themselves.
“My Airbnb occupancy increased from 50% to 85%, and my revenue grew by around 40%.”
Scott has been professional, responsive, and genuinely invested in helping me succeed. His advice has been clear, practical, and results-driven.
This is the difference
Most businesses in this space are built around handling tasks.
We are built around improving performance.
That means we are not just trying to keep the property operating.
We are trying to increase revenue, improve reviews, lift guest experience, strengthen trust, and help the property perform at a higher level over time.
We do not just want more properties under management.
We want better-performing properties under management.
That is why our approach, our systems, and our expectations are different.
What you are really signing up for
You are not just signing up for someone to answer messages or adjust pricing.
You are signing up for a business that looks at your property through the lens of performance:
That is the level we work at.
And that is the reason clients choose us.
