Reading it as a short-stay buyer
  • Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback

A 3-bedroom house in Albany rents for $23,400 to $49,400 a year long term, depending on the suburb. A short stay only makes sense if it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Albany short-stay rules for buyers

Taken from the same verified council audit as our Albany management page. Open a question for the detail and the official source.

YESDo I need to register an Airbnb in Western Australia?

Yes. Owners of hosted and unhosted short-term rentals must register on the state STRA Register, and it has been illegal to advertise an unregistered property, including on booking platforms, since 1 January 2025. The registration number must be shown in advertising. The initial fee is $250, with yearly renewal at $100, and fines reach $20,000 for an individual and $100,000 for a corporation.

WTP checks that the property can be registered and builds registration into the settlement plan.

WA Government: Short stay register now open for owners ↗

NODoes a hosted Airbnb need City of Albany development approval?

No. The City of Albany says hosted short-stay accommodation, where the owner, occupier or their agent lives at the dwelling, on the same lot or in the ancillary dwelling, no longer requires development approval from the City. The property must still be on the state STRA Register, and the City notes one extra on-site parking bay per bedroom and strata approval where relevant.

WTP checks whether the hosted setup suits the property's layout before you buy.

City of Albany: Hosted Short-Term Rental Accommodation ↗

CHECKDoes an unhosted Airbnb in Albany need development approval?

It depends on the City. Outside Perth and Peel, local governments decide the planning approval requirements for unhosted short-term rentals. Every short-term rental must be registered whether or not approval is needed, and registration may require proof of planning approval.

WTP checks the City of Albany's current requirements for the specific property and whether an existing approval is in place.

WA Department of Planning: Short-Term Rental Accommodation Planning Regulations ↗

CHECKWhat does the City of Albany's Holiday Accommodation policy require?

The City's Local Planning Policy 1.6 Holiday Accommodation caps a single house at 12 guests at a time, requires a management plan covering guest conduct, noise, cleaning, fire and complaint response, and asks for at least 2 on-site parking bays per 6 guests. No one may stay more than 3 months in any 12-month period, and operators keep a guest register.

WTP checks each shortlisted property against these tests, including parking and bedroom sizes, before you make an offer.

Common questions

Buying an Airbnb or investment property in Albany FAQs

Can I run an Airbnb in Albany, Middleton Beach or Emu Point?

Yes, if the property is registered on the WA STRA Register and meets the City of Albany's planning requirements. Hosted stays no longer need City development approval. For unhosted homes outside Perth, the local government decides the approval requirements, and the City's Holiday Accommodation policy sets out a management plan, parking and a 12-guest limit.

Which Albany suburbs have the most sales?

Over the last 12 months Stash recorded 56 sales in Bayonet Head, 50 in Spencer Park, 47 in McKail, 39 in Yakamia and 34 in Mira Mar. Beachside Middleton Beach and Emu Point had fewer sales and higher prices, with 3-bedroom houses at $1,900,000 and $1,350,000 from small samples.

What does an Airbnb earn in Albany?

We don't publish a single earnings figure, because results vary widely with the property, its distance to the beaches and the season. WTP runs a property-level revenue check using live booking data for comparable homes before you buy.

Does a buyer's agent need a licence to buy for me in Western Australia?

Buyer's agents must be licensed in the state where they act. WTP is licensed in Queensland and New South Wales; in Western Australia we act through licensed partners, so every purchase is handled under the right licence.

What does Wealth Through Property charge?

WTP's buyer's agent fees and what each service includes are set out on the Airbnb Buyer's Agent page (https://wealth-through-property.com.au/airbnb-buyers-agent/). We confirm the fee in writing before any work starts.

What if short-term letting doesn't work out?

The long-term rental market is a strong fallback. 3-bedroom houses leased at a median of $700 a week in Bayonet Head, $600 in Spencer Park and $650 in McKail, and Stash put house vacancy at 0.2% in Bayonet Head and 0.4% in Spencer Park.
