Reading it as a short-stay buyer
  • Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

Port Arthur and Tasman Peninsula short-stay rules for buyers

Taken from the same verified council audit as our Port Arthur and Tasman Peninsula management page. Open a question for the detail and the official source.

YESDo I need to give Airbnb a planning statement in Tasmania?

Yes. Under Tasmania's Short Stay Accommodation Act 2019, a host must give the booking platform a planning statement before it lists the property: a planning permit number, confirmation that no permit is needed, or confirmation of existing use rights. The host also gives the address, the number of bedrooms used and whether it is their main home, and the platform must display the permit status.

WTP checks what planning statement the property can lawfully give before you buy, so the listing can go live on day one.

Department of Justice (Tas), Fact Sheet SSA 1: Short Stay Accommodation Act 2019 Overview ↗

YESDoes a whole-home Airbnb investment in Tasman Council need a planning permit?

In most cases, yes. Tasmania's permit-free home-sharing exemption only covers a dwelling that is the host's main place of residence, let while the host is away or with visitors in no more than four bedrooms while the host lives there. A whole house bought as an investment does not meet that test, so a planning permit is needed from the local council.

WTP checks whether the property already holds a visitor accommodation permit or existing use rights, and what a new application to Tasman Council would involve, before you commit.

Tasmanian Government Planning Reform: Short Stay Accommodation ↗

CHECKWill visitor accommodation be permitted or discretionary in a residential zone?

It depends on the property. The state's visitor accommodation standards make the use Permitted in the main residential, rural living, environmental living and village zones when guests use existing habitable buildings, the use takes up no more than 200 m² of gross floor area per lot, and the property is not in a strata scheme with another dwelling. If those tests are not met, the use is Discretionary and the application can be advertised for neighbour comment.

WTP checks the zone, floor area and title of each shortlisted property against these tests so you know which pathway applies.

State Planning Office (Tas): Summary of Exemption and Standards for Visitor Accommodation in Planning Schemes ↗

YESDoes Tasman Council require approval for an Airbnb?

Yes. Tasman Council says planning approval is required for most types of use and development, and lists a change of use to visitor accommodation (Airbnb) as needing approval, with its own Planning Application Form for Visitor Accommodation. Council administers the Tasmanian Planning Scheme – Tasman and can be reached on 03 6250 9200.

WTP checks whether the property already has a visitor accommodation approval and what a new application would need before you buy.

Common questions

Buying an Airbnb or investment property in Port Arthur and Tasman Peninsula FAQs

Can I run an Airbnb in Port Arthur, Eaglehawk Neck or Nubeena?

Yes, with approval. Tasman Council lists a change of use to visitor accommodation (Airbnb) as needing planning approval, and Tasmania's permit-free home-sharing exemption only covers a host's main residence. Every listing must also give Airbnb a planning statement under the Short Stay Accommodation Act 2019.

Which Tasman Peninsula suburbs have the most sales?

Over the last 12 months Stash recorded 12 sales in Port Arthur, 11 in Murdunna, 9 in White Beach and 8 each in Eaglehawk Neck and Dunalley. With so few sales, every median on this page is a guide only.

What does an Airbnb earn on the Tasman Peninsula?

We don't publish a single earnings figure, because results vary widely with the property, its views, its approval and the season. WTP runs a property-level revenue check using live booking data for comparable homes before you buy.

Does a buyer's agent need a licence to buy for me in Tasmania?

Buyer's agents must be licensed in the state where they act. WTP is licensed in Queensland and New South Wales; in Tasmania we act through licensed partners, so every purchase is handled under the right licence.

What does Wealth Through Property charge?

WTP's buyer's agent fees and what each service includes are set out on the Airbnb Buyer's Agent page (https://wealth-through-property.com.au/airbnb-buyers-agent/). We confirm the fee in writing before any work starts.

What if short-term letting doesn't work out?

The long-term rental market is a fallback, but it is small. 3-bedroom houses leased at a median of $445 a week in Eaglehawk Neck and $425 in White Beach, and 2-bedroom houses at $420 in Port Arthur, with house vacancy of 1.2% in Port Arthur and 3.2% in White Beach.
