Quick answer

Can you buy an Airbnb in St Helens or the Bay of Fires? Yes, but it depends on a permit. A whole home bought as an investment usually needs a planning permit from Break O'Day Council, because Tasmania's permit-free home-sharing exemption only covers a host's own main residence, and every listing must give Airbnb a planning statement. Over the last 12 months, 3-bedroom houses sold at a median of $590,000 in St Helens and $650,000 in Scamander, and 2-bedroom units in St Helens sold at a median of $390,000.

Reading it as a short-stay buyer
  • Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

St Helens and Bay of Fires short-stay rules for buyers

Taken from the same verified council audit as our St Helens and Bay of Fires management page. Open a question for the detail and the official source.

YESDo I need to give Airbnb a planning statement in Tasmania?

Yes. Under Tasmania's Short Stay Accommodation Act 2019, a host must give the booking platform a planning statement before it lists the property: a planning permit number, confirmation that no permit is needed, or confirmation of existing use rights. The host also gives the address, the number of bedrooms used and whether it is their main home, and the platform must display the permit status.

WTP checks what planning statement the property can lawfully give before you buy, so the listing can go live on day one.

Department of Justice (Tas), Fact Sheet SSA 1: Short Stay Accommodation Act 2019 Overview ↗

YESDoes a whole-home Airbnb investment in Break O'Day Council need a planning permit?

In most cases, yes. Tasmania's permit-free home-sharing exemption only covers a dwelling that is the host's main place of residence, let while the host is away or with visitors in no more than four bedrooms while the host lives there. A whole house bought as an investment does not meet that test, so a planning permit is needed from the local council.

WTP checks whether the property already holds a visitor accommodation permit or existing use rights, and what a new application to Break O'Day Council would involve, before you commit.

Tasmanian Government Planning Reform: Short Stay Accommodation ↗

CHECKWill visitor accommodation be permitted or discretionary in a residential zone?

It depends on the property. The state's visitor accommodation standards make the use Permitted in the main residential, rural living, environmental living and village zones when guests use existing habitable buildings, the use takes up no more than 200 m² of gross floor area per lot, and the property is not in a strata scheme with another dwelling. If those tests are not met, the use is Discretionary and the application can be advertised for neighbour comment.

WTP checks the zone, floor area and title of each shortlisted property against these tests so you know which pathway applies.

State Planning Office (Tas): Summary of Exemption and Standards for Visitor Accommodation in Planning Schemes ↗

CHECKWhich planning rules does Break O'Day Council apply?

Break O'Day Council assesses planning applications that were valid from 21 July 2023 under the Tasmanian Planning Scheme, which replaces the Break O'Day Interim Planning Scheme 2013. Owners lodge enquiries through PlanBuild Tasmania or with Council's Development Application Form, with a full Certificate of Title including the Schedule of Easements. The Planning Department is on 03 6376 7900.

WTP checks the zone and any existing permit for the property under the current scheme before you buy.

Common questions

Buying an Airbnb or investment property in St Helens and Bay of Fires FAQs

Can I run an Airbnb in St Helens, Binalong Bay or Scamander?

Yes, short-stay letting is possible, but a whole home bought as an investment usually needs a planning permit from Break O'Day Council. Tasmania's permit-free home-sharing exemption only covers a host's main residence, and every listing must give Airbnb a planning statement under the Short Stay Accommodation Act 2019.

Which suburbs around St Helens have the most sales?

Over the last 12 months Stash recorded 64 sales in St Helens, 26 in St Marys, 25 in Scamander and 18 in Stieglitz. Binalong Bay had 8 sales, with 3-bedroom houses at a median of $1,065,000 from only 4 sales, so treat it as a guide.

What does an Airbnb earn around the Bay of Fires?

We don't publish a single earnings figure, because results vary widely with the property, its distance to the beach, its permit and the season. WTP runs a property-level revenue check using live booking data for comparable homes before you buy.

Does a buyer's agent need a licence to buy for me in Tasmania?

Buyer's agents must be licensed in the state where they act. WTP is licensed in Queensland and New South Wales; in Tasmania we act through licensed partners, so every purchase is handled under the right licence.

What does Wealth Through Property charge?

WTP's buyer's agent fees and what each service includes are set out on the Airbnb Buyer's Agent page (https://wealth-through-property.com.au/airbnb-buyers-agent/). We confirm the fee in writing before any work starts.

What if short-term letting doesn't work out?

The long-term rental market is a real fallback. 3-bedroom houses leased at a median of $495 a week in St Helens, $480 in Scamander and $400 in St Marys, and Stash put house vacancy at 0.5% in St Helens and 1.4% in Scamander.
