- Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
- A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in Barossa Valley rents for $20,800 to $36,400 a year long term, depending on the suburb. A short stay only makes sense if it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Barossa Valley short-stay rules for buyers

CHECKIs there a South Australian short-stay register or licence?
Not yet in force. In Parliament's 2025 debate on short-stay accommodation, South Australia was described as one of only two states with no formal oversight of the sector, and a Legislative Council select committee on the short-stay sector tabled its report on 16 September 2025. The state's position is changing.
WTP checks the latest state requirements at the time you buy and builds any registration step into the settlement plan.

CHECKDoes an Airbnb in the Barossa need development approval?
It depends on the address. PlanSA asks owners to enter the property into its Approval Wizard to see whether a proposal needs approval, and if it does, an application must be lodged for assessment against the Planning and Design Code.
WTP runs the PlanSA check for each shortlisted property and reviews its zone and overlays before you make an offer.
CHECKHow does the Barossa Valley Character Preservation District affect a purchase?
The Character Preservation (Barossa Valley) Act protects the district's rural character, heritage, township built form, viticulture and scenic and tourism values, and precludes inappropriate residential development in its rural areas. That shapes what can be built or added, especially outside the townships.
WTP checks whether the property sits inside a township or the rural district and what that means for any plans to add accommodation.
NODoes short-stay letting change how the property is valued for rates?
Usually not. The Office of the Valuer-General says short-term rental of a house or unit is distinct from commercial accommodation such as hotels, and because these properties are usually houses or units they are typically still classed as residential. Exceptions are assessed case by case.
WTP checks the property's current land use classification as part of due diligence.

Buying an Airbnb or investment property in Barossa Valley FAQs
Can I run an Airbnb in Tanunda, Nuriootpa or Angaston?
It depends on the property. South Australia has no statewide short-stay register in force today, so the key test is planning: PlanSA's approval wizard shows whether the use of a specific address needs development approval under the Planning and Design Code. Strata by-laws and title conditions also apply.
Which Barossa suburbs have the most sales?
Over the last 12 months Stash recorded 107 sales in Nuriootpa, 72 in Tanunda, 33 in Williamstown, 23 in Angaston and 21 in Lyndoch. 3-bedroom houses sold at a median of $710,000 in Nuriootpa and Tanunda and $802,500 in Williamstown.
What does an Airbnb earn in the Barossa?
We don't publish a single earnings figure, because results vary widely with the property, its location among the wineries and the season. WTP runs a property-level revenue check using live booking data for comparable homes before you buy.
Does a buyer's agent need a licence to buy for me in South Australia?
Buyer's agents must be licensed in the state where they act. WTP is licensed in Queensland and New South Wales; in South Australia we act through licensed partners, so every purchase is handled under the right licence.
What does Wealth Through Property charge?
WTP's buyer's agent fees and what each service includes are set out on the Airbnb Buyer's Agent page (https://wealth-through-property.com.au/airbnb-buyers-agent/). We confirm the fee in writing before any work starts.
What if short-term letting doesn't work out?
The long-term rental market is a strong fallback. 3-bedroom houses leased at a median of $550 a week in Nuriootpa and $585 in Tanunda, from 56 and 35 leases, and Stash put house vacancy at 0.7% in Nuriootpa and 0.5% in Tanunda.
