Buying an Airbnb in South Coast
Quick answer
What does it cost to buy in South Coast?
Can you buy an Airbnb on the NSW South Coast? Yes. Shoalhaven, Eurobodalla and the Bega Valley are outside every NSW night cap, so an unhosted Airbnb can run up to 365 nights a year once it is on the NSW short-term rental register and meets the fire safety standard. Shoalhaven adds local standards and strata by-laws can rule out units. Over the 12 months from October 2025, 3-bedroom houses sold for a median $670,000 in Nowra, $845,000 in Ulladulla, $635,000 in Batemans Bay and $915,000 in Merimbula.

- Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
- A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in South Coast rents for $28,340 to $41,340 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDepends on the property and model
- The exempt-development pathway applies to lawfully constructed dwellings permitted for residential accommodation when every relevant standard is met.
- Existing development-consent conditions and strata by-laws can restrict STRA.
- Boarding houses, seniors housing, group homes, hostels, co-living housing and other listed excluded dwelling types cannot use the residential STRA pathway.
- A development application is required when the proposed use cannot use the applicable exempt or permitted pathway.
- The council may require plans, proposed guest numbers, parking, waste and noise controls, fire-safety information, complaint contacts and an operational management plan.
- Approval is property-specific and cannot be assured.
Wealth Through Property can liaise with South Coast Council and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. South Coast Council remains responsible for deciding whether approval is required and whether it is granted.

Verification status and checked dates are shown for each section on this page
06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model
- The NSW non-hosted day limit (180 days a year) applies in Greater Sydney (not including the Central Coast), the Ballina area and certain land in the Clarence Valley and Muswellbrook areas, and Byron Shire has its own 60-day limit.
- Everywhere else in NSW the state sets no annual night cap; use the council page for the exact area.
- A development consent, strata by-law, lease or council planning policy can still limit the nights at a particular property.
Wealth Through Property can help confirm property-specific planning and approval conditions, communicate with council where required and monitor any limits imposed through an approval. We will not imply that a statewide night cap or registration period exists where it does not.
Official sources: NSW Planning — current STRA framework · NSW Planning Portal — STRA Register and PID-STRA · Read the NSW day-limit list (STRA FAQ)
Last verified: 27 July 2026
07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusions
- A booking of 21 or more consecutive days does not count towards a NSW non-hosted day limit where one applies.
- A NSW STRA booking cannot continue for more than three months under the residential-tenancy distinction described in the current state guidance.
- Development consent, strata or community by-laws, leases and platform settings may still impose property-specific stay conditions.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

- Tax treatment depends on the ownership structure, property use and individual circumstances.
- Obtain property-specific advice from a qualified tax adviser before relying on a tax position.
No dedicated state short-stay levy has been identified for New South Wales. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

The price
Airbnb buyers agent fees, worked out for your purchase
Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.
Included
- Your own buyers agent · One person who knows your brief from start to finish.
- Strategy session and 20-year plan · Where this property fits in your bigger plan.
- Airbnb data software · Real occupancy and nightly-rate data for every area we test.
- Unlimited reviews and negotiations · As many properties as it takes to get the right one.
- Off-market and pre-market access · Where available.
- Airbnb course access · Learn how the business works, free.
Good to know
- The retainer comes off your fee, never on top of it.
- Pay the balance at settlement, or spread it with a monthly payment plan.
- Airbnb course access is included with every purchase.
- All fees include GST.
The fee scale and retainer
Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.
Download the brochure (PDF). After you buy, full management is optional: $340 a month for the first 3 months, then a share of what the home earns. How do buyers agent fees compare? See buyers agent fees in Australia.
Pay monthly: see how the payment plans work3 to 36 months
Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Thanks for helping me Scott. You made buying in another state easy and I wouldn’t had the time to do it myself

Common questions
Buying an Airbnb in South Coast: questions buyers ask
Can I run an Airbnb in the South Coast?
Yes. Shoalhaven, Eurobodalla and the Bega Valley are not in any NSW capped area, so an unhosted short-term rental can run up to 365 nights a year under the state rules, and Shoalhaven City Council confirms there is no day cap there. It must be on the NSW register with its PID-STRA number on every listing, meet the fire safety standard and follow the Code of Conduct. Strata by-laws can ban it in units.
What are the best suburbs to buy an Airbnb in the South Coast?
By sales over the past 12 months, Sanctuary Point (205 house sales), Nowra (148), Bomaderry (126) and Ulladulla (123) are the busiest markets in Shoalhaven; Malua Bay, Surf Beach and Moruya lead in Eurobodalla; and Merimbula, Tura Beach and Bega in the Bega Valley. Beach towns such as Vincentia, Huskisson, Mollymook Beach and Broulee cost more (3-bedroom houses from about $995,000 to $1,450,000 median).
What does an Airbnb earn in the South Coast?
It depends on the home, the street and the season, so we don’t quote a single figure. Use the earnings estimate on this page for a specific address, and WTP models nightly rates and occupancy from live comparable listings before you buy.
Does a buyer’s agent need a licence?
Yes. In NSW and Queensland a buyer’s agent must be licensed. WTP holds a licence in NSW and Queensland, and works through licensed partners in other states.
What are WTP’s buyer’s agent fees?
Our fee is set out on our Airbnb buyer’s agent page. We confirm it in writing before you sign anything.
What if an Airbnb in the South Coast doesn’t work out?
You can lease it long term. 3-bedroom houses leased for a median $550 a week in Nowra and Sanctuary Point, $580 in Ulladulla, $550 in Batemans Bay and $690 in Merimbula over the past 12 months. House vacancy ranged from 0.4% in Merimbula to 1.2% in Nowra.
Can I pay the buyer’s agent fee in instalments?
Yes. A retainer from $1,000, credited to the fee and refundable in full within 7 days, starts the search. The rest of the fee can be paid at settlement or monthly instead of all at once, and the plan is confirmed in writing before you sign.
I live outside the South Coast. Can you still buy an Airbnb there for me?
Yes. Every property is inspected before an offer, and you get the numbers, photos and checks by email or video call. You do not need to travel to the South Coast to buy.

Is an Airbnb buyer’s agent worth it on the NSW South Coast?
A 3-bedroom house has a $712,500 median in Sanctuary Point, $1,150,000 in Vincentia and $915,000 in Merimbula, and council standards and strata by-laws differ by town, so a wrong purchase is expensive. An Airbnb buyer’s agent checks the rules, earnings and the long-term rent fallback before you offer.
Which council areas do you search on the South Coast?
Shoalhaven, Eurobodalla and the Bega Valley, including towns such as Sanctuary Point, Nowra, Ulladulla, Vincentia, Huskisson, Batemans Bay, Malua Bay, Moruya, Merimbula and Bega. We match the town to your budget and how you plan to use the home.
How do I register an Airbnb on the NSW short-term rental register on the South Coast?
Every NSW short-term rental must be registered on the NSW Planning Portal before it is advertised, with a $65 fee for new registrations and a $25 annual renewal, and the PID-STRA number must appear on every listing. The home must meet the NSW fire safety standard. We check eligibility before you offer.
