Buying an Airbnb in Outback NSW
Quick answer
What does it cost to buy in Outback NSW?
Can you buy and run an Airbnb in Outback NSW? Yes. None of the Outback NSW councils is on the NSW list of capped areas, so a registered, fire-safe whole home can be let all year, subject to strata and any consent on the property. In the last 12 months 3-bedroom houses sold at a $280,000 median in Broken Hill (212 sales), $312,500 in Cobar and $622,500 in Gol Gol, and 2-bedroom houses in Broken Hill sold at $187,000. Most other towns had solely a few sales, so we price from individual comparables.

Four checks we make on every Outback NSW property
- Thin marketsOutside Broken Hill, Cobar and the Sunraysia towns most localities had fewer than 10 sales a year. We value from individual sales, not medians.
- Who stays and whenDemand comes from tourism, mining and project workers and seasonal travel. We check which applies to the town before we recommend a property.
- Building conditionOlder homes in Broken Hill and remote towns can need roof, stumping, wiring or cooling work. We arrange inspections before any offer.
- Rent as a fallbackWe check local rents and vacancy, such as Broken Hill 3-bedroom houses at $380 a week and 1.7% house vacancy, in case the home is let long term.

- Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback
A 3-bedroom house in Outback NSW rents for $18,200 to $27,560 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.
Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDepends on the property and model
- The exempt-development pathway applies to lawfully constructed dwellings permitted for residential accommodation when every relevant standard is met.
- Existing development-consent conditions and strata by-laws can restrict STRA.
- Boarding houses, seniors housing, group homes, hostels, co-living housing and other listed excluded dwelling types cannot use the residential STRA pathway.
- A development application is required solely when the proposed use cannot use the applicable exempt or permitted pathway.
- The council may require plans, proposed guest numbers, parking, waste and noise controls, fire-safety information, complaint contacts and an operational management plan.
- Approval is property-specific and cannot be assured.
Wealth Through Property can liaise with Outback NSW Council and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. Outback NSW Council remains responsible for deciding whether approval is required and whether it is granted.

Wealth Through Property can liaise with Outback NSW Council on the owner’s behalf, help confirm the planning pathway for the property, coordinate the information required by council and help prepare the property for compliant operation. Where an approval is required, we can assist with council communication and the approval process. Council remains responsible for deciding whether approval is required and whether it is granted.
Verification status and checked dates are shown for each section on this page
06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model
- The NSW non-hosted day limit (180 days a year) applies solely in Greater Sydney (not including the Central Coast), the Ballina area and certain land in the Clarence Valley and Muswellbrook areas, and Byron Shire has its own 60-day limit.
- Everywhere else in NSW the state sets no annual night cap; use the council page for the exact area.
- A development consent, strata by-law, lease or council planning policy can still limit the nights at a particular property.
Wealth Through Property can help confirm property-specific planning and approval conditions, communicate with council where required and monitor any limits imposed through an approval. We will not imply that a statewide night cap or registration period exists where it does not.
Official sources: NSW Planning — current STRA framework · NSW Planning Portal — STRA Register and PID-STRA · Read the NSW day-limit list (STRA FAQ)
Last verified: 27 July 2026
07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusions
- A booking of 21 or more consecutive days does not count towards a NSW non-hosted day limit where one applies.
- A NSW STRA booking cannot continue for more than three months under the residential-tenancy distinction described in the current state guidance.
- Development consent, strata or community by-laws, leases and platform settings may still impose property-specific stay conditions.
Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

Last verified: 27 July 2026
08Government short-stay tax or levySeparate state levy, rate, liable party and stay-length exclusions
- STRA registration charges are separate from income tax, GST, land tax, council rates and other owner liabilities.
- Tax treatment depends on the ownership structure, property use and individual circumstances.
- Obtain property-specific advice from a qualified tax adviser before relying on a tax position.
No dedicated state short-stay levy has been identified for New South Wales. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

The price
Airbnb buyers agent fees, worked out for your purchase
Pick your price range or type your budget. You see the fee, the retainer and every way to pay, straight away. All prices include GST.
What do you expect to pay for the property?
Your fee: $18,600 0.98% of the price, GST included. If you buy for more or less, it’s worked out again on the price you actually pay.
No interest while we search, and the first 3 months are interest-free. After you buy, interest is charged on what’s still owing, nothing more. Pay it off at any time and the interest stops: you just pay what’s left of the fee.
Included
- Your own buyers agent · One person who knows your brief from start to finish.
- Strategy session and 20-year plan · Where this property fits in your bigger plan.

Good to know
- The retainer comes off your fee, never on top of it.
- Pay the balance at settlement, or spread it with a monthly payment plan.
- Airbnb course access is included with every purchase.
- All fees include GST.
The fee scale and retainer
Each rate applies to the part of the price inside its band, not the whole price. All amounts include GST.
Download the brochure (PDF). After you buy, full management is optional: $340 a month for the first 3 months, then a share of what the home earns. How do buyers agent fees compare? See buyers agent fees in Australia.
Pay monthly: see how the payment plans work3 to 36 months
Payment plans
Pay your Airbnb buyers agent fee monthly, not all at once
A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.
- Pay at settlement
Nothing more until you buy. The balance is paid at settlement, with nothing added.
- 3 months, interest-free
Split the balance into three monthly payments, with no interest at any point.
- 12, 24 or 36 months
Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.
- Pay it off early, any time
Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.
- Worked out on the price you pay
Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.
- More cash to set the home up
Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.
Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Common questions
Buying an Airbnb in Outback NSW: questions buyers ask
Can I run an Airbnb in Outback NSW?
Yes. The property must be on the NSW STRA Register, meet the STRA Fire Safety Standard and follow the Code of Conduct. Outback NSW councils are not on the NSW list of capped areas, so a non-hosted whole home can be let all year, subject to strata by-laws and any consent on the property.
Which Outback NSW towns are best for an Airbnb investment?
It depends on the guests you want. Broken Hill had by far the most sales (3-bedroom houses at a $280,000 median), followed by Cobar ($312,500 for 3 bedrooms) and the Murray river towns of Gol Gol ($622,500), Wentworth ($585,000) and Buronga ($780,000 for 4 bedrooms).
What could an Airbnb in Outback NSW earn?
It depends on the town, the property and the season. We model each home’s likely nightly rate and occupancy from live comparable Airbnb listings before you buy, rather than quoting a regional figure.
Does a buyer’s agent need a licence in Outback NSW?
Yes. In NSW a buyer’s agent must hold a real estate licence (or work under a licensed agent’s certificate of registration). Wealth Through Property is licensed in NSW and Queensland; in other states and territories we work through licensed partner agents.
What does Wealth Through Property charge as a buyer’s agent?
See Our Fees on our Airbnb buyer’s agent page (wealth-through-property.com.au/airbnb-buyers-agent/). We confirm the fee in writing before we start, and we don’t quote fees on location pages because the scope differs from brief to brief.
What if I let the home long term instead?
3-bedroom houses leased at a $380 a week median in Broken Hill and Cobar and $530 in Gol Gol. Stash shows house vacancy of 1.7% in Broken Hill and Gol Gol and 0% in Cobar, so a long-term tenant is a realistic fallback.
