Buying in Mid North Coast

Buying an Airbnb in Mid North Coast

Quick answer

What does it cost to buy in Mid North Coast?

Can you buy an Airbnb on the Mid North Coast? Yes. The Mid North Coast councils are outside every NSW night cap, so an unhosted Airbnb can run up to 365 nights a year once it is on the NSW short-term rental register and meets the fire safety standard. Coffs Harbour and Kempsey say a 180-day limit could follow proven conflict, and strata by-laws can rule out units. Over the 12 months from October 2025, 3-bedroom houses sold for a median $825,000 in Port Macquarie, $795,000 in Coffs Harbour and $787,500 in Forster.

Four checks we make on every Mid North Coast property

  • Council position on night limitsCoffs Harbour and Kempsey both describe a path to a 180-day limit where land-use conflict is proven. We check the current council position for the street you are buying in.
  • Units and strataPort Macquarie (243), Coffs Harbour (183) and Forster (99) had the most unit sales. NSW owners corporations can ban unhosted short-term rental, so we read the by-laws first.
  • A long-term rent fallback3-bedroom houses leased for a median $630 a week in Port Macquarie, $670 in Coffs Harbour and $650 in Forster, with house vacancy at 0.8%, 0.8% and 0.7%. We test both strategies.

Reading it as a short-stay buyer
  • Rental vacancy under 1% means a strong long-term rental fallback if you ever stop short-stay letting.
  • A low owner-occupier share and lots of new approvals can mean more competing rentals. Check both.
  • Days on market shows how quickly you could sell. Fewer days means an easier exit.

Long-term rent is your fallback

A 3-bedroom house in Mid North Coast rents for $25,220 to $37,440 a year long term, depending on the suburb. A short stay makes sense when it clears that comfortably after cleaning, platform and management costs, which is why we test both before you buy.

Follows the Houses / Units and bedroom buttons above. With several bedroom counts picked, each suburb shows the sales-weighted average of those sizes. Your suburb is shown first, then the 4 highest gross yields.

04Approval and lawful-use confirmationWhat the verified evidence says and what must be confirmed for the exact propertyDepends on the property and model
  • The exempt-development pathway applies to lawfully constructed dwellings permitted for residential accommodation when every relevant standard is met.
  • Existing development-consent conditions and strata by-laws can restrict STRA.
  • Boarding houses, seniors housing, group homes, hostels, co-living housing and other listed excluded dwelling types cannot use the residential STRA pathway.
  • A development application is required solely when the proposed use cannot use the applicable exempt or permitted pathway.
  • The council may require plans, proposed guest numbers, parking, waste and noise controls, fire-safety information, complaint contacts and an operational management plan.
  • Approval is property-specific and cannot be assured.
How Wealth Through Property can help

Wealth Through Property can liaise with Mid North Coast Council and relevant planning professionals, help confirm the planning pathway and coordinate the documents required for an application. Mid North Coast Council remains responsible for deciding whether approval is required and whether it is granted.

Verification status and checked dates are shown for each section on this page

06Hosted or unhosted night limitsOperating caps for the hosted or unhosted model
  • The NSW non-hosted day limit (180 days a year) applies solely in Greater Sydney (not including the Central Coast), the Ballina area and certain land in the Clarence Valley and Muswellbrook areas, and Byron Shire has its own 60-day limit.
  • Everywhere else in NSW the state sets no annual night cap; use the council page for the exact area.
  • A development consent, strata by-law, lease or council planning policy can still limit the nights at a particular property.
How Wealth Through Property can help

Wealth Through Property can help confirm property-specific planning and approval conditions, communicate with council where required and monitor any limits imposed through an approval. We will not imply that a statewide night cap or registration period exists where it does not.

Last verified: 27 July 2026

07Minimum-stay and longer-booking rulesMinimum nights, maximum stays and longer-booking exclusions
  • A booking of 21 or more consecutive days does not count towards a NSW non-hosted day limit where one applies.
  • A NSW STRA booking cannot continue for more than three months under the residential-tenancy distinction described in the current state guidance.
  • Development consent, strata or community by-laws, leases and platform settings may still impose property-specific stay conditions.
How Wealth Through Property can help

Wealth Through Property can introduce compliant longer-stay and mid-term strategies and correctly record any qualifying longer-booking exclusion.

08Government short-stay tax or levySeparate state levy, rate, liable party and stay-length exclusions
  • STRA registration charges are separate from income tax, GST, land tax, council rates and other owner liabilities.
  • Tax treatment depends on the ownership structure, property use and individual circumstances.
  • Obtain property-specific advice from a qualified tax adviser before relying on a tax position.
How Wealth Through Property can help

No dedicated state short-stay levy has been identified for New South Wales. Wealth Through Property can help maintain booking records and refer owners to an accountant for advice about GST, income tax, land tax, council rates and other property-specific obligations.

Payment plans

Pay your Airbnb buyers agent fee monthly, not all at once

A buyers agent fee usually falls due at settlement, right when the deposit, stamp duty, furniture and setup costs land. We let you spread it. You start with a retainer from $1,000, which comes off your fee, then choose how to pay the rest.

  • Pay at settlement

Nothing more until you buy. The balance is paid at settlement, with nothing added.

  • 3 months, interest-free

Split the balance into three monthly payments, with no interest at any point.

  • 12, 24 or 36 months

Smaller monthly payments. No interest while we search, and the first 3 months are interest-free. After you buy, 0.5% a month applies to what is still owing.

  • Pay it off early, any time

Clear the balance whenever you like and the interest stops. You pay what is left of the fee, nothing more.

  • Worked out on the price you pay

Payments start on your estimated price. When you buy, the fee is worked out again on the actual price, and anything paid over is refunded.

  • More cash to set the home up

Spreading the fee keeps more of your cash for the deposit, furniture and setup, so the home can start taking bookings sooner.

Illustrative example: on a $1.5M Airbnb purchase our fee is $18,000, GST included. After a $1,500 retainer you could pay the $16,500 balance at settlement, as $5,500 a month for 3 months with no interest, or from $687.50 a month on the 24-month plan. Use the Airbnb buyers agent fee calculator to see every option for your price.

What our clients say on Google

I’ve bought two properties through Scott and both have been excellent buys. He found great value in strong locations, and the growth has been solid. Because of the results from those first two, I’m now in a position to buy another two investment properties and I’ll definitely be using Scott again.

Scott has been awesome throughout my journey. We bought our first investment property with Scott’s help and professional guidance. Would recommend him to any new buyers looking to kick start their investment portfolio.

Thanks for helping me Scott. You made buying in another state easy and I wouldn’t had the time to do it myself

Common questions

Buying an Airbnb in Mid North Coast: questions buyers ask

Can I run an Airbnb in the Mid North Coast?

Yes. None of the Mid North Coast councils is in a NSW capped area, so an unhosted short-term rental can run up to 365 nights a year under the state rules. It must be on the NSW register with its PID-STRA number on every listing, meet the fire safety standard and follow the Code of Conduct. Coffs Harbour and Kempsey say a 180-day limit could be sought where conflict is proven, and strata by-laws can ban it in units.

What are the best suburbs to buy an Airbnb in the Mid North Coast?

By sales over the past 12 months, Port Macquarie (624 houses, 243 units), Coffs Harbour (368 houses, 183 units), Taree (266 houses) and Forster (254 houses, 99 units) are the busiest markets. Beach towns such as Sawtell, Lake Cathie, Bonny Hills and Hawks Nest cost more (3-bedroom houses $880,000 to $1,235,000 median), while Taree, Kempsey and Wauchope are lower entry prices.

What does an Airbnb earn in the Mid North Coast?

It depends on the home, the street and the season, so we don’t quote a single figure. Use the earnings estimate on this page for a specific address, and WTP models nightly rates and occupancy from live comparable listings before you buy.

Does a buyer’s agent need a licence?

Yes. In NSW and Queensland a buyer’s agent must be licensed. Wealth Through Property holds its licence in Queensland. In NSW we work with a locally licensed agent on the ground, or you make offers and sign contracts in your own name with our guidance, so you stay in control across the Mid North Coast.

What are WTP’s buyer’s agent fees?

$18,000 fixed for purchases up to $1.8M, then 0.6% on the part from $1.8M to $2M, 0.57% to $5M, 0.525% to $10M and 0.375% above that. A retainer from $1,000 starts the search and comes off your fee. Pay at settlement, or monthly over 3 months interest-free, or over 12, 24 or 36 months. All amounts include GST. See the Airbnb buyer’s agent page. We confirm it in writing before you sign anything.

What if an Airbnb in the Mid North Coast doesn’t work out?

You can lease it long term. 3-bedroom houses leased for a median $630 a week in Port Macquarie, $670 in Coffs Harbour, $650 in Forster and $520 in Taree over the past 12 months. House vacancy was 0.8% in Port Macquarie and Coffs Harbour, 0.7% in Forster and 1.0% in Taree.

Should I buy in Port Macquarie or Coffs Harbour for an Airbnb?

Both are busy markets. Over the past 12 months Port Macquarie recorded 624 house and 243 unit sales and Coffs Harbour 368 houses and 183 units. The median 3-bedroom house is $825,000 in Port Macquarie and $795,000 in Coffs Harbour, and house vacancy is 0.8% in both. Before you offer, WTP models nightly rates and occupancy for the specific address from live comparable listings.

What short-term rental rules apply on the Mid North Coast?

Hosting in NSW needs short-term rental registration ($65 the first year, then $25 a year) and the fire-safety standard. The 180-day cap on non-hosted stays applies in Greater Sydney, Ballina and some mapped areas, and elsewhere a home can be let up to 365 nights a year. We check the council and the address before you make an offer.
