What is Airbnb management?
Airbnb management is when a company runs your short-term rental for you. It sets the nightly prices, writes and updates the listing, answers guests, books the cleaners, sorts out problems during a stay and looks after reviews. You own the home, and your Airbnb manager runs it.
It isn’t the same as a normal property manager. A long-term property manager finds one tenant, collects the rent and arranges repairs. Airbnb property management changes every night: prices move with demand, the home is listed on Airbnb, Booking.com and Vrbo, guests come and go, and it’s cleaned between every stay. Renovating, furnishing or waiting to leave your manager? The Renovation tier is $200 a month, GST included. We help you design and set up the home for guests, then move you onto full management when you are about two weeks from going live.
Homes we help design from the start are far more likely to reach the results we expect. When owners come to us after it’s finished, we have to work with what’s there.

You’re not local. How can you manage my home from somewhere else?
The work that makes an Airbnb earn happens online: pricing, the listing, guest messages, reviews and reporting. We do that from our Sydney head office using live market data. On the ground, every home has local independent cleaners and trades and self check-in with two lock boxes (one for guests, one for emergencies), so nobody needs to meet guests. How much do Airbnb managers charge in Australia?

Is an Airbnb co-host the same as an Airbnb manager?
Not quite. A co-host is someone added to your Airbnb listing to help with the jobs you agree on, and you often keep the rest yourself, like cleaning, restocking or repairs. An Airbnb manager runs the whole home for you: pricing, the listing on every platform, guests, cleaners and reviews. We’re a full Airbnb manager, and your listing stays in your name.
How much does an Airbnb co-host charge in Australia?
Airbnb says co-hosts typically charge 15% to 25% of each booking for ongoing support, sometimes with a flat setup fee (checked 19 October 2026). Co-hosts who only do pricing and guest messages can charge less, often plus GST, and leave the cleaning and repairs to you. Our full management is 12.5% falling to 3%, GST included, worked out after Airbnb’s fees and cleaning. Work out your fee.
Do you offer Airbnb co-hosting?
No. We offer full management, which includes everything a co-host usually does and more: daily pricing, your listing, every guest message, cleaners, reviews and a live portal showing every booking and every dollar. We don’t offer a part-time co-host arrangement.
Is there a setup fee? How do I leave?
No setup fee: your first 3 months cover the full setup. In your first year, give one month’s notice. After that, give three months’ notice. Your listings, reviews and bookings stay with you.
What does “what your home earns” mean?
The booking income after Airbnb’s fees and cleaning come out. Our percentage is worked out on that, not on the full booking price. See the price.
Will you help design and furnish the place?
Yes, on our Renovation tier ($200 a month): we help you design it for guests, from layout and furniture to styling, linen and setup, then move you onto full management when you’re about 2 weeks from going live. Can I still use the home myself?
Yes. Block dates for your own stays whenever you like.
Do you manage granny flats, studios or single rooms?
Granny flats, secondary dwellings and studios, yes. We don’t manage single rooms or room letting.
