Where to begin
Three ways to start an Airbnb business in Australia
There are three ways to start an Airbnb business in Australia: use a property you already own, lease a property and run it as an Airbnb (arbitrage), or buy a property to run as an Airbnb. The course covers all three, and the free lessons let you see the order before you commit.
- Use a property you already own
Your home, granny flat or investment property. Start with the free lessons, then set it up in the order the course teaches. Want it run for you instead? See full Airbnb management.
- Lease a property and run it (arbitrage)
Module 3 covers the five layers of permission (lease, strata, council, state law and insurance), landlord proposals, break-even and reserves, and your exit plan, before you sign anything.
- Buy a property to run as an Airbnb
Our Airbnb buyers agent finds the property and includes the course free. Not sure about your strategy? Talk to us about property mentoring. Check what a home could earn with the Airbnb revenue estimator.

Facts checked 28 October 2026.
- Airbnb's Help Centre says most hosts pay a single 15.5% service fee, deducted from the host's payout, so your pricing needs to allow for it (Airbnb service fees, checked 28 October 2026).
- The ATO says an Australian resident who owns an asset for at least 12 months can currently reduce their capital gain by 50%, which matters if you run an Airbnb in a property you own and later sell. The ATO also says that from 1 July 2027 this discount is replaced by cost base indexation and a 30% minimum tax rate on gains that accrue after that date, so check the rules with your accountant (ATO: CGT discount, checked 28 October 2026).

Questions about the course
How do I get started from scratch?
Start with the free lessons. The course opens with a 10-lesson introduction covering your first 30 days, the setup order that saves rework, the tools you’ll use and the Australian rules to check before you list.
What does the Airbnb course cover?
It covers 15 modules and 276 lessons (including a 10-lesson introduction), from the listing funnel and pricing to OwnerRez systems, guest messaging, reviews and direct bookings. Every option includes Revenue Management for one property for 12 to 24 months.
Is the course included if I buy with you?
Yes. Course access is included free with our Airbnb Buyers Agent service.
How much does the Airbnb course cost?
$7,500 in one payment, or a payment plan: 8 payments of $1,000, 17 payments of $500 or 24 payments of $375 a month. The course is included free with our Airbnb buyers agent service.
How do I start an Airbnb business in Australia?
Check the rules first: your council, your state (NSW, for example, has a short-term rental register and a 180-day cap for homes you don’t live in across Greater Sydney) and any strata by-laws. Then work out what similar homes earn, set the home up for guests, list it through a channel manager with dynamic pricing, and line up cleaners. The free lessons cover the first 30 days in order.
Do I need OwnerRez and PriceLabs?
They’re strongly recommended, not compulsory. The course shows exactly how we set up OwnerRez as the channel manager and PriceLabs for pricing, because that’s what we run on the homes we manage. Expect about US$20 a month for PriceLabs and about US$55 a month for a channel manager.
Is the course built for Australian hosts?
Yes. It’s made by an Australian team and covers Australian short-stay rules, insurance and guest screening, with the same systems we use on homes we manage across Australia. The pricing, listing and guest messaging lessons work for hosts anywhere.
Will the course help me become a Superhost?
It covers what Airbnb rewards: a 4.8+ overall rating, replies to 90% of new messages within 24 hours, under 1% cancellations and at least 10 stays (or 3 stays totalling 100 nights). Module 10 is guest messaging (35 lessons) and module 12 is reviews and guest retention (14 lessons). Airbnb checks Superhost status every 3 months.

Can I start an Airbnb business without owning property?
Yes. The usual route is Airbnb arbitrage: you lease a property long-term at a fixed rent, run it as a short-term rental with the landlord’s written permission, and keep the margin. Module 3 has 13 lessons on landlord proposals, the numbers and the protections. You can also buy a property for Airbnb with us and get the course free.
What is rental arbitrage in Australia?
Rental arbitrage, also called rent to rent, means leasing a property from a landlord, getting written permission to run it as a short-term rental, and keeping the difference between the booking income and your costs. You carry the lease, so the numbers, the lease terms and your exit plan matter before you sign. Module 3 has 13 lessons on it, and some are free to watch.
Is Airbnb arbitrage legal in Australia?
It can be, but only when five layers all say yes: the lease and the landlord’s written consent, strata by-laws, council planning rules, state laws and insurance. A live listing on Airbnb or Booking.com doesn’t mean a property is approved. This is general information, not legal advice, so check every layer for your property.
Can I sublet my rental on Airbnb in NSW, Queensland or Victoria?
Not without the landlord’s written consent. In NSW, section 74 of the Residential Tenancies Act 2010 allows a tenant to sublet only if the landlord gives written consent. The Queensland RTA says a tenant must get written permission before subletting. In Victoria, a head renter needs the landlord’s written consent or a VCAT order, and the landlord can’t withhold consent unreasonably. Those rules cover subletting. Short-term letting can face further limits from strata by-laws, council rules and insurance, so check every layer. This is general information, not legal advice.
Do I need landlord permission to Airbnb a rental property?
Yes. Standard Australian residential leases usually restrict subletting and limit use to residential occupation, so short-term letting needs the landlord’s written consent in the lease or a signed addendum. Strata by-laws can still restrict short-term letting even when the landlord agrees, so check the building’s by-laws as well.
How do I show a landlord the numbers for Airbnb arbitrage?
Landlords want to know what happens if the rent can’t be paid. Use conservative revenue, a break-even occupancy well below what’s realistic, a separate cash reserve (five months at launch, three months ongoing) and a written exit threshold. Don’t oversell the income. The arbitrage module walks through each step.
Is there a free Airbnb course in Australia?
Part of ours is free. Some lessons are open to watch without signing up, including one on what Airbnb arbitrage is and why landlords resist it. The full course is $7,500 in one payment or from $375 a month, GST included, and every option includes Revenue Management for one property. Try the free lessons.
How much can I earn from an Airbnb?
It depends on the suburb, the number of bedrooms and how well the home is priced and run, so no honest figure fits everyone. Use our Airbnb revenue estimator for a guide before you commit. The course shows how to check demand and run the numbers before you buy or lease.
How much does it cost to start an Airbnb business in Australia?
It depends on whether you own the home or lease it. Expect furniture and setup, a bond and rent if you lease, a cash reserve for slow months, cleaning and linen, and software: about US$20 a month for PriceLabs and about US$55 a month for a channel manager. The arbitrage numbers lesson covers break-even and a reserve of five months at launch, then three. Run your own figures first with the Airbnb revenue estimator.
Is Airbnb still profitable in Australia?
It can be, but it depends on the suburb, the bedrooms, the local rules and how well the home is priced and run. Averages hide a lot, because many listings are only open part of the year. Check what comparable homes earn before you commit and plan for slow months. The course teaches the demand, pricing and break-even checks first.
Can I start an Airbnb management business?
The course teaches the systems used to run short-term rentals: a channel manager, pricing, guest messaging, cleaners and reviews, as a repeatable framework for every property you run. Before you take on other people’s homes, check with your state’s fair trading or real estate regulator whether a licence is required, and agree fees and duties with each owner in writing.
What is a short-term rental course?
A short-term rental course teaches you how to set up and run a holiday or Airbnb-style rental: the numbers, the rules, the listing, pricing, guest messaging, cleaning and reviews. Ours is a step-by-step online course for Australian hosts, with free lessons to try first. It teaches the systems; it is not a licence or a regulator’s compulsory training.
Can I sublet for Airbnb in WA, SA, Tasmania or the ACT?
Rules differ by state and territory and they change, so check before you sign. In every state the starting point is the same: you need the owner’s written consent to sublet or run short stays, and your lease must allow it. If the home is in a strata or owners corporation building, also check the by-laws, and check council and state short-stay rules or registers. The arbitrage lessons in the course walk through lease consent, strata, council and state checks. This is general information, not legal advice.
Is an Airbnb course worth it?
It’s worth it if you’d otherwise learn by trial and error with live bookings. Try the free lessons first. The course covers setup, pricing, systems, guest messaging and reviews in order, and every option includes our Revenue Management for one property, so your pricing is handled while you learn.
