HOSTED AIRBNB

A hosted Airbnb means the host lives in the dwelling while guests are staying.

The Northern Territory home-based-business pathway can apply when:

  • The host resides in the dwelling.
  • There are no more than six guests.
  • There are no more than twelve residents and guests combined.
  • The guest accommodation is provided within the dwelling.
  • The property is not a dwelling-group or dwelling-multiple development.
  • The lot is at least 600 square metres.
  • One additional parking space is provided for each guest bedroom.
  • The applicable Class 1b building requirements are met.

UNHOSTED AIRBNB

An unhosted Airbnb means the host does not live in the dwelling while guests are staying.

An unhosted property does not qualify for the hosted home-based-business pathway because that pathway requires the operator to reside in the dwelling.

The hosted guest, parking, lot-size and building requirements must not be presented as though they automatically apply to, or approve, an unhosted Airbnb.

Any development-approval question for an unhosted property belongs under the Yulara Area-level section.
